I think it makes more sense for the bunny bungalow to be your business suite. It has all the necessities to start using it right away. Storage is already there, and it has all that natural light, plus plumbing and the bathroom, which you and any business guests will need. It would certainly be better on the budget than putting all those amenities into the blue building.
The blue building would be an adorable girls' hangout.

The ¨Bunny Bungalow¨ would also make a fantastic office! All the storage, natural light, sink, counter space, bathroom etc. etc. So much more room for your growing business, you could really spread out and have all the comforts of home. Sorry bunnies!! The kitchen appliances were a score for sure, nice cabinets etc. I like your idea of removing part of the wall to the dining area/kitchen. Lots of potential with a nice floor plan.
Once property is gardened and developed could rent out bunny bungalow as VRBO and in that area could easily get 250-300 a night and pay for remodels on main home in no time.
You get a stand alone office and a storage shed, your girls get an apartment with kitchen and bathroom…and poor Jason gets a desk in the kitchen of the family home…I guess the girls rule this house!

Janie, when we purchased our older home we immediately changed all the door knobs and hinges throughout the house and what a change it made. We did bronze . And you should think about taking the back half of your kitchen counter that faces your potential office area and opening that up against the wall to the left to expand your kitchen. You could add a small island and still have a desk for Jason. ❤ Love the house!
I was thinking the same thing about expanding the kitchen to that back area. It would look amazing and still have space for a desk for Jason. Taking down the top cabinets is a great idea. It will help bring the light across the entire space too. Can’t wait to see what she does with the space. Soooo much potential.

So, question. Does Hubby have a “space” anywhere just for him? I know most men just want the family happy, but with working from home too, is the kitchen, which is already designated as a family spot, going to give him any quiet space? Absolutely no harshness in the questions, just wondering about his hobbies and desires.

So generous of you to give the bigger space to the girls but also very smart ....Keeps the house quiet for your husband to work in when they have friends over. I think having their own bathroom included is essential when they have sleepovers ,friends over and maybe when you have a pool installed....otherwise continual traffic in and out of the house if they had the blue building . As there is an age difference , room enough for each of your daughters to have her own space.... Great!!!
I would move hubby office into garage area, knock out wall to open living room into kitchen, and build cabinets in back part of kitchen. I work from home and with kids it would be better for him to have a closed off space. The kids will have a lot to do on the land they won’t get as much out of it as husband. Also try silkie chickens to be friends with the bunnies. Girls will LOVE silkie chickens! They are sweet and fluffy and smaller than regular chickens.
I know this is a garden channel. But please show us more. I love seeing peoples houses and moving in and updates as u decorate. Yes. I am that nosy 😅

Re: critters, when we moved to the country I had to have a talk with myself about bugs -- they are here and I will see them often. You are wise to just toughen up and move forward with your dreams! Your doggy will be an asset. Cats are amazing, too. You can get a couple of Barn Cats if you aren't into pet cats. Your house looks great! Can't wait to see it all fixed up! Congratulations! You 2 have worked hard and deserve this!

I would replace the deck with Mexican terra cotta tiles, and the zigzag planter with a 3/4 stucco wall. Go for a courtyard feel, extend the pergola to cover it, put a wall fountain on the wall....the other 2 patio doors would open onto this little paradise!
You probably don’t want to hear all the advise you’ll be getting, but I was thinking the ADU would make a better office, you’d have a bathroom on site. The blue building would be perfect for the bunnies. JMHO😉

I would put french doors leading from "Bunny Bungalow " into the dining room. That way you can still close it but the girls dont have to go through the garage or outside to come in the house especially in winter when it gets dark early. Plus its easier to pop in and check on them. Being out in the country like that you need to get yourself a couple big dogs. 🐕 🐕

Janey, having done a major renovation on an 80s house 4 years ago, I can only recommend you do the removal of the partial wall between living and kitchen up to frig. I believe that will open up the entry greatly. What a lovely home! Congrats to your whole family. 🎉

Janey, it just gets better every day! The inside of the property has so much potential. When you said earlier that you had lots of room, you weren't kidding!!! Your girls must be over the moon to have their own hang-out space! The garage is so big, I'm jealous!! And your studio, good for you! Make it your own Janey. You only live once. Put your stamp on it and make it any color you wish! We are along for the ride, and it will be fabulous, I am sure!! Congrats!!

Couple comments: (1) when we were looking for out new home 4 years ago we were appalled by the number of different floors in the houses. Before we moved i to our ultimate purchase, we ripped out all the floors and put the same floor throughout. Except the bathrooms which have their own unique tile.
(2) I would relocate kitchen storage to room behind it by putting a whole wall of cabinetry on the wall adjacent to the window.
Doing the French doors in the living room will make it perfect. AS far as the critters outside, yes you are in the country now and with the fruit trees comes critters! What are all the vents at the bottom of the walls? Maybe in the dining room make it a big window and not a door, maybe with both of those extra doors- will be interesting to hear what Michael says. Opening the wall in the living room/ kitchen is a great idea, love the kitchen cabinets.Love the girls Bunny Bungalow- so cute and useful, great place for a sleepover.

