nag OFW ako kasi hindi ko alam gagawin ko hahaha, I was young then. nung nasa Taiwan ako, I told myself, I need to go beyond the borders of Asia, kaya pag finish contract ko, uwi pinas, nag nursing ako, and now I am in Ireland. I grew up na may sari2 store, may pera talaga sa business, pero my gaddddd!!! tutuk ka talaga at walang tulugan at some days, busy talaga! kaya sabi ko sa sarili ko, ayaw ko ng business. Now that I am working as nurse here, at masakit na katawan hahaha......nag open na din mind ko, about business, stock market...nag research ako, then I realize, kelangan talaga pala aralin mo, at gusto mo, and success does not come overnight. Kaya, I settle to plan for an apartment kasi, I grew up sa boarding house namin at may apartment na din kami, since, expose na ako dito, this will be my focus, wag mag padala sa hype in ibang tao. Pero, cliche as it sounds, I love my job, uwi lang ako ng pinas pag retirement age na, at earning na ang mga apartments ko. At mas madali gumala kung kahit saan sa mundo, pag nandito ako sa EU. Kung nagtitipid ka ar nagpapalago palang, madalas ikaw talaga ang gagawa lahat at sobrang nakakaiyak minsan ang pagod. Nangyari sakin yun last month. Buti ngayon may assistant na ako. Best pa rin talaga ang apartment kasi super konti lang kailangan gawin. Mas madali siya kumpara sa ibang business. Pero kailangan may pandagdag din tayo, unless nalang super dami ang units 🥰. Thank you so much for sharing your insights. I have been watching your channel for a short few months and I have learned a lot simply from watching and listening. My goal is to start something very similar to what you are doing but in the Republic of Panama where I plan to retire my professional job and focus on my own business. This will consists of building rental units as well as small homes for sale. I will keep you posted as my projects continue to become reality. This is so informative, thanks for sharing Jaja. Bottom line, in everything we do, put God as the center of it all. Tungkol pala sa sinabi mo na kailangan mag start ng business while nasa abroad para malalaman kung lalago, at kung hindi magsa succeed, at least mi back up income. That is a great idea, but, in my case, kunti lang pamilya namin at mahirap na ipagtitiwala lang ng ibang tao. So, mangyayari na mag start up pag makakauwi na, para hands-on talaga. Sa ngayon, my humble way of investing is to keep buying properties (land) at kung mi decision na kung saan mag se settle down, ibibenta ko yung ibang lote para idadagdag ng capital and for reserved funds. Hello Maria!!! :) Yes, I agree. Bottom line talaga kailangan God is at the center of our lives and decision making. :) In your case po, you're doing a good job investing in land! Buying land was one of the first things we did when we first went abroad. Walang lugi so I salute you for that! May planong video din po ako on this kung paano magbalanse ng investments. Medyo time lang talaga kailangan ko now. Anyway, that's good po. In case you're looking for other investment instruments to park your money for now, MP2 by Pag-ibig is also good. May lock-in period lang na five years, pero okay lang din naman yun. At least it beats inflation and come the time na uuwi na kayo, malaki na pera niyo pandagdag sa capital. :) Sana dumami pa po tayong mga OFWs na ganito na ang line of thinking. I hope we can raise a new generation of OFWs where we will really maximize our time abroad so we can retire on our own terms in the Philippines and elsewhere. Hala! Hindi ko pala nasagot ang tanong! hahahaha! Yes po, if you're not comfortable starting a business while abroad since you don't have a lot family members to entrust the business with, it's okay po. Yung ginawa ng isang friend ko sa Dubai ay umuwi sila and sila nag-set-up for a while. I think naglaan sila talaga ng vacation days nila for that. Sinet-up nila and nag-hire sila ng professionals to man the cafe. Tapos they manage it remotely rin. The manager reports to them and meron silang third party na accountants to check the performance of the staff and cafe. May mga CCTV rin sila and internal communications to see the day-to-day operations at their cafe. Tapos umuuwi sila lagi kapag may leave entitlement pa sila to check the business. So nasa sa atin po naman yun kung saan tayo comportable. Sa akin lang parang naisip ko lang na mas maganda na nasimulan na namin before umuwi. But really it depends on our situation. :) Ayun! Hi Sison, it's best to buy lot for rental property in tour area -- meaning where you're originally from and where you're staying at the moment. I don't suggest rentals in other places kasi mahihirapan kayo magmonitor.

