  • It's 2024 and I'm trying to get my life together for quarter 1! This consists of getting my January budget created, cleaning my home, make a few returns and making a meal plan to help me save more money. Enjoy this little day in the life of a single mom.

    Alright … here we go…😮‍💨
    -The countertops are cheap plastic glued to a piece of wood that are constantly lifting. They’re getting upgraded to something more durable but doesn’t have to be top of the line…
    -bathroom vanities have been through water damage that have caused them to swell and lift…they’re getting upgraded. Lowe’s has plenty of budget friendly options I’ve looked through multiple times!!
    I’m not financing anything. It will all be paid to my contractor in cash. Nothing will be done overnight. I will be saving for each project at a time that’s on my own pace….
    Whew, ok.. thank you❤

      Those are definitely items that need to be replaced, and stone may be the best option. There is a cheaper option to granite that I have in my units and it gets the job done. By the way, I’m a single mom landlord with a couple units so my previous suggestions were all out of love 😊

      17 year real estate professional here who also used to work with investors and has done a kitchen remodel herself….. and used to be a property manager handling rental properties
      Girl, I’ve done it all !
      Definitely don’t pay a contractor in cash . In fact, don’t let them know that you’re paying for it with your own money. Don’t give them any reason to think that you can’t afford to get the work done therefore, they may take a shortcut that you may never see that’s lying underneath.
      And of course, you never pay them fully upfront every contractor, no matter how big or small should have enough money for the job …. if anything they may ask for payment the completion process, for example but never paid them in full upfront and don’t pay them in full until they have completed the work and you have inspected the work yourself.
      This is kind of why I do advise that, even though people have the cash if you can, finance things on a lower interest rate, card, or loan of some sort
      Keep your own cash for emergencies
      My ex-boyfriend had $8000 in cash, and he insisted on doing the kitchen remodel mostly himself hiring independent contractors, and I kept telling him just finance it through Home Depot because his credit was amazing so he was going to get the lowest interest interest rate
      Low and behold, we went an entire summer with not much of a working kitchen, and something happened at his job, where he got fired
      He bought a house asked me to move in a month later we had a very fun but frustrating summer upgrading a lot ourselves having fun with it hiring contractors
      He was not expecting to get let go. he literally went into a depression and broke up with me because he had spent all his cash instead of keeping his cash in his savings account for this emergency
      And this was back when his mortgage was only $950 a month being in Austin Texas $8000. Could’ve paid the mortgage and some food for enough time for him to get some sort of job!
      But instead, I found out later he had to ask his mom for help !
      Even if you have the cash, borrowing money can be cheap for you always keep your money for an emergency !
      That way when you’re financing things you also give yourself a little bit of wiggle room to pay for the extra things that you really want, or if the WORK ends up costing more because again a lot of remodels, and even simple upgrades can have an unforeseen circumstance that ends up costing you more money anyways
      And the one thing you have to understand is renters will tear your shit up. It’s just natural, even if they’re the cleanest accidents happen.
      The way to weed out certain financial levels of people to make sure you get a good person that would be more likely to take care is to charge a deposit .
      I’ve seen rentals that were remodeled, but because they were remodeled they want a two month deposit sometimes a three month deposit
      But you know what you weed out the people who don’t have a savings and who aren’t responsible enough to have that extra money in a savings
      But you cover yourself in the event that you become surprised that they left it really bad. Never judge a renter no matter what. Kind of car they drive.
      People live very differently in their homes, sometimes than the way they appear on the outside .
      And in the event that you have things you need to fix anyways and things that you want to upgrade anyways, this is the part where I would say if you’re gonna fix an upgrade things anyways what’s the point of moving out?
      You might just need to get used to inviting your friends to come over having a barbecue once in a while or a gathering
      I’m 45 and I love when I meet somebody that actually owns a house ! I tell people right away if you invite me over, I would love to come over!
      And after the pandemic, I would’ve loved to have been in a big old house with a yard that I could’ve had more space to be in if I was stuck inside versus this little apartment that I’m still in LOL😁

    Currently getting my life in order by cutting back on smoking marijuana, setting up a budget to save money and fix my credit, and setting up boundaries with my kids.

