By bad, I mean the heat is unbearable in the interior. . The coast has a much cooler climate. When coming from Rivas, you can feel a dramatic change after passing the mountain summit.

You can buy any type of land and add two home but need approval, expecially if land is near highway and other places the institutions see you building.
Do not trust deeds or any kind of document which does not carry a registrered property number. Many legal documents are only a possetion right but that does not mean ownership
Additional tip: Don't use a so-called Real Estate Agent in Nicaragua. There is no such animal. The title and certification does NOT exist in Nicaragua; real estate MLS, commissions, and the things US citizens are used used to in the US are not regulated or do not exist in any form under Nica law. That is, anyone can claim to be one without any training, certification or experience. More often, so-called RE agents are often simply business-savvy middlemen jacking up the price of your purchase. Anything online should be viewed with extreme suspicion. NEVER purchase Nica real estate from abroad or online - EVER. You only need a LAWYER to safely purchase real estate in Nicaragua. PERIOD! Do your due diligence.

price depending on area utilities available. You can get approx usd 10 to 25k per hectare