Hi Janice, I enjoy watching your videos. Like you, we would like to retire in the Philippines. What stops me is the healthcare cost. We experienced spending a lot when one of our family members back home got sick. I know there is PhilHealth but it's not enough, pls share how you prepare for a financial emergency, in case someone gets sick in your family Thank you so much.
Hi Analin! Yes yes, healthcare cost is a major consideration in the Philippines. That was one of my fears before we decided to go home for good. We currently have a Family Protection insurance which only covers hospitalization for Covid, critical Illnesses. We also have PhilHealth, but I agree with you that it's not enough. My dream before retiring from overseas work was to be able to invest in a hospital that offers shares to its clientele and gives hospital discounts for Outpatient and Inpatient Care. We have that in Puerto Princesa (Coop and Ace Hospital). This was a lesson I learned when my grandma got sick in 2018. I never got the chance to do this but I advised my sister to do it. She's based in Qatar and she's currently a shareholder in both hospitals. Others opt for Family HMO or health insurance plan but I haven't done my research about it yet so I don't know what to recommend. Perhaps you can do both before you going home.

Naku nakakalungkot naman po ang experiencr niyo. Ibig sabihin lang po nito, hindi bagay sa negosyo ang family niyo. May mga taong hindi talaga marunong magpalago ng negosyo. Pwede naman po mag-hire ng staff and then supervision ang family niyo, taga monitor -- dapat recorded lahat at dapat nachecheck niyo rin lahat. Best to hire a third-party bookkeeper din na objective at makakapag-check for you na hindi naiinpluwensyahan ninuman. But if hindi talaga nila linya ang pagnenegosyo at gusto niyo pa rin kumita, try going for businesses or income streams na minimal supervision ang kailangan: Apartment/rental business, MP2, SSS Peso Fund, Mutual Funds all under your name.

Hello! Lahat po ng business ay may risk. Kaya sa umpisa palang imi-mitigate mo na ang risks by studying, researching, and preparing for your business --- lahat sa part ng Steps 1 to 5 in this Outline ay importante. So yung business model, demand for your business, location, crew kung maalam ba and hiring an experienced manager, lahat yun importante. So hire good people and monitor closely from abroad. Kasi kahit nasa Pinas ka while opening and running your business, kung hindi mo ginawa ang homework o basics na ito, it will also fail. What you can do is fly home for the preliminaries and until mag-open ang business and then, you can go back abroad while it's still growing. Just make sure to monitor your business, check your sales and inventories, payroll etc. Make sure tapat ang manager mo sa reporting etc. You can also set up cameras, POS for easier monitoring, and centralized ang records para sa lahat. Get your family members / friends to act as Mystery Shoppers din so you can have an idea how your business is doing and how your crew members are faring. Step 10 is important and I explained why din in the video.

