    Hi jay, I’m glad I found this video before ako mag down for investing sa condo. I will visit the bank immediately and ask for pre-qualifications. Meet kasi namin nung agent for real estate will be on thrusday, before saba ako mag proceed mas ok na po macheck ko muna. Thank you for your video.

    Hi Jay - it's been awhile since I watched you conducting a seminar, but as always,
    I enjoyed and learned from the expert like you. I've been practicing Real Estate in the State of Colorado for 31 years and believe me, the mechanics of the business is very similar if not the same, with what we have there in the PI. Caveat Emptor (buyer beware) no warranty and you're taking the risk. Question: Would the bank/note holder of foreclosed properties allow the buyer/s to conduct physical inspection, including sewer and septic test? And, if it's being done prior to closing? Thank you.

      Hello Esther, thanks for the kind words! Yeah, should be basically the same, especially the "as-is, where-is" clause. Regarding physical inspection, yes, as long as the bank has possession and control of the property, they give prospective buyers the chance to inspect as much as needed BEFORE closing, and that should include sewer/septic tank inspection.

    Hi Jay, question po i am a first time trying to get a foreclosed property and i saw on forclosed list minimum to bid is for example 800k. And with this foreclosed amount can i enroll this thru pag ibig amortization? Upon checking on pag ibig office my loanable approved amount is less than 1M. Is it most likely this will be approved if no one buys it. Just me who bids? Havent seen the rest of your videos tho but thank you for answering my ignorance.haha

    Hi po, found a foreclosed property po in a subdivision na pasok po sa budget ko, kaso lang the property is occupied. I heard a lot of negative thoughts na dont buy occuoied property pero in case I reaally wnat it po, what is the best way po to make sure na yung occupant ay aalis?

    Sir ask ko lang po saan kaya pidi ilapit yun problem ko nakakuha po ako house foreclosures.
    Piro ayaw po umalis ng nakatira nag babayad na po ako ng monthly.

    Sir nag inquire ako sa bank ko kung nag ppre qualify sila....sbi ndi daw. Ano2 po un mga banks na pwede mag pa pre qualify?

      Hi @UI Zen, baka naman hindi kayo nagkaintindihan nung bank mo, or baka iba tawag nila sa pag pre-qualify? Tingin ko kahit sinong loan officer na alam trabaho niya, tutulungan ka malaman up to how much pwede mo i-loan based sa salary mo.

      Hi Jerson, pwede din sa Pag-IBIG, iba lang yung amount nung mafoforfeit, parang maximum na yung 5% ang ifoforfeit ni Pag-IBIG pag hindi natuloy ang transaction dahil sa buyer.

    Ask ko sir, planning ko bumili ng agricultural land Mura Lang, at gusto kong gagawin resident Subdivision, pwdi bang ganung idea? Anong risk na ma in counter ko sa pagbili ng ganung idea,

      @@JayCastillo sir if hindi pwd maging residential ang agricultural land, pwd po ba private cemetery I develop ang lupa.

      Hi @James P, sa pagkakaintindi ko kailangan mo pa ipa-convert yung classification ng agricultural to residential sa city hall/munisipyo. Kung hindi mo i-convert, malamang hindi ka payagan mag construct (baka hindi ka bigyan ng building permit), hindi rin sila papayag na i-idevelop yung lupa into residential kung hindi ayon sa zoning, unless may nauna na at naging residential na yung actual use. Naalala ko din, may sinabi nuon nung bagong elect si President Duterte na bawal muna ang conversion ng agricutural to residential pero hindi ko na alam ano status nun.

      @@margaritoapelanio Hindi ako familiar sa requirements para sa private cemetery, depende na siguro sa location kung ma-aapprove. May posibleng issue kasi yan sa sanitation, etc.

      Pwede mga accredited na licensed real estate brokers/salespersons tumuloing sa paghanap, siyempre kailangan mo sila i-acknowledge para may commission/professional fee sila. Exception lang kay pag-IBIG kasi hindi na allowed sa ngayon.
