Why Planners Refuse Permission for Garage Conversions in the UK

  • I had a consultation with a homeowner in England who wanted to discuss converting the garage into a habitable room. Converting a garage is relatively straightforward but there is a bigger issue, where will the cars be parked and will the planners see this as a big issue.
    Planning permission will be required for this garage conversion. Because the garage counts towards the overall number of cars parked on site, and the house needs three cars parked off street, converting the garage would mean there are fewer parking space for the house. The owner would need to create new off street parking to offset the lost parking from the garage.
    Converting the garage is a good idea but the building regulations will require the floor, walls and roof to be insulated. The garage door could be changed to a window to allow natural light for the new habitable space.
    Turning a garage into a habitable space is feasible be it needs to be done with care. Talking to an architect about this work at the outset is the best advice.
    the cost to convert the garage might not be very high, most of the structure is already built.

    I agree with the above, hate the houses with FULL conversions to the attached garages. Garage to front half with utility- toilet or study back half are the only type of conversions I like. Otherwise might as well just extend out the back because you need somewhere for storage

    Seems absurd that any house should have planning restricted by how many cars can park outside it. If the council are that bothered about cars on the street they can just make the area subject to parling permits and control it that way.

    your point about car parking is interesting. I live on the edge of a city, in an urban area with plenty of large houses and plenty of parking problems despite driveways and garages! But a few miles down the road there are plenty of residential areas with mostly on street parking and little in the way of private parking spaces for anyone. Doesn't sound very equal in planning terms.

    In Montreal Quebec, if you turn your garage in to living space, you forfeit the right to park a car in the driveway! This is an old law that was never enforced until recently. The anti car municipal government is using every tool possible to force cars out.

    Have to say i hate it when folk convert their garages & pile all their cars out the front, it just destroys it and garages are too useful [they should be bigger].
