    When my sister bought her 6-year-old home, Me the brother had bought her an home warrantee . I ask how much does the warrantee cover and what it does not cover and they said they will pay 100% besides the 50 dollars detectable. So 2 years down the road she need some work down at a cost of $600 dollars the plumber gave her. When I contacted the warrantee company they only sent my sister 250 dollars because that is what it covers. So I took them to court and requested the full payment and their lawyer said that is what we agreed on when I purchased the warrantee. But I had recorded the conversation
    I had with them and the judge awarded my sister the $600 plus $200 dollars in punitive. It show when talking to these companies record them. The people who sells you these warrantees are on commission and will tell you lies. I filed a complaint with BBB.

    There are some good home warranty companies. ECM in my area (South Florida). HOWEVER I have learned....that you need to make sure you spend the extra money and get the replacement coverage. Without that even good companies find every excuse in the book that the part is not covered.

    I don’t buy them, I don’t sell them and I sure as heck won’t go out and service customers that have them. It’s a rip off in the HVAC industry, especially when you can’t get any contractors that want to work for free.

    I am one of few real estate agents that does not try to get people to buy a home warranty. Not a fan of them at all.

    Also stay away from Angie's List and Home Advisor type companies. They are a complete rip off and for the same reasons mentioned in this video good contractors do not work with those services.
