Nothing at all
My experience is: the more you chase clients more you get burnt out. Rather make your personality so attractive that clients try to chase you. Number thing to make yourself attractive is be very honest and sincere besides that you have to have lots of knowledge about the industry and trends and keep close eye on the economy. I also try to save my time by taking short cuts and using technology. I try to analyze my own performance.

Amen!! Working 13 hours for myself where my salary and hours are all within my control, and actually reflect my work, beats the heck out of working 8 hours a day (meaning 13 hours but 5 unpaid) at a company while being miserable.

I think Nurses and Teachers make the best RE agents. I was a nurse too for 7 years before i went to RE and I’m in the top 1% of my MLS area in Las Vegas. Join our FB group (Nurses in Real Estate) once you get your license

Yes you might 😂. Keep in mind you don’t get any health care benefits, no paid vacation, no travel allowances, and we actually have to pay monthly fees to stay licensed with a broker. They like to call them “desk fees”. Imagine if you were paid as much as you make now as a nurse BUT your employer will make you wait for your pay. One month it will be a normal check then the next month you only make $1000 because it is winter and people don’t like moving in winter. The next month you get paid the money you missed the previous month but you owe the hospital $350 for the desk you used maybe twice last month because you work from home. Plus you have to pay Board of Realtors fees every 1-3 months. Plus a one time large sum the beginning of every year like over $1000. 😂 plus traveling. Plus you have to make the ads for your Hospital so you get clients

The truth is exactly what clients want from real estate agents. If clients feel like agents are hiding something from them, they will bolt. Disclose everything!!!
They arent clients, they are called principals.
RE is brutal. It’s not a game, you need to be TOUGH to make it.
I don't think people mind working 12 hours a day. I think what matters is if those hours are worked for yourself. I work a 9 to 5 (really its 10 1/2 hours because of the commute) and it sucks the life force out of you.
facts, when I was working 12 hours a day at a cent plant it was awful the days dragged and I felt like I was doing nothing, now when I work 14 hour days for myself I feel like im productive and its not a chore!

This is so true. As a real estate broker, I’ve been encountering a lot of stress but after completing the sale and seeing the joy of the party I’m representing after becomes fulfilling 😊
It's true...Too many agents only talk about the good. There are also bad & ugly aspects of the business.
I was thinking of joining real estate but need to take a budget friendly school to get my license. I have been working in property management I am familiar with that part of it. I am at the age where I want to accomplish this in my life and as a women I struggled with show much I want to show I can do it whatever your struggles in life are. I was in an abusive relationship for over 5 1/2 years and it took a toll with me and my daughter and really want to move into a positive path. My passion is also makeup, but it’s hard when no income is coming in from that. Any inspiration or thoughts are appreciated. Thank you.

Working for yourself to people who don't seem to think our lives are a constant vacation! The truth is, you will work 10X harder and in order to be successful you have to fall in love with the process. You have to love it even when it's hard, even when you are failing but in your heart you know there isn't anything else you want to be doing.
"When you love what you do, you will never work a day in your life." NOPE, When you love what you do you will work harder than you ever have before.

Yes girl yessss! Love the breakdown and transparency, more people need to understand what they are getting themselves into! So many moving parts in the transactions you are juggling. This business is not for the faint of heart :)
Great video. I can relate to all of that when I first started. The only thing that was different for me was I never went into the office. I found for me that working outside, specifically in cafes, parks, and bars led to more deals than when I was in the office doing floor time.
I’m going into real estate this next year and I kinda don’t want to be at an office. I know I have to sign on with a principal broker but I want to work from home or wherever.
You can do that. A lot of agents work from home

Thank you for being real Loida. I am just submitting my application right now and it helps to mentally prepare myself for certain scenarios like you mentioned.
You forgot to mention when a client runs you all over town, doing all of the "leg work", research, etc. and then uses their relative or friend to write the deal up.
Another one is when your "friend" buys or sells and uses the listing agent or some stranger to write the deal up.
I was an agent for 3 months sold 3 properties but it just wasn’t for me. I didn’t enjoy it, good thing it lead me to real estate investing. Now that’s for me that’s how you make real money !

Wouldn’t a final walk through help with knowing if the seller ever intended to move out? If at the final walk through you still see all the seller’s items in place then probably the title company won’t cut them a check until they move out.

I’ve heard many stories. I work for a real estate agency but as an IT person. I always thought about trying real estate as a profession but then I’m like not sure I want to put up with all the drama. IT is drama enough for me I think, even though I’m pretty sure if I could do real estate and do well I’d make a lot more money, computers don’t pay like people think unless you’re designing them or a network admin

yes, that's fine. I did my courses online. THe actual state exam has to be at one of their locations depending on where you are located.

You should have money saved up to cover you for at least 6 months.

That's why people should have sales experience prior to real estate school or be a inside agent for a real estate company...also one important thing they don't teach you is "terms"... giving ur seller more time to move out...or little house warranties of up to 250$ to avoid call backs....it Is very important who u choose as your broker!!! Tbh I think everyone should have sales experience regardless of the field they wish to enter in, the communication and persuasion skills one develops to be successful in sales is unmatched, has tremendous carryover and can be applied to any other aspect in life.

Well done, great descriptions of the human condition. As a business owner I’ve had everything from people threatening to kill me, Locking themselves in bathrooms and even one customer hit me with their Toyota Tacoma going 30-40 miles an hour in our parking lot. Assault and battery felony went to prison. Yes at times dealing with the general public will stretch our patience to its limit and beyond.

what's the benefit in staying with the client after escrow closes and the seller refuses to leave? can't you leave since you're no longer part of the transaction or is it because you are trying to maintain a relationship with the client? what's the reason for staying in that situation?

Weirdly enough as a new agent I want to join a team, not do it solo. I want to learn as much as possible before going solo. By the time I go solo I should be fairly set to be on my own anyway. But, by no means do I want to go solo. That's the hardest and least smart way to learn in my opinion.
Interview different companies and teams and find one you feel is the right fit for you!

I was as shy as anyone could be when I first started at 19 years old. 8 years this month now and it was the best/ toughest decision of my life! The life blood of this business though is talking to people, so you will have to learn to adapt with that shyness and not let it slow you down. Just my two cents, good luck!

Omg yeah I was wondering this too. I am someone who you could say is on the quiet side. But, I think id rather do this than work at McDonalds. I've only had one job before and it was at Kmart like 5 years ago. It took me some time to get used to being a cashier, so yeah I've worked with talking to people before, it's not that bad but the pressure of being hurried up really was ass.
