I'm an old native of FL. You didn't mention the erosion of beaches and coastal condos sinking. There is too much development concrete and asphalt causing the "heat island effect", why temps are rising.. No one wants to acclimate, I do heavy yard work when index is triple digits. What once were pristine forests and wildlife habitats are now storage facilities, car washes, apts and homes with HOAs skyrocketing. Building is going on on every piece of land they can find even in front of busy turn lanes. Utilities which is never mentioned are going up as well. Mine has doubled in the past few years but my output and electric, water, cable ect is the same. Traffic is insane even in slower hours and car ins has risen as well. Who ever designs road ways is an idiot. Alligators and Crocs (yes we have them too BIG ones) are indigenous. You have to learn to coexist with them as she said. They do travel and can inhabit any body of water (even pools) and can climb fences! The invasives are causing problems, monitor lizards, big constrictor snakes now decimating wild life, iguanas, and a host of other animals/insects. The theme parks will fleece you for every penny they can! "Mick the Rat" will make sure of that! If you want to move to this state, rent for a few years before buying. My advice.

I lived in Florida when it was a beautiful, friendly place to live it no longer is.

It is absolutely true, I live in a newer home 2022 construction of block with the entire roof braced and on my $400,000 house I pay $1100 a year for insurance and taxes are $3800 a year. So for me still working I am saving with no state income tax and my property tax is about 1/2 of what it was in NJ!

To provide some perspective, in Michigan I pay $862 a year to insure a beautiful 3 bd brick ranch less than 1 mile from world class small-mouth bass fishing. In Florida, my much smaller snowbird home costs $3,947 a year.
Don't ever believe a builder on home owners insurance cost. Even if they can provide a policy that first year. Builders have been known to buy down that first years policy to make it look cheaper than it is. Always get a quote from a separate insurance agent so you know what you are getting into.

In Florida, most beaches don't have public access.... Of course, interest rates are still too high and that keeps LOTS of potential house-buyers on the sidelines, no tjsut in FL but in every state, because the interest rate isn't a "local market variable" -- it's the same for buyers in EVERY state presently. -- BR
Katrin speaks truth about insurance. Example: We own a 1-yr old home, in zone X and with impact glass. These places abound in southern Florida. Ours cost $520K. We are at 31' elevation (high for the SW FL). Our USAA home owner's premium this year is $1200. We first lived in Florida in 1968. As buffycat (below) describes, Florida has changed greatly. But so have the other 11 states we have lived in. It takes longer to adequately research choices, everywhere, simply because life has become much more complex and climate change is no joke. My best advice - mentioned yet again by Katrin - is to pick where you think you might want to live and visit there twice, summer and winter, for a minimum of a few weeks each.

I am a long term resident of Florida...from 1992...Hurricane Andrew....to 2021....when I finally left. Florida was a true parasise in early 90's when I moved there. ..was good agian in GR years...2007 to 2017 or so....But then got too crowded. The storms are far more frequent now..and even without then...my old neighborhood in Keys is under water much of time...1 to 2 feet of standing water on the roads at high tides in the "Spring Tides and Fall. That is salt water. But the reak wake up call for me was Hurricane Dorian....in 2019. This storm was massive...almost 200 mph...and "hung around " for days over Bahamas....200 miles from me..but even still...I saw the massive damage it caused to well built houses...schools....that were well inland and on high ground. It even caused flooding where I lived. ..200 miles away. It is only a matter of time before Florida gets a Dorian. ..and when it happens, a lot of people will throw the towel in I think. Dorian made a hard right turn at the last minute and missed Palm Beach. Had it not done so, it would have gone right up the east coast of Florida like a giant buzz saw. This was a true Cat 6 storm , and it lasted for days ..very very slow moving. Northern Bahamas looks like scenes from Japan or Germany 1945. Nothing left. It is only a matter of time . Tick Tick Tick. Goodbye Miami. ...or Palm Beach...Tampa...etc.

If the traffic doesnt get you the bugs will. Everything in Florida is trying to kill you, from Sharks by the beach, to Pythons in the yards to ticks and mosquitos. Big problem I see in FL is the median salaries have not kept up with rising prices. They still want to pay you what you were making in the 1990's. A lot of that is due to my area being mainly a tourism/service-based economy.
Wages are 20 years behind but florida chnged for the worse in only about 5 quite rapidly. Wages are actually going down. Median wage in SWFL per capita was $58K at the end of Covid. Now, about $52,000 per capita.

Florida was a true parasise in early 90's when I moved there. ..was good agian in GR years...2007 to 2017 or so....But then got too crowded. The storms are far more frequent now..and even without then...my old neighborhood in Keys is under water much of time...1 to 2 feet of standing water on the roads at high tides in the "Spring Tides and Fall. That is salt water. But the reak wake up call for me was Hurricane Dorian....in 2019. This storm was massive...almost 200 mph...and "hung around " for days over Bahamas....200 miles from me..but even still...I saw the massive damage it caused to well built houses...schools....that were well inland and on high ground. It even caused flooding where I lived. ..200 miles away. It is only a matter of time before Florida gets a Dorian. ..and when it happens, a lot of people will throw the towel in I think. Dorian made a hard right turn at the last minute and missed Palm Beach. Had it not done so, it would have gone right up the east coast of Florida like a giant buzz saw. This was a true Cat 6 storm , and it lasted for days ..very very slow moving. Northern Bahamas looks like scenes from Japan or Germany 1945. Nothing left. It is only a matter of time . Tick Tick Tick. Goodbye Miami. ...or Palm Beach...Tampa...etc.

Exactly! The population now is what about 22 / 23 million? If Florida goes back to say 15 /16 million, which will not happen by a long shot, it will be like Paradise again. Florida has no public lands for public access to recreation....you can't go camping or be in nature... Florida is so over-populated by people... it's like California where 52% of California is public land.... you have great and convenient access to the beach, forest, etc

If the traffic doesnt get you the bugs will. Everything in Florida is trying to kill you, from Sharks by the beach, to Pythons in the yards to ticks and mosquitos. Not to mention we still have rattlesnakes and scorpions and poisonous spiders you never heard of. They will make the cockroaches and beetles seem tame. Lets not forget about the gators, they seem to have an appetite for small dogs and small dogs have a habit of barking at the gators and taunting them I think you know who wins that battle.
You forgot “the water”…….can’t go in ponds, lakes, streams, canals due to the reptiles that you mentioned and now the lethal brain-eating amoeba. Can’t go in the Gulf or Atlantic because of the vibrio vulnificus lethal flesh-eating bacteria lest you need an amputation in a week or so!

There's definitely an exodus from Calif and NY but not from Florida - that's comical click-bait. Of course, people leave the state but FAR more people move to Florida than move out. For example, in 2023, approx 637,000 people moved into Florida, compared to about 5,000 moving out, resulting in a net positive effect on population growth. As a Floridian (20 years), I'd love for people to be leaving but the population has increased 22%.
Florida added 467,000 people in 2024. The #1 highest growth rate of any state in the country. Also, I'm very liberal and plan to stay in Florida because we need an opposition presence here.

Big problem I see in FL is the median salaries have not kept up with rising prices. They still want to pay you what you were making in the 1990's. A lot of that is due to my area being mainly a tourism/service-based economy.
Wages are 20 years behind but florida chnged for the worse in only about 5 quite rapidly. Wages are actually going down. Median wage in SWFL per capita was $58K at the end of Covid. Now, about $52,000 per capita.
