    The fact that there is already an excessive amount of demand awaiting its absorption, despite how everyone is frightened and calling the crash, is another reason why it is less likely to occur that way. 2008 saw no one, at least not the broad public, making this forecast, as I'll explain below. The ownership rate was noted to have peaked in 2004 in the other comment. Having previously peaked in the second quarter of 2020, we are currently at the median level. Between 2008 and 2012, it dropped by 3%, and by the second quarter of 2020, it had dropped from 68 to 65.

      You're not doing anything wrong; the problem is that you don't have the knowledge needed to succeed in a challenging market. Only highly qualified professionals who had to experience the 2008 financial crisis could hope to earn a high salary in these challenging conditions.

      Actually, I'm not sure if I'm allowed to mention this, but I'd recommend looking up " Margaret Johnson Arndt” because she was a big deal in 2020. She manages my portfolio and serves as both my coach and my manager.

After locating her online, I thoroughly read through her resume, educational background, and qualifications, and I must say that they were quite impressive.     I put my house on the market Nov 1. I am so happy you gave advice on decorating for holiday. I wasn’t sure if I was allowed to put anything up since it can distract a buyer. Thanks for the info!

    The right video at the right time. We are in this exact position what with the new house nearly completed. Unfortunately in the Pacific NW, this time of year is a bit dismal, BUT I did take exterior photos this summer to show off the flower show.

      HI David, that a very good point. I live in Sunny California so its relatively easy to show a property throughout the year. I know you get weather. That was smart to take photos in the summer (exterior). Best of luck to you.

    You just need to know your market. I live outside of Houston. Pretty much every year, all of the listings that are still occupied get pulled off the market around the first week of November. You would think this would create demand, but really the only people who buy here during the holidays are investors looking to get really good deals, so you aren't going to get good offers on your house until the middle of January or later. By then your house has already been on the market for a month or two and people just assume there is something wrong with it and pass it by. So in some areas, it really is better to wait if you can.

    I was wondering about this. My neighbors' house has been on the market for 5 weeks. Average time in my city is 2 weeks. It is a nice house in a nice neighborhood, but... From the low quality online photos, they have not updated much since it was built 30 years ago. Same builder as mine (my house has been partially updated--a work in progress), and I recognize the original fixtures, flooring, etc. It is overstuffed with their taste specific furniture and decor--fine while you live there, but not for selling. They do have a lot of Christmas decorations everywhere, which is probably overwhelming. They have lowered the price, but given the out of date issues ($$$ for the new buyer), I think it is still overpriced. Sorry to go on so long, just lots of "don'ts" examples.

    If your house looks like Christmas in February or snow in July you should update your pictures.

      Actually, I would try to take photos with no holiday decor...make the pictures as neutral as possible then you can use the photos at any season. Decorate after the photos if you want to add a little holiday cheer!

    I have an idea for a video…I’m selling my house right now and not sure what to expect from a realtor as far as communication. Sometimes she doesn’t let me know what happens ( feedback) after a showing. Sometimes she gives me positive feedback but then silence after…so, what is to be expected? Should I be calling her? Should she be doing more than one open house while my house is on the market? Should I just not worry about communication til I get an offer?
    Also- related to this video, I have a question: is it better to pull my house off the market after 30 days active during the slow holidays so my days on market can reset and re list later..in February?

      Kristen, this drives me nuts! I am so sorry you are not receiving constant communication from your realtor. I would ask for a MINIMUM of a once a week check in with your realtor. You need to ask her what else she is doing to market your home other than open houses. I like open houses only because its easier for the buyer to schedule to see the property. Some realtors have their own schedules and don't have the flexibility to show properties to their buyers (I know, lame...but it does happen). Your realtor should be showing the internet traffic she is receiving from some of their on-line marketing. Not sure where you live, but in California we have to wait 90 days to recalculate days on market time in MLS. Meaning your days on market calculation will reset to day zero in MLS if you take it off the market for 90 days. If you re-list less than 90 days the cumulative days on market will show up in MLS. When buyers see a significant days on market calculation they think there is a deal to be had. I really don't know your market. I would ask a trusted real estate expert. Maybe you reach out to your realtor's broker for more guidance. I will link a video down below regarding showing a property...it discusses some of your questions.       @@kristenmerrill-nl2dh Oh boy! you're working with a broker and there is no to little communication with you? So sorry. I would just make a request to check in at least once a week with your broker. I would imagine selling a house in Utah during the holidays has its pros and cons (weather permitting). A lot of people go out there for holiday ski trips, fall in love, and purchase. Its also absolutely beautiful in Utah during any season. I would ask your broker what the average days on market are in your area. It is taking a bit longer to sell a property due to the higher mortgage rates (they are starting to trend down..at least this week). Best of luck to you...and Happy Holidays:)

    I saw a house with a price cut of $230k, and goes pending in less than ten day less than a month ago, do you think these homes with price cuts will create a bidding war too? I hope that house will have a bidding war because I live close to it, will find out how much it sold for in about 30 days after pending.

      Hello there! I don't know what house your are referring to...nor the area you are referring to (every area is different)..HOWEVER, it is a common practice (at least in my area) to drop the price significantly to attract multiple buyers...driving up the price to market value or above. A $230k price cut is pretty substantial. I would assume that is the tactic they are using. However, Another issue I see out there is that homeowners WAY overprice their houses initially, then realize the market is not cooperating then drop the price significantly out of fear. Never a good idea to overprice any house. The buyers out there are very educated and know what the house is worth. Homeowner who are overpricing their homes are not fooling anyone but themselves. I am not saying that to be unkind...just trying to help sellers make wise decisions (get an appraisal completed if your thinking of selling your home).

      @AudraLambert 3500 sq ft house first listed at $2.52M than drop to $2.29M in CA, all I care about the house that I lived in will be worth close to $1000 per sq ft in the future, and yes you have to think big to grow your wealth significantly..
