It is rare now for caravan sites to take in caravans that have not been bought from site. They make more money by selling their own caravans than letting others in. Also when you leave a pitch some sites expect you to pay a disconnection fee and do not let you do it yourself or employee anyone else. This disconnection fee can be a few hundred. Then if you are let onto a new site you have to pay for your caravan to be connected up. Also the cost of transporting a static is costly.
Yes, I know other people who have been in this situation. Site fees will go to something daft like £10k a year and youll be evicted unless you buy one of their new £100k vans because they'll say your van is too old and affecting the image of the site and you'll need to replace it with a new one every 15 years. Sell now and get out while you can.
What a worry for you both! Many sites do have an age limit, we have a van on two different sites - one has a 15 year age limit and the other either 20 or 25 years depending on spec. of van. Once your time is up it’s upgrade or go! Big companies in it for the money I’m afraid! On the plus side for us sites are beautifully kept and very smart with lots of facilities but totally different set of circumstances for you and Ginny as this is your home! What ashame, such stress. Living your life not knowing, all the uncertainty, A caravan is not an investment, it’s a liability. In certain situations like being residential they can be great and save a lot in housing costs, but in others they can be costly, such as maybe having to have another residence, costs could spiral out of control along with the site being sold ground rents going up. Hi, it happened to us. Discussions were going on whilst we were buying so I assumed we’d have grounds to complain/cancel/sell it back with no loss. Solicitor said not a leg to stand on and there’s no governing body to arbitrate. We sold up and left after 3 years. Park Holidays 🤬
The big problem with all the sites across the UK is that once your van hits around 14 years old they want you to upgrade to a newer one, there is a site near us and they have a 10 year rule in place.
There are a few.in Scotland that have a no age limit on vans as long as they are kept in good condition,I have been on 2 of them in the past down Dumfries way

The new owners will possibly want to make some changes but it is unlikely that they will seep Cleen in one go as that would brake up what they had invested in ( a lot of money I would think ) Hopefully you will both be fine re jobs and site as they may well be looking for a site warden handy man to help them out as they can't do everything them selves ! Same thing happened to us. We bought a lovely caravan in 2019. Owner dominated and family owned. Pakefield Caravan Park. Was taken over by Park Holidays. First, the biggest worry is there is no governing body and within reason and council approval for any planning applications, there’s nothing you can do to object. Parks came on and first chucked off the older vans. Upgrade or go. No wooden verandah pvc only. Steel storage bins only. 5 matching pots outside only the list goes on. Thankfully we bought as they were in discussions and we paid more or less Trade price for the caravan. We tried renting but Parks just never stuck to any agreements. We sold this year and I’m really upset as it was such a lovely friendly small quiet site. I will say newer arrivals seem happy and I’m glad for them. Re fees, existing owners didn’t have to pay the new site fees they set. I cannot recall the background about it. I hope it works out for you, I’m sure it will 🫶
Those new vans look more like residential than holiday home. Our residential site was bought out by a big company - bills went up, central green & car park dug up, more vans squeezed on, visual appeal went down. Fingers crossed for you. I believe you still have your flat to fall back on ?
I'm sorry your holiday. park is up for sale. This is why it is better to buy from a holiday company that owns a number of holiday parks. Also, the Licence agreement is important to get a soliditor to overlook it before you buy a holiday home And if you can get it in writing. How many years your holiday home Your buying is allowed to stay on the park. This is important. Always take your soliditors, advice.

That's the problems with holiday caravans ,you don't have the protection that protected residential sites have . All can change rent no doubt will be reviewed as well as caravans age ,site opening seasons ,and many other terms and conditions.
The influx of new caravans should be the owners maximising income to make it more interesting to potential purchasers. I wouldn't worry about new owners too much, they will need good staff and on-siters are really attractive for security. Something that could change is a caravan age limit that many sites have, however they may well want you to move rather than off the site. The element to remembers is that all companies value good staff and if your reputation is good, that puts you in a better position.
My worst nightmare. We have had our van for 7 years and it is now 19 years old. Hope our site owners don't want to sell as we are on a site which does not have a caravan age limit. Hope all goes well for you xx

No they aren't, you have to pay extra for residential spec and it is only available on the most expensive models. Therefore the vast majority of new caravans are standard spec.

Look on the bright side it may have a positive outcome, if you’re an employee of the owners, or new owners as they will still need the work done on site, you may even get employee site discount for living onsite as a site warden and grounds keeper. You may even get a pay increase.