      After I got laid off for the 3rd time since the Pandemic as a Single Mom, I stopped buying alcohol for the house. Used to keep a cute little boujee bar and i'd make myself cute cocktails. I don't miss it one bit though.
      Saves me a ton of money and saves me from having 1 cocktail then giving up trying to be productive into the early evening. Plus it forced me to handle life and stresses directly, so I find other peaceful relaxing ways to decompress.
      Now I just make effort to get out every other weekend with a friend or so to have my cocktail. Cutting back is GREAT!

    You will learn. For a rental everything has to be functional, like the heat. Upgrades will get you a higher rent, but you may end up subsidizing the renter as you will have to put in more for repairs than you are making in rent. As new landlords, we all have to learn our lessons at our own pace. I am glad you are starting your real estate adventure. Keep in mind to track what home is costing you and your children out of your paycheck once you start renting. I love your channel and how you keep it real.❤❤❤❤

    Being a homeowner and being a landlord is totally different so you really have to think about all costs when renting your home, it’s not just the appeal, but insurance costs, any repairs if something breaks due to your tenants, Mother Nature etc. and the dreaded not paying on time. Had a tenant that had the house looking great however, she balled on rent and then it took another 2 months to find a renter which meant paying for rent and mortgage out of pocket so those are the things you want to consider before renting.

    One way I learned to save on home decor is to make it. If you can sew a straight line you can make curtains and pillows. I an always asked where I got them. And its so much more affordable.

    I appreciate you moving with integrity. I feel like people are assuming you are putting top of the line upgrades vs addressing basic issues that a tenant shouldn’t have to deal with. The attitude that some commenters have is the reason why people are living in homes with leaks, mold, pests, holes, etc. A lot of us are viewing success as replicating the bad behaviors and systems of others that have often hurt us in the past. Replicating capitalist greed and excess will get you nowhere.

      Kind of shocking actually! Like I’m not putting super expensive stuff in here just a basic countertop and basic bathroom vanities that are from Lowe’s which I’ve already priced. If it wasn’t falling apart I would leave it alone sheesh😅

    Yes Sister. I woke up this morning demanding all my kids to get up and clean up. I did all the laundry yesterday and folded. Lol I was trying to take a break, but my brain could not function with the clutter. I so can relate. That's why I am watching this video. Got to get it together!

    Lol I’m 28 now but I still hate the thought of curtain shopping because my mom took forever trying to pick out curtains. Your son saying he doesn’t want to go back to that store completely took me back to that memory lol.

    Buy a crock pot/slow cooker and you can put your food in there in the morning it’s ready by dinner. This will help to decrease eating out. Try batch cooking where you cook once and eat for two or three meals. I’ve been a landlord for over 30 years of a single family home. I have had same tenants for 12 years and they take such great care of my property. I don’t raise the rent each year because a good tenant is money in the bank. They treat the property like it’s their own.

    Add some simple meals you have ingredents on hand. Meal prep a few things on the weekends like make taco meat. Half are quick tacos and can be chili. You can freeze the meat. Sandwich and fuit or veg is a meal. We like tuna melts and grilled cheese sandwiches. Spafetti is fast. Also soup is great chicken, chilli, meatbell ect. If you are cooking make enough to eat 2-3 days. I add dumplings to chicken soup and if we have the soup portion left, I turn it into chicken pot pie. The simple extra meals help you not drop by fast food. Also, save for a coffee machine that replaces Starbucks.

    You already said so many things I relate to. I used to take the hit to my finances as well but I will take the trip to make the return and get that money back. Also, the chart for meals is needed because I hate thinking about what to eat as well and a lot of times I'll wait till the last second and then decide to eat out. So much money is being wasted there for me smh. But 2024, we're doing better :)

    Take it from me. upgrade your home if you can. You'll attract better tenants for the most part. I bought a duplex I rented upstairs. I laterally upgrade the kitchen, which makes such a difference to the tenants. was able to attract. No disrespect I will mever deal with anyone with section 8 wrost experience.

    i have 2 meal plans. one for my 22 year old with adhd, yes i make that meal plan or there wont be a breakfast, lunch and dinner. on the weekends i leave it blank for dinner, normally hanging out with friends.
    then our meal plan. i batch make sloppy joes and freeze in individual bags. they take no time to warm up and all you need are buns.