Hi Joel! Medyo naligaw ang comment mo bro ah. ahaha! Pero sagutin ko na. Bale ako honestly, 100 sqm is too small. Pero maybe you can make do with what you have. Ito ang mga una mong gagawin: 1. Please check with the management of the subdvision kung allowed ba magtayo ng apartment sa area. If yes, ano ang mga rules and restrictions. 2. Kapag okay na lahat, hire an architect and engineer who can make a design for you that will maximize the land area. You will need this because magka-cut pa ng mga easement or setback. So for sure maglalagay yan sila ng firewall. The smaller the space you have to work around with, the more thought process is involved to keep give your apartment proper ventillation, proper layout, etc. 3. Third, to have more units, your only way is to go up. So 2 to 3 storeys po siguro para mas maraming units. 4. For the size of the units, look at your market there. Kung sino ang predominant renters diyan sa area, doon ka mag-cater. For example, karamihan ng renters diyan ay mga mall executives or workers, then studio units are fine mostly. But if may pamilyadong tao, then you will need a bigger space for them. Check ko niya lang. Hope this helps! :) P.S. Hello to everyone in Angola!!! nag OFW ako kasi hindi ko alam gagawin ko hahaha, I was young then. nung nasa Taiwan ako, I told myself, I need to go beyond the borders of Asia, kaya pag finish contract ko, uwi pinas, nag nursing ako, and now I am in Ireland. I grew up na may sari2 store, may pera talaga sa business, pero my gaddddd!!! tutuk ka talaga at walang tulugan at some days, busy talaga! kaya sabi ko sa sarili ko, ayaw ko ng business. Now that I am working as nurse here, at masakit na katawan hahaha......nag open na din mind ko, about business, stock market...nag research ako, then I realize, kelangan talaga pala aralin mo, at gusto mo, and success does not come overnight. Kaya, I settle to plan for an apartment kasi, I grew up sa boarding house namin at may apartment na din kami, since, expose na ako dito, this will be my focus, wag mag padala sa hype in ibang tao. Pero, cliche as it sounds, I love my job, uwi lang ako ng pinas pag retirement age na, at earning na ang mga apartments ko. At mas madali gumala kung kahit saan sa mundo, pag nandito ako sa EU. Best pa rin talaga ang apartment kasi super konti lang kailangan gawin. Mas madali siya kumpara sa ibang business. Pero kailangan may pandagdag din tayo, unless nalang super dami ang units 🥰. Yan ang isa pa sa targets namin 💪

This is so informative, thanks for sharing Jaja. Bottom line, in everything we do, put God as the center of it all.
Tungkol pala sa sinabi mo na kailangan mag start ng business while nasa abroad para malalaman kung lalago, at kung hindi magsa succeed, at least mi back up income. That is a great idea, but, in my case, kunti lang pamilya namin at mahirap na ipagtitiwala lang ng ibang tao. So, mangyayari na mag start up pag makakauwi na, para hands-on talaga. Sa ngayon, my humble way of investing is to keep buying properties (land) at kung mi decision na kung saan mag se settle down, ibibenta ko yung ibang lote para idadagdag ng capital and for reserved funds.

In your case po, you're doing a good job investing in land! Buying land was one of the first things we did when we first went abroad. Walang lugi so I salute you for that! May planong video din po ako on this kung paano magbalanse ng investments. Medyo time lang talaga kailangan ko now. Anyway, that's good po. In case you're looking for other investment instruments to park your money for now, MP2 by Pag-ibig is also good. May lock-in period lang na five years, pero okay lang din naman yun. At least it beats inflation and come the time na uuwi na kayo, malaki na pera niyo pandagdag sa capital. :)
Sana dumami pa po tayong mga OFWs na ganito na ang line of thinking. I hope we can raise a new generation of OFWs where we will really maximize our time abroad so we can retire on our own terms in the Philippines and elsewhere. Hala! Hindi ko pala nasagot ang tanong! hahahaha! Yes po, if you're not comfortable starting a business while abroad since you don't have a lot family members to entrust the business with, it's okay po.
Yung ginawa ng isang friend ko sa Dubai ay umuwi sila and sila nag-set-up for a while. I think naglaan sila talaga ng vacation days nila for that. Sinet-up nila and nag-hire sila ng professionals to man the cafe. Tapos they manage it remotely rin. The manager reports to them and meron silang third party na accountants to check the performance of the staff and cafe. May mga CCTV rin sila and internal communications to see the day-to-day operations at their cafe. Tapos umuuwi sila lagi kapag may leave entitlement pa sila to check the business.
So nasa sa atin po naman yun kung saan tayo comportable. Sa akin lang parang naisip ko lang na mas maganda na nasimulan na namin before umuwi. But really it depends on our situation. :) Ayun! Thanks po ulit!