The only way round this is to try to secure a job with the new company. Or get in touch with other sights and ask if you can move. When a camping, caravanning or static caravan site changes ownership the new owners always want their money back ASAP which means higher fees or other costs imposed.
Private equity funds have bought many residential home communities in the USA and hugely increased the rent. I hope Labour will look into the situation of people in mobile homes. People need security and legal rights. Contact your local MP .
I think the new owners must respect your contract. What they can do is up the ground rent to ridiculous prices which will inevitable lead to some owners selling up.
I agree. They must respect your current contract, until you sign theirs. I got away with avoiding signing and it's one of the things that helped me in the end. The site manager tried signing my contract in my place, but he spelt my name wrong. 😂😂😂
They might have to respect the original contract however the original contract will probably say somewhere that it is a holiday park and can't be used as a permanent place to stay which this one is being used for l,the new owners can then give them 28 days notice to get off the park along with the caravan which can be costly
Just hope that it isn't taken over by one of big companies, as they usually want newer vans my van was 38x12 12 years old full central heating, tiled roof , excellent condition we sold it last December because we have various ailments that require hospital treatment, and the van was 120 miles from home. The site owners only gave us £2500 for the van we were ripped off and I would advise anyone thinking of buying a static to think again or lose all or most of your money. I wish you good luck It's a pity you could have had our van for £4000 It was in immaculate condition full doubled glazing central heating on suite etc. It's a shame you have an old van that's cost you a lot.
Billing Aquadrome has new owners and they put the ground rent up a lot. Also changed the payment ..wanted all the money upfront and not on a monthly basis. Good luck.

Defiantly mate 80% of these sites are run for a massive profit , and u have to use their contractors for , decorating , any work , gas , selling , and chuck 20 yr old car vans off , that’s why I’d never move into one ! You lose money is heaps compared to a house , I love the idea but have heard so many horror stories about , site fees , selling through them , moving etc !

On another topic heating I'm testing diesel heaters there about 80 pound and run on diesel or kerosene and some biodiesil red etc and could heat a caravan for 10p a hour roughly still testing if bought in bulk 60p will run on low for30 hours or 11 hours on full 2p a hour? Just started testing will let u know

Stop spending now. If the site is a long way from amenities I doubt they will get large plot prices. The age of the van could be an issue. Try not to worry but look for options.❤
At the time of purchase you should have been made aware that vans have a site life and from experience this is usually a 10 year site life before the site owners require an update of the van. Good luck.
You have purchased a holiday home which has a holiday licence only. You have no residential rights whatsoever. The site owner can up the charges ,sell the site, or have your van removed as they wish. Living on a holuday park that doesnt have a protected site licence,you are taking a large risk in what you are doing.
yes, he will have to sell his van to the new owner for which they'll give £100 for , and then if he wants to stay on site he'll have to buy one of their new fancy vans for £100k. Site fees will go through the roof, too.

If I were you I would be a bit worried.,New owners might insist you either upgrade or have to get off the site. You also have the problem that when you live on a holiday park,old owners might have been OK with you living there but new owners might not be and you then have 28 days notice to move and no guarantee that any sites close by would be happy for you to move to their site and also live on it as your permanent home,really hope though things work out for you...Just make sure whatever the new owners tell you that you have it in writing....Good luck 🤞🤞
I would be concerned the new owners may decide to turf you off the site or make u upgrade your van and increase site fees the site I was looking at they doubled the fees when the new owners took over be wary if they say there's no age limit they can tell u to go at any time hope everything works ok
I hope that the new owners are as good as the ones that you have at the moment, and that's if they decide to keep it as a caravan site, unfortunately this is a business and it's what will make the best return subject to a planning application.
Yes you should, i believe i wrote that a while ago. All recreational land is being taken one way or the other. In nl i followed a long battle regarding a site called fort oranje. Tricks being played and all to do with buying cheap and selling for much more.

If you were in the U.S. I’d be concerned that a developer would buy the site and build apartments on it because land is so valuable. I don’t know if the U.K. Has similar issues
Read up about TUPE if you’re worried about employment rights but might be an idea to sit tight and just see what happens . Don’t rush into feeling pressured to upgrade unless it suits you 🙏🏻
My old man had a similar issue and the new owner tried moving him from his pitch as it was a prime location just make sure your belt and braces with all that and a new ownership shouldnt make any difference to you
What rotten luck! Unfortunately you do not have the same rights with Holiday Parks as opposed to Residential Park Homes. Changes can happen fast. I think the site fees may go up with a new owner. Find out whats going on as you may need to flog your van sharpish. Will you get the six thousand pounds worth of van upgrades back if you must sell the van?
My pal was in a similar position, new owners, site upgraded, older vans given notice and off he was turfed. This is only going one way, it's a rare cash cow industry in today's world. I'd love to downsize to a nice park and l can afford to do anything l want but it doesn't make £ sense.

