    Good advice! Also, the cost of homeowners insurance. Rates have skyrocketed, especially in the fire zone areas like Orchard Hills. I pay significantly more for my quail hill property than for the Northwood property.

    We left to TX from CA. We REALLY had a hard time getting back...very newly expensive!

    Good one. You should cover the new Fastrak express lane on the 405 next. It’s the best if you carpool - it’s free! Your audio is a bit funky fyi.

    Good advice; but you DO need A/C at the beach areas!
    We added Solar Panels to our Roof AND installed 3 Tesla Powerwalls inside our garage and because we generate SO much EXCESS power, Edison PAYS US, Every Month!
    (Note: We power our large E/V, large A/C, 2 refrigerators, washer/dryer and STILL have left over electricity (Generated from Solar.), to get money back from Edison.
    The secret is to install Tesla Powerwalls so that you are self-sufficient.
    (GOOD Fed/State rebates for doing this!)
    Irvine is GREAT if you are not a fan of CHAOS! It is safe and BEAUTIFUL.
    Same w/most of Huntington Beach! Both are REALLY great!