I want you to know that you have inspired me. I love to paint in my studio I’ve always been inspired by nature. You have inspired me to bring my canvas out to the yard? Our yard is my new canvas. My husband is a gardener. So if I can dream it, he can make it happen. We are in Memphis Tennessee. My first thought when you entered the front door…..redesign the front steps so they go completely across the front porch space. That way you have a safe wall to wall complete landing to enter your home. Also then you can flank the front door with matching lovely large pots on this new front porch! ❤
Janey, Jason, Shay, and Sadie, you have so many fantastic adventures ahead of you on your new property. Janey, having this large, dedicated office space for your Dig, Plant, Water, Repeat, business will be wonderful. When you showed us your new office, I couldn't help but think that a lean-to-style greenhouse could be attached to it on the side using the existing cement pad as the floor. Of course, I don't know how much sun that area receives, but it may be something to consider.
Another thought, with all of the roof areas, it may be possible to add underground water catchment tanks (before you start landscaping) for watering the many garden areas that you're planning. I am so happy and excited for your family as you start this new adventure! ~Margie🤗

I have an idea…. I think that you should pull your front door out and build/create your front foyer with French doors going into your living room. It would also give the house a little bit more definition on which door to use by building an add on to the front of the house. This would give your front area more function and an area to put your stuff when you come in and take away from just walking right into your family room, like you said. It’s a very cute house! I can envision that it’s going to be very special. Also your daughter has the same birthday day as me 🎉 August 13!!

Wow that is a Great house! I love the old ranch houses. I would use the Bunny house for your Office. Plenty of room for your desk, filming, plants and bathroom. My home has 3 sliding glass doors. Never had them before. Replaced all the little wheels on the bottom, working great twenty years latter. I love them. My houses always had white walls. How fun for you.

I look forward to watching you rehab your property, and see how you transform it into your own. Just a thought on the front entrance: Since it appears that you have a roof overhang on your recessed entry, you could pull you front door forward which would allow you to enclosed that space and create an indoor foyer. Also, if you thinking about replacing your kitchen counter tops, I would cut the raised back down to make it flushed with the counter top and an overhang for stools. This would create more prep space, and once you have taken down the upper cabinets it would create an open cohesive feel. Also, I watched your most recent video and thought using your sandals for handles was ingenious.
Thank you for sharing the inside of your new home. It’s lovely and will only get better as you make it your own. The kitchen countertop looks like Corian Solid Surface. I had that in a 1998 house and it’s very durable. The office walls look like tongue and groove, I agree will look great painted white. The girls did well 😀 showing us their “Study”, they might need a small refrigerator. Enjoy the journey and please try to keep balance everything along the way. Lastly, your rest is vital to your success in family, business & personal health. Congratulations 🎈🍾

Congratulations on the new digs! lol! FYI I just sold my 20 acres of almonds ( Blue Diamond Growers) in Manteca to my daughter bc we are trying to retire. Farming and working jobs outside of this got to be to much! We also had two wells on the property. You may already know this but it's important to check your well water yearly bc of nitrates and other toxins that leach into water tables these days. Just to be on the safe side. I don't know how old your well is but yeah just a FYI. Your going to make this diamond in the ruff shine. Can't wait to see what y'all do with it. Best place for your kids to grow up out there. Have them get into 4 H and raise those bunnies and chickens. It's a great program shows great skills to kids. They may even have horticulture offered.

Janey I’m so excited for you and your family! I envision a Napa look for your front facade with French doors to the front patio and maybe honeysuckle growing over your pergola. Then wine barrels at the posts with your beautiful container recipes! Maybe larger trim around the doors and windows and your signature window boxes! ❤️🪴🌼👩🏻🌾 The girls’ apartment will be Ahhhh-mazing and so useful for years to come, and a lifesaver when they are teenagers! This looks like it's going to be a lot of fun seeing what you do with the space. Gardeners can always use more space. I would use the larger metal barn myself....MORE space!!! Just add windows.
You can extend kitchen sideways and it gives you more cabinet space or walk in pantry for more storage
Good deal painting the office walls white. They are currently mightily clashing with the flooring and the white walls will make the dark flooring pop. What a cozy space. I would also suggest painting the exterior of all the outside buildings the same color to unify the area. Congratulations!
You mentioned lots of animals at the new property. Be very cautious about coyotes with your cats and bunnies. We had coyotes in our neighborhood and they ran up in the middle of the day and grabbed our neighbors small dog right in front of her. They can become quite used to humans and very brazen if the prey is easy. We put heavy logs and broken concrete we took out from a driveway along bottom of our fence and added a hot wire charged by solar charger to the top since they climb and it reduced our problem. We checked fence regularly for holes and digging to. If you only turn them out in small enclosure and you supervise closely and fence is sturdy and high should be safe as well.
I can see why you bought this property. So many gardens, so much potential.

It will be fun if/when you take down a wall and open up the living space...and very cool garden office space
Counters look like Corian…you really should gut the kitchen, open that entire wall with the fridge and reconfigure your kitchen. If you don’t want a small kitchen table area to that side, make that part of the kitchen…so you can have cabinets along one wall then a big central island with more cabinetry and storage.

I recently redid my kitchen. I like the counter depth refrigerator also. I purchased two 11 cu ft GE refrigerators with two drawer freezers on the bottom and place them side by side.
