Best methods to position yourself for word of mouth deals. How to pitch low offers to on market deals. How to find numbers to cold call and if you use any scripts. Great tips Jay! I agree with word of mouth. One of the guys I play Pickleball with has 5 rental properties and is selling them 1 at a time. I talked to him in the past regarding my 1st rental property and a light bulb clicked in his head and thought of me to buy one of his rentals he's selling to move closer to his kids and grandkids. Thanks to networking, he actually thought about me and now I'm in contract to buy his own for 185k. It's worth on Zillow roughly 250k. I plan to rehab it and BRRR it.