Ours has changed hands 4 times in 11 years, new vans are part of the course and pitch roofs are the new way allowing for insolation.

All vans have had pitched roofs for a decade or more. The ones we owned weren't residential spec.

You have every reason to be concerned-especially given the "guarantees" you were given by the Site Owner (I hope they were in writing).

Double check your contract, if they deem your caravan is not suitable they can ask you to remove it at your own expense.

But the way that the financial year is looking I expect that your site fees will raise quite a lot. On another topic heating I'm testing diesel heaters there about 80 pound and run on diesel or kerosene and some biodiesil red etc and could heat a caravan for 10p a hour roughly still testing if bought in bulk 60p will run on low for30 hours or 11 hours on full 2p a hour? Just started testing will let u know

We live on a mixed site where we are residential and I understand the feeling of uncertainty. Hard way to live.

At the time of purchase you should have been made aware that vans have a site life and from experience this is usually a 10 year site life before the site owners require an update of the van. Good luck.

You have purchased a holiday home which has a holiday licence only.
You have no residential rights whatsoever.
The site owner can up the charges ,sell the site, or have your van removed as they wish.
Living on a holuday park that doesnt have a protected site licence,you are taking a large risk in what you are doing.

yes, he will have to sell his van to the new owner for which they'll give £100 for , and then if he wants to stay on site he'll have to buy one of their new fancy vans for £100k. Site fees will go through the roof, too.
I would be tbh had the owners told U. I would be thinking about a back up plan for work as U know if new owners they will want to make profit. I would be worred
Ask them what terms of contract there are for any new owners. See if your protected.
If I were you I would be a bit worried.,New owners might insist you either upgrade or have to get off the site. You also have the problem that when you live on a holiday park,old owners might have been OK with you living there but new owners might not be and you then have 28 days notice to move and no guarantee that any sites close by would be happy for you to move to their site and also live on it as your permanent home,really hope though things work out for you...Just make sure whatever the new owners tell you that you have it in writing....Good luck 🤞🤞
I would be concerned the new owners may decide to turf you off the site or make u upgrade your van and increase site fees the site I was looking at they doubled the fees when the new owners took over be wary if they say there's no age limit they can tell u to go at any time hope everything works ok
I hope that the new owners are as good as the ones that you have at the moment, and that's if they decide to keep it as a caravan site, unfortunately this is a business and it's what will make the best return subject to a planning application.
Yes you should, i believe i wrote that a while ago. All recreational land is being taken one way or the other. In nl i followed a long battle regarding a site called fort oranje. Tricks being played and all to do with buying cheap and selling for much more.
New owners usually want to get rid of the old trailers and invest in new and luxe houses. And make more money...

Get your contract out and read ALL of the small print! Don’t wait do it now and find out where you stand.
Hope it's doesn't become like in the states where financial institutions are buying up the trailer parks and worrying folk who live on them - grrr! Let's hope your new purchasers are people who appreciate the life and will want to do their best for you guys
If you were in the U.S. I’d be concerned that a developer would buy the site and build apartments on it because land is so valuable. I don’t know if the U.K. Has similar issues
Read up about TUPE if you’re worried about employment rights but might be an idea to sit tight and just see what happens . Don’t rush into feeling pressured to upgrade unless it suits you 🙏🏻

My old man had a similar issue and the new owner tried moving him from his pitch as it was a prime location just make sure your belt and braces with all that and a new ownership shouldnt make any difference to you
What rotten luck! Unfortunately you do not have the same rights with Holiday Parks as opposed to Residential Park Homes. Changes can happen fast. I think the site fees may go up with a new owner. Find out whats going on as you may need to flog your van sharpish. Will you get the six thousand pounds worth of van upgrades back if you must sell the van?
My pal was in a similar position, new owners, site upgraded, older vans given notice and off he was turfed. This is only going one way, it's a rare cash cow industry in today's world. I'd love to downsize to a nice park and l can afford to do anything l want but it doesn't make £ sense.