Our burning desire to succeed and maximize our time abroad to retire on our own terms will push us. Just lay them out on a piece of paper, nakaharap mismo sa'yo and make it your fuel to succeed. :)

Hi Analin! Yes yes, healthcare cost is a major consideration in the Philippines. That was one of my fears before we decided to go home for good. We currently have a Family Protection insurance which only covers hospitalization for Covid, critical Illnesses. We also have PhilHealth, but I agree with you that it's not enough.
My dream before retiring from overseas work was to be able to invest in a hospital that offers shares to its clientele and gives hospital discounts for Outpatient and Inpatient Care. We have that in Puerto Princesa (Coop and Ace Hospital). This was a lesson I learned when my grandma got sick in 2018. I never got the chance to do this but I advised my sister to do it. She's based in Qatar and she's currently a shareholder in both hospitals. Others opt for Family HMO or health insurance plan but I haven't done my research about it yet so I don't know what to recommend.
Perhaps you can do both before you going home.

Naku nakakalungkot naman po ang experiencr niyo. Ibig sabihin lang po nito, hindi bagay sa negosyo ang family niyo. May mga taong hindi talaga marunong magpalago ng negosyo. Pwede naman po mag-hire ng staff and then supervision ang family niyo, taga monitor -- dapat recorded lahat at dapat nachecheck niyo rin lahat. Best to hire a third-party bookkeeper din na objective at makakapag-check for you na hindi naiinpluwensyahan ninuman.
But if hindi talaga nila linya ang pagnenegosyo at gusto niyo pa rin kumita, try going for businesses or income streams na minimal supervision ang kailangan: Apartment/rental business, MP2, SSS Peso Fund, Mutual Funds all under your name.

Hello! Lahat po ng business ay may risk. Kaya sa umpisa palang imi-mitigate mo na ang risks by studying, researching, and preparing for your business --- lahat sa part ng Steps 1 to 5 in this Outline ay importante. So yung business model, demand for your business, location, crew kung maalam ba and hiring an experienced manager, lahat yun importante. So hire good people and monitor closely from abroad. Kasi kahit nasa Pinas ka while opening and running your business, kung hindi mo ginawa ang homework o basics na ito, it will also fail.
What you can do is fly home for the preliminaries and until mag-open ang business and then, you can go back abroad while it's still growing. Just make sure to monitor your business, check your sales and inventories, payroll etc. Make sure tapat ang manager mo sa reporting etc. You can also set up cameras, POS for easier monitoring, and centralized ang records para sa lahat. Get your family members / friends to act as Mystery Shoppers din so you can have an idea how your business is doing and how your crew members are faring. Step 10 is important and I explained why din in the video.

Hi Joel! Medyo naligaw ang comment mo bro ah. ahaha! Pero sagutin ko na. Bale ako honestly, 100 sqm is too small. Pero maybe you can make do with what you have. Ito ang mga una mong gagawin:
1. Please check with the management of the subdvision kung allowed ba magtayo ng apartment sa area. If yes, ano ang mga rules and restrictions.
2. Kapag okay na lahat, hire an architect and engineer who can make a design for you that will maximize the land area. You will need this because magka-cut pa ng mga easement or setback. So for sure maglalagay yan sila ng firewall. The smaller the space you have to work around with, the more thought process is involved to keep give your apartment proper ventillation, proper layout, etc.
3. Third, to have more units, your only way is to go up. So 2 to 3 storeys po siguro para mas maraming units.
4. For the size of the units, look at your market there. Kung sino ang predominant renters diyan sa area, doon ka mag-cater. For example, karamihan ng renters diyan ay mga mall executives or workers, then studio units are fine mostly. But if may pamilyadong tao, then you will need a bigger space for them. Check ko niya lang. Hope this helps! :)
