    Based on what is happening in Southern California now, I would live far away from forests. That's another reason to live in Folsom. EDH would be the buffer between Folsom and the forest.

    This is great content Mark. I live in Blackstone and own solar panels so PG&E isn’t a big problem for us. I also love Town Center for shopping, dining, etc. The Blackstone clubhouse is fantastic too. We use it every week. Again, great content. Keep it up.

      SMUD for the win! At least with them, you won't need to take out a loan just to keep your lights on! 😂

    We live on a terraced hillside in Folsom Ranch and the views are amazing! On the south side of 50 they have terraced hillside neighborhoods that have flat lots with all drainage pointed towards the streets. Over on Serpa they don't, and all the homes are carved out of the hill. This makes for a lot more strenuous walking from the back of the lot to the front. It also sets the stage for more severe hillside erosion during severe rains.

    EDH…The traffic signals in Folsom force you to stop at every single light! Folsom traffic is the worst!

    As a person that has knocked on alot of doors in both areas I would say Folsom is by far and away the best spot to live simply because it's family-oriented and the people that live there are very approachable....

    Great accurate video. Which city is better? It all depends on your stage of life. Honestly, I lived in Folsom for 30 years and raised an incredible family with great schools and sports.
    But now that I've aged up into my mid 50's...EDH fits me better.
    Crime, traffic and the culture in Folsom is changing and doesn't suite me.

      Honestly it is a toss up between these two amazing cities. I am concerned a bit about all the home building in Folsom which might just change the landscape of that city ;(

      @@SacramentoRealEstate SMUD is nearly half as much as PG&E for Electric which is a huge factor. Folsom has lost that sense of "Community" to me and i've seen it change over 30 years. The traffic and bad drivers are ridiculous. Folsom Ranch is a different beast...its the Bay Area 2.0 :(.

      @@timplaza265 people outside the area have no idea what a difference SMUD is to Sacramento county. Great point about Folsom Ranch. They still have about 15k homes to build and they need to address the traffic issue.

      We need to get the interchanges built at Empire Ranch Rd. and Oak Ave. on 50 to relieve the traffic. But the City of Folsom will not have the money for years. Write to our congressman Kevin Kiley to see if he can bring home the money for these projects, but federal dollars will have to be matched with local dollars, and the City of Folsom is projecting a deficit in the years to come. The intersection at East Bidwell & Iron Pt. is the busiest in the county and will be for the foreseeable future. Use Saratoga or Prairie City to avoid it.

    How about buying land in the area ? Is it worth ? How about Wilton ? It’s excellent a schools and calm life style

      I think land is worth it but make sure you are buying in an area that the comps support whatever you plan on building.

    This is a tough one, with the increase of CA fair plans in EDH and cost of pg&e I would say Folsom wins . But if the increase cost isn’t an issue and views are your jam, EDH is a great place to live!

    You forgot to mention EID (El Dorado Irrigation District) and their confiscatory water rate VS the City of Folsom's water district. EID's water rates are a lot higher.

    Folsom is still in Sac County. Terrible. Better to be in Placer.

      Yes, but we have a great District Attorney in Sacramento: Thien Ho. I am sure El Dorado County has an effective one as well.

      @mopar777 won't be district atty forever. With an influx of liberal residents making their exodus from SF and Los Angeles, they'll all wind up in Folsom. I give it 10 years before it all starts to fall apart over there. Just my two cents.

    East Bidwell Dr. is a zoo, and is going to get worse. Living in EDH is a bit more rural feeling. And its a bit more conservative. EDH is in a different county than Folsom, and EDH is not a city (read: there is only county Sheriff, not city cops). In El Dorado County, yea PG&E is a total ripoff, and EID not far behind. If you live in EDH, you'll be doing a lot more driving to get to the freeway, and youll be doing all your shopping in Folsom (on the zoo road E. Bidwell)

    From my observation - Kalithea in Eldorado Hills is THE MOST EXPENSIVE PLACE in all Sacramento Area . More expensive than Granite Bay

      Marin County definitely has its charm! Both areas have their unique vibes, so it really depends on what you're looking for in a community.

    EDH for the ultra rich. Folsom for the rich. 😅 EDH also dark as heck with no street lights. For emergency response, Folsom would be a lot faster as it has more resources and not as spread out.

    Being a part of the lgbt community I know rancho cordovas new neighborhoods are a popular spot for lesbians couples . Kind of how the Oakland hills were for years and San Francisco was popular with the gay crowd. Similarly I’m hearing that el dorado is becoming more popular amongst gays .
