    So nice to see a culture/religion which is so accepting of another culture/religion (XMAS) even in a temple area.
    I've been watching the home build for several months now and was wondering how you handle the visa situation. On another channel I heard that if you're married to a Thai and are divorced you have 7 days to leave - fortunately not the case for you. But just think of that. You’re married, you have a home, you’re divorced and BAM, you no longer have access to your home. Maybe you have a video or playlist addressing your visa?
    Another concern with building a home in Thailand is the upcoming tax code change. It sounds like you could be hit with a tax on any money you transfer into Thailand. I was thinking one way around this is to depend more heavily upon credit cards registered to non-Thai banks vs pulling baht from ATMs.
    Along with the tax theme do you have any videos or playlists dedicated to the tax implications of owning property like homes/vehicles in Thailand?
    I was thinking the Philippines looked like a good option to retire due to the visa and language situation but after trying to help someone who became ill in the Philippines, I discovered the infrastructure of Thailand might be worth the visa hassle. I also realized my food palate was much more aligned with Thai dishes than Filipino dishes. Looking over the top Filipino dishes I literally did not find a single dish which looked appealing vs absolutely craving most Thai dishes.

      At this moment I am on a retirement visa so if you are over 50 you are good to go with that whatever happens in the future. If you are more wealthy, Google LTR Visa. There are also some other visa options.
      When you have a lifetime of land usufruct it means a lifetime, especially if you do it BEFORE marriage. It is more complex - if you divorce later - if you do it AFTER marriage because of marital laws. However, consult a lawyer to get the best legal papers for you because I am not a lawyer, and cannot give legal advice.
      I am leaning also toward more ATMs (Wise cards) and credit cards because of tax changes. I will avoid big money transfers as long as Thailand clarifies the tax changes. However, you still have a few days to send bigger amounts of money if you want. I am not too worried about tax changes as I pay already my taxes in Finland which has a Double Tax Treaty with Thailand (do I need to declare taxes in Thailand we’ll see in 2025). Again, I am not a tax expert, just gave my thoughts. No vehicle tax here, and up to the area maybe a small property tax (people in our area never paid any property tax).
      I lived in the Philippines for almost three years. Pretty much the same thoughts. Thailand has a better infra and food culture. The Philippines has an easier visa system and no language barrier. But there are typhoons. All in all, Thailand is the winner.
      Edit: there is actually a small vehicle tax - Google it ”car tax Thailand”

      @nigelbleddfa I assumed in my loss of access to home scenario due to divorce deportation, that the individual was married to a Thai and on a marriage visa. Please let me know what happens to a foreigner on a Thai marriage visa 7 days after divorce. Unless the UA-cam source is incorrect, the foreigner would be deported and consequently have no access to their home unless they acquired another visa, such as visiting home a month or two at a time on a travel visa. I have no doubt a contract will grant ownership for over 100 years but access to the property due to visa issues is another problem I wish no one would ever encounter.
