Based mostly on this review, probably an 8. I won't be getting it because it's not a theme I collect, but some of things you highlighted caught my attention to keep in mind if I have any similar build projects of my own later. At this moment, I'm building the new gunship. Also, it's great to see you making videos on this channel again. Love the content you made on the other one, too.
This is by far my favourite set of all modular sets. The eye catching colour combination, unique shape of the building, the floor contour, the amazing rails, etc. Still, there're some downsides, the limited interior space, hard to sit next to other sets. Overall, I'd still give it a 9!

This is a great modular set and as someone who just recently started collecting Modulars this set is on the list of sets to get but with the gap it’s near the bottom plus my display has only one corner I have to really think on what to put their
Not build yet, it's in the queue on the shelf at home. From the looks of it I'd give it a 8/8.5 out of 10. But having 8 modulars in total, I can't imagine where to put it next to. On its own it looks great, unique, but it's hard to blend in with other modulars.
The boutique hotel 🏩 Is extraordinarily beautiful. The triangle orientation calls for exhibiting It alone, so elegant. However, I am not putting the garbage bin. It Is oversized AND ugly. ITS view from the cubist gallery Is against art!!! And putting the croissant 🥐 as garbage Is not nice, throwing out food Is insensitive. Still, the building and details are so charming❤❤❤
I'd say it's too expensive, you said it has "The best Price per Piece ratio Lego has ever had" or similar, and that is just not true it is maybe at most a good price per piece ratio for lego for the last two years or so. But for that you would also have to know what different types of Pieces are in the set and which colours, because they are worth different amounts, the prints for example would have a higher price, because they can't be used in other sets, plates in light blueish grey would be worth near to nothing because they can be reused everywhere as a base plate or so. Also i find that the Windows seemed to be of rather poor quality, even for Lego, but I don't know how much of it was grease from your fingers and how much was actually in produktion, I can just say that i personally remember legos clear special pieces for Windows and / or windshields to be completely seethrough. Also I wouldn't say it's that amazing that so much of the ground is covered in tiles and doesn't have studs, because if you put some studs on the stairs the consumer would have a lot more options as to where they could put the many figurines included in the set. also more studs on the inside would increase the playability. But to me it looks like there isn't that much room inside anyway for children to actually play, it's probably to fiddly to get the figurines inside and moving, which most kids don't have the fine motor skills for. I guess you are probably right that it is a display set, but poorly designed, they could have covered the gap that is created through this being a corner building with more plantlife or maybe a waterslide. and then again who in their right mind would pay 300$ for some okay looking plastic to stand on a shelve or a big table. For me personally this is a waste of money and space. I can accept that it is a lot more to others but then I expect you to also be able to accept this as my opinion.

I gotcha! The gap isn’t too bad imo as long as you have the police station next to it- the tree covers it up for the most part. Happy collecting!
