    Thank you, very Informative.
    Can you please make a video on ulwe node sector 25, as many agents are saying it's a gavthan plot and the land owner there create issues once the bldg is ready.
    In short my question is if a bldg is ready and mostly the first floor or some flats are taken by the landowner and in future he may not pay the maintenance which inturn devalues the cost of the property.

      ​@propertycoverage If commencement certificate lapsed and not renewed by builder. How ll its affect to OC. Builder say 80% work done and OC will come in 3 months. Is it good to invest in such property. Bank also provide loan and without checking, this document was not renewed by the builder. How safe this for buyers?

Bank also provide loan without checking this document was not renewed by builder and it will affect OC process. How safe for buyers to invest in such property? CC need to renewed every year or 3 stages to show government the work done as per plan. But CC not renewed then might hv issue. Pls do let m know your views. Jai Hind

    When we have to pay maintenance on flat possession, is it from OC date or possession letter, please share

    Hi,
    I have booked a flat which is 1st floor in mumbai under construction of total 16 floor building.
    Now builder arranged Part OC (Occupation Certificate) upto 7th floor and insisting me to pay full payment and get possession.
    As per part oc it is clearly mentioned "occupying shall be done after potable water supply is made available".
    But there is no water supply from muincipal corporation till now and
    Builder said its in process and corporation is delaying,
    Now builder is forcing for final payment otherwise he would charge late fee interest on remaining fund.
    Kindly advise.

    I want to buy 1bhk in panvel how to find out it is not fraud as i will be taking loan as i had talk with one person in new panvel ,he said it is Graham panchyat & in the bank which i will be installing loan they might not be approved for that,&i i asled hi sir legal or no
