- We bought a sea view home in the beautiful country of Montenegro in Tivat for $150,000 euro. Follow along as we showcase the before and after remodel in the hot Montenegro real estate market where bargains can still be found. Previously we owned a home in the heart of old town Kotor Montenegro, but we decided to make a change and purchased a new home on Kotor Bay opposite the city of Tivat. With Tivat just a 10-minute drive away and Kotor a 14-minute drive with traffic, the new home offers convenience and stunning views. Beach access is just a four-minute walk from their doorstep.
The house boasts a breathtaking view of the bay of Kotor and offers 80SqM of living space, not including the 15 SqM terrace area. Join us as we share the renovation journey and showcase the our new Montenegro home.
Don't miss out on this incredible transformation from old town Kotor to bay views. Subscribe now to see more of their adventures in Montenegro! We bought a home near Tivat on Kotor Bay Montenegro. We slow travel the world, often called roaming retirement or roving retirement. We retired early and use Montenegro as our non-Schengen home base. Montenegro is an attractive and affordable alternative to the high prices in the US. If you own a home in Montenegro life can be very comfortable for the average American.

Do you want to live abroad as an Expat? Are you looking for affordable and viable options? We are exploring the world to see what it's like to live in a country, and also discover if Residency is an option.
We began our retirement in March of 2020 with the intent to travel the world, spending 1-3 months in a country or location. We want to see what it's like to live there and not simply visit, and we want to share these experiences and the costs with whoever wishes to follow along.

Thank you very much for the kind words. I just had to keep one, lol. I love it too much to not have one. It fits perfectly in it’s little corner in the master bedroom 😃

Greetings from DC. Thx so much Warren and Julie. I’m a new subscriber. Amazing place for about 170 k. Heck after seeing your house, if I had a house like that.., I wouldn’t go anywhere. ..! 😅
We really do love it and are considering spending more time there.
CONGRATULATIONS on your BEAUTIFUL new home! I looooove it.
Thank you very much! We love it too!
Congratulations on finishing the house, very pretty with sea view.
Thanks 😊 hope everything is a go for your voyage.
After seeing that bathroom I’ve revised the Elton John song. Now it’s 🎼🎶 J-J-J-Julie and the jets!
Now that’s what I’ll be singing when she goes to take her shower there. Lol. 😂 thanks
Renovation looks really nice. I am glad to see how it turned from the original purchase.
Thanks! It was great meeting you and your husband in Montenegro 😊
Did see the old and new set up of the condo, and y'all made a nice difference. I did like the paint scheme and I think you just need to just stain the golden sofa with a wood / Cherry or white paint to make it look better.
Our neighbors are repurposing that sofa. We are looking forward to seeing the finished product.
I really like you, you are honest.
Thank you we strive for complete honesty and transparency.
Glad to see you guys again cant wait to see your travels !
Thank you for watching us 😊🙏
We are excited for the new adventures.
The kitchen looks great! The pullout trolley is so smart, never seen anything like it.. ugh I’m so jealous 😁 can’t wait to contact you to help me purchase my own property there 😁😁🤞🏼
Thanks, hope we hear from you soon. 😁

Do you have residency in Montenegro, or spending your time there on multiple 90 day tourist visas? Excellent job on the apartment refurbishment
No we do not have residency, just 90 days or less and 90 days away. Thanks 😊
Hello there, could you please advise if you applied for 'Montenegro residency' after purchasing the house? if So, how long did they give you to stay ? Thanks for videos, very helpful... bye
If you plan to get Residency through home ownership, you will need to wait until you have purchased the property.
If you need additional assistance, please email us at WarrenJulietravel@gmail.com
If you plan to get Residency by home ownership and not buy corporation, you will need to complete the purchase of the house before applying for residency. If you need additional assistance, please feel free to contact us at WarrenJulietravel@gmail.com.
Dang, you look like youve been to Hel and back!
Lol, I hope you’re referring to the Hel Poland video 🤔😁
Which country do you all like better, Albania or Montenegro? Since you bought in Montenegro, it's obvious which country you like best. The vudeos on Sarandon Albania was very compelling.
We love Montenegro and have loved the country for over eight years now. For us, Montenegro is our top pick.
Wow beautiful apartment, i need contacts of your realtors please.
Please email us when ready. Warrenjulietravel@gmail.com
If you don't mind me asking, what would you estimate is the current market value of your previous cute tiny home you had in Kotor in previous videos? I remember a few years back it was also 150k Euro
In our June 2022 video our agent mentioned €160k we actually undersold our home at €140k.
@@WarrenJulieTravel 👍 ok thanks. btw, You'd pay about $1,000,000 USD for your most recent home here in Southern California, similarly sized and situated.
In Alabama a little house in a decent neighborhood, close to conveniences and Walmart, would be going for the modest price of only $500k. 😆 @@andre1987eph
@Warren & Julie Travel - Slow Travel Nomad - Do you hire a company to look after your home while you are travelling or do you just leave it lcoked and not worry about it when you are gone 6 months ?
@@sunmand6136 we normally have friends or viewers there, as well as airbnb. We do have property management also.
@@WarrenJulieTravel Thanks, is the property management expensive? Reason I ask is, if I was to buy a place there like you. Unlike you I will not have friends. So, just curious how much would I have to pay for property management there ?
It’s 22%