      You can always do both! I rented for a year to get a feel for managing a home. As a renter, at least in my area, you're paying all the same utilities as a homeowner. By the end of that lease I was closing on my first home. The rental I could afford was much larger than the home I was able to buy due to interest rates, taxes, and HOAs.
      I did experience a lot of what Dyana is going through those first two years (Water heater busted all over my garage and roof leaked caving in the ceiling in my bathroom) I would keep that in mind and save a cushion for that as well. Year 3 I made upgrades and year 5 we grew out of it, so I rented it. BUT I love that little house and can see myself moving back in once the kids launch.

    I'm not really sure why so many people are speaking against you improving the home for it to be rented. Did you even post what you plan to upgrade? Does anyone really know the ins and outs to your home, that we aren't seeing on camera? I mean my goodness, you should improve it, if it needs painting, carpet clean or removal, etc. You have children, so that will increase wear and tear on your home that will need to be fixed before renting it out. Also, you can increase the rate based on new fixtures. Are some of these folks slumlords or something!? Ugh, that is so strange to me the comments people made.

      Honestly, idk but it’s mind blowing!! I just had to super glue a few places on the countertops last night I’m just as confused but will continue on with my plans!

    Look at rentometer for local rents in your area, so you have a better idea of the upgrades you should purchase and how long it would take to recoup that expense plus returns.
    If you’re looking to sell: no matter how many upgrades you do, it will (in most cases) not sell for more that what the last (comparable) house in the neighborhood was purchased for.
    -Either way, you’re still doing a great thing

      The comps look pretty good in this area! Before I closed I used rentometer and the rent was pretty much the same as my mortgage!

      Lovingly, rent being the same as mortgage is not good! You want your rent to far outweigh the mortgage so that you can account for insurance, legal work (re: LLC, renters contracts), repairs, vacancies, taxes, sinking funds for large sporadic expenses like a new roof / HVAC, electrical, etc. Run those expenses many times!

    The home should be functional, for example the ac needs to cool. But you don’t need granite countertops for tenants. Just saying. Don’t go broke or in major debt so the tenants feel like they’re living in luxury. There are nice countertop options that are faux stone (i put them in my own home) that don’t break the bank and are durable. You can certainly upgrade but keep it neutral instead of going super trendy or personalized taste. It may not be appealing to many and it will limit your options for choosing your tenant. You want good people in there and yes while you were a great tenant (as was i once upon a time) not everyone is so just bear that in mind! Best of luck to you in your journey!

      The ac units are brand new, water heater is brand new, roof is getting redone soon…definitely that is major and number ONE. However, constantly having to super glue my countertops is unacceptable for me and anyone else so they will be upgraded regardless. Trust me, if it’s “good enough” then I wouldn’t be spending money on it. Anything I upgrade will be paid in cash to my contractor.

    Love ur channel n videos😊 do u ever or gave u thought of doing crock pot meals so that u don’t have to cook everyday?? Chili or chicken n noodles or rice, spaghetti , lasagna , beans, roast with veggies n potatoes - I don’t know what yall like to eat but there are several ways to meal plan - even breakfast! It’s just me now but when my children n grandson were here I prepped pancakes breakfast sandwiches etc😊😊

    Hey I love your channel. This is just my opinion but I feel that if you rent out your place you will be putting more money into it than if you would live in it yourself. You can have the best tenants ever that pay their ent on time but it’s not their home so they r not going to take care of it the way you would. Every time u look they will b calling you because something needs to be repaired. I do understand that you will upgrade it before you rent it out but things will still go wrong. Can’t you just stay there and put the money into it to make it exactly how you would like or is it another reason why you are considering renting it out.

      I agree. We have rental properties we are renting out and it’s always an issue. My MIL is living in my home that I had for 22 years and is taking care of it but she will not be as lucky as me. I would hook that home up if I was her.

      I’ll be here long enough to enjoy the upgrades but this home and area is not long-term for me at all! My dad is retired so he would be the first contact as I know with current circumstances it would be a huge weight to manage it myself. But a lot can change in a couple of years you know?

    I like this change but I wish it was a separate channel. Kinda like how Shelby church does it. Your other videos I can listen during my workouts. But the vlog I have to watch to understand what’s going on.
