Appreciate the transparency and inspiration. New investors here , less than 5 doors watching this video and all of your content is real inspirational 🙏🏾
Best video you've done thus far. No recycled clips, no dj lizzy, no craig lucas, and no floyd mayweather.. just spitting facts and keeping it honest. Nice job!
I too net 12K from my properties, but mine are sold via owner finance. The bad thing is that they are getting paid down and the income will dry up in 15 to 20 years. The good thing is that it is true net income. I don’t have any vacancies, repairs, insurance costs, or property tax expenses. Thanks for sharing. Very inspirational! I also net another 13K a month from a convenience store I own. I would like to buy a super car one day, but can’t justify at my income. I am married with two teenagers so I might spend more on a monthly basis with a high schooler and a daughter in college.
@@AthleticEducation Yes please explain… i too rent out all 160 properties on a Rent To Own basis but still have tax bills and insurance.. I buy 3-5 new houses per year to replace the ones that will potentially be owned by the tenants at the end of the 20 year term.
Man I learned a lot from this one, I feel like a lot of other people would definitely be charging a lot of money for the information you're giving out freely, just shows how big of a heart you have brother, I admire that.
For anyone interested. And the bigger the property it could be a few expenses added: Gross Income -Vacancy =Effective Gross Income - Taxes - Insurance - utility - maintenance - management - licenses = Net Operating Income - Debt service = Cash Flow
Real estate is where it’s at guys! I only had 30 properties up until two months ago but now I have 160, all of which are paid for.. Each property rents on average for $1295 per month. Needless to say there’s plenty of $$$ for Toys and such 💪🏼
Teaching everyone. 🎉 Most dont understood the knowledge you are dropping. The ones who get it appreciate the transparency, the others who dont and are just here with the negativity i can guarantee in 5 years they will be in the same place. Thanks Will for the Motivation 🎉 #entrepreneur #realestateinvestor #realproperty #7streamsofincome ❤
Great video man, Not many people realize what it takes and costs involved. My rents are around the same.. 9 units that I got paid off cash flowing. Property taxes went up crazy in FL and just had to stroke a check for 22k to Uncle Sam. :( I only carry liability for insurance because with hurricanes it would be insanely expensive. Rehabs are where its at! I flipped 27 properties back in 09' - 2011
Great video! I had 3 doors ,1 single family house and a duplex. The duplex netted some good cash flow, but it was in a problematic area. On top of that I had my first experience doing an eviction because the tenant stop paying rent. My wife and I ended up selling that duplex. By the way nice car!
I appreciate your behind the scenes candidness, my man, and not just out here being a flossing moonboy, keep that realness, and God will keep blessing 👍
Hey Will once again I appreciate the content!!! Another banger 🔥 Can you do a video on finding good contractors and other team members needed when flipping properties❓️
I am already doing this BUT if you starting now and make it big You owe this channel some $$$$$ bc Will is teaching you and giving you the key of success and its up to you what do with it!!!!!! I would add Buy low, fix it right and try to sell high!!!!
Great video and explanation! I find that my job makes it too difficult to have time to flip properties. I’ve found that buying, rehabbing, and holding & remaining a landlord has been a great way to both cash slow and grow wealth. From time to time pay lump sums into your debt service to bring down the principal as interest rates rise. My only issue is that property values are now kinda high where I typically invest (Chicago) so I haven’t found a good deal in a long time. Raising rents is another way to keep the cash flowing, as long as you don’t invest in an area that has harsh rent control laws. I might make my own video, but I really appreciate you sharing your business strategy here!
What’s your cash-flow per door good brother. You should used the proceed from your flips to pay off one of your rental units per year. Did you used the BRRR method to scale your portfolio.
I just buy 2024 s3 premium plus ,I have Audi Etron 22 and Porsche cayman 2016 try to get rs3 after 2 Years follow your channel I keep up ,Thankyou my face book Tony vo
I’m 29 and have one rental property but not sure where to go next. I’ve been mostly just piling all my extra money into the S&P 500. You should do a vid about your stock investments
Great video and investment approach. Gave me an idea for my next video 😊 As a landlord and Investor myself, you definitely are doing it right .In my opinion .
What you don’t realize is that the cars I buy usually don’t lose much value so I still have most of the money it’s just not making any interest. But definitely part of my net worth.
Nothing beats paper assets bro. Real Estate is good too but it’s really the most lucrative ideally for folks that are already rich. If you are building wealth, you really want to focus more on assets that are less financially burdening as much possible. You can’t go wrong with paper assets in this regard. Literally no overhead, way less headache, and way more take home income. You should consider what’s called Covered Call ETFs within the Stock Market. I would build wealth first with intangible assets and then use that money to go hard in tangible assets like real estate to sustain yourself financially from the money you made from the stock market. There’s a reason why the stock market is statistically #1 for creating the most millionaires compared to any other asset there is. It even beats crypto. It’s stocks #1, Real Estate #2, then crypto #3. Just my 2 cents 👍
The problem in real estate now 2024-2025 is that the interest rates and home cost are so high that the monthly payments are crazy. Purchasing a home at retail and trying to rent it out is a No Go. If going the Auction or Preforclosure route u would have to have the cash to close Deals. Borrowing money is very expensive Today. Not sure if investing in RealEstate TODAY is still possible and profitable.
You are right it’s a different climate now. But the opportunity is here but more important where you invest and then the strategy. It’s a better time to flip rather than buy and hold.
Will has literally dropped financial jewels and showed yall the numbers over the years… what you do with this up to you. Literally mimicking what he has done has changed my life for the better. Let me summarize what he’s preaching. 1.) get a high earning primary income (but not always necessary) 2.) invest in a side hustle or business. 3.) take your money and invest in passive income 4.) let the income generating assets pay for the depreciating assets (toys)

No repairs or property tax? How
@@AthleticEducationnot when selling owner financed if it's strucutre in the contracts they take care of it. They technically own it

In short: Tax deductions aka 1031 and 179. and BRRRR (buy reno rent refi repeat) the $100k salaray is just the salary in passive income. all good
Next video how to buy a car under your LLC or S corp
you said you sell your cars or pay em off after a year. how much do you put down on the car if you plan on selling it in such a short time?
At least what I think the worse case amount would be in depreciation so I’m never in a negative equity situation

I’ll do a good review on it

I currently have 1 rental property, I have about 125k worth of equity. What’s the smartest thing to do next?
I would find a flip to do and maybe use the equity in the home to get the next property but make sure it’s a sure shot on the flip