Where is the cheapest way to get residency if we are retired with pensions (hubby and I) in Montenegro and also medical insurance.❤❤❤❤❤❤
I replied to your email:)
Is there a monthly HOA fees associated with your new purchase. if so how much?
Not at this time.
Oven next to the fridge might not be so smart, and might drive up your electricity price.
Hmm 🤔 we will watch it. There is a bit of insulation between them.
Im sure its been asked and answered already (I did scroll through some comments but didn't see an answer) but how do you get to stay in Montenegro for so long or do you have to come and go between there, the Schengen zone and other countries ?
We actually talk about this quite a bit in our other Montenegro videos, so perhaps we didn’t touch too much on this here. We stay less than 90 days every 180 days in Montenegro. We have a home there as our home base outside of the Schengen. We plan to change our strategy starting March of 2024 and do Montenegro 90 days in and then 90 days out Vs the 90 days in Schengen and 90 days out. We enjoy our friends and community in Montenegro so we will treat it more as a home vs home base.
Thanks for replying, that all makes sense@@WarrenJulieTravel
@@WarrenJulieTravelI still don’t understand why you don’t get a residency permit. Is there something that’s an obstacle in the process?
@@shaduwy if we do residency based on home ownership, we have to stay in Montenegro for 11 months a year. We could leave an additional month for a good reason. We want to travel more than two months a year so that’s the reason. We may do a
Residency with a corporation which allows more travel, we’ll have to pay the minimum tax if we do this.
@@WarrenJulieTravel , I like how you have managed to figure out how to navigate through these countries and amazed at the life you have managed to carve yourselves. Obviously, it wasn’t easy, but I see great deal of thought has been given from a long time ago to arrive at such sweet spot in your life at such young age..Kudos to you Sir
They still haven't gotten a residence visa though. Just a tourist visa
This is correct. We opt for 90/90.
Visa can be obtained from Sir Montenegro Embassy.
Is it hard to travel with dogs.
It’s more challenging, but not impossible.

How much did the kitchen remodel cost?
In the video we mentioned $8126 was the total. If you want the total without the dishwasher, microwave, and internal mechanism of the hood, the total for cabinets, tile, plumbing, electric and labor $7,400. Is that what you’re asking?
Hi, can you give me any guidance about entering/exiting Montenegro with a dog? Thinking of using it as part of our Schengen shuffle - driving in via Croatia and out via ferry to Italy. We have an EU pet passport...but I know there is a Titer test that needs to be done too, and different websites have different info. Any info would be really appreciated. @WarrenJulieTravel
If you have an EU pet passport, you are able to enter Montenegro without any concerns. Your problem lies with returning to Schengen. You should get your rabies titer done before leaving Schengen if possible. If time does not permit, you will need to get that accomplished in Montenegro or wherever you go to. It will take 90 days, so if you’re able to start it and get the results emailed, you can have a vet update your record with the results in Montenegro or Serbia or ever you may be.
@@WarrenJulieTravel thanks so much for the speedy response...this helps so much for my planning of next year!
How can I contact you guys directly?

Can a person do some of the remodel work yourselves?
Of course you can, whatever your capabilities will allow.
What the heck, I waited to see the patio and view and you never showed it?
We show a lot more of the view in this video. If you want to take a look

Is it a flat or a house?
It’s a flat. The building is a large villa split into six residential units.
Was my speling wrong? : )
I’m hoping so 😁
On another note, I would be very careful dealing with Airbnb unless they know you are UA-camrs. They are not always fair, trust me on that. I will never use them again after what they pulled with me.@@WarrenJulieTravel
50K is enough
Not sure what you mean by this statement. You cannot buy much if anything on the coast of Montenegro for $50k any longer.
Dude.. it's not a "house" its a condo aha apartment. To each his own but I will never live in a "house" where neighbors are right up in your window.
@@HoDLum I think we call it a home not a house, but hey to each his own. We really didn’t ask where you would wish to live, we’re showing you what we were able to get for the dollar available, which is outstanding. Take the property lesson for what it’s worth. If you’re interested in houses look at some of our other videos where we show real estate. Obviously new here, my name is Warren, I haven’t been called dude since I lived in California back in the 80s.

@ honestly just out of the dentist office from surgery in Romania so yeah you got me at a good moment. Half my head is currently numb. So yes you rubbed me wrong at a bad time.

Do you speak Russian fluently?
No, we do not. Montenegrin is similar to Croatian or Serbian.
