House #2 was a Hiroshima.. No attempt in fixing. I personally liked the first house. Maybe priced a little high, but very spacious and clean and seemed to be a great Renovation.
Came here to say this too. Also, once you get back into the 1960s/70s, there may be no insulation at all in the walls. It's starting to cool off here in SoCal so you may not notice a lack of insulation now. But watch out in the summer!

Now there is no silence anywhere and you hear firecrackers (or worse) when night comes.
The first house looked very nice. It looked bigger that the square footage due to the high ceilings and open feeling. Remember that the property tax is based on the square footage. Make sure the porch addition was completed with permits or you may run into problems later. Good luck Alex.

The kitchen & bathroom renovation is a massive highlight because they cost the most to get done. If it's within the budget I'd say it's probably the one to get. If you have more time or not in a rush then keep looking and wait for the market to become a bit more saturated. Also never buy a house with termite damage or has been known to have termites. Almost everytime it has termites you will have to rebuild entirely.
Since you mostly do everything by mail and online, did you consider get out of California where everything is so expensive? You may able to get a nice property in another State where have enough land to have your shop in the same property and with more space. You can save not only in high California taxes, also transportation and time, basically having the same salary with lower cost of living.

More important than how a place looks: how is the neighborhood? Classy, trashy, renters, apartment buildings? What is the quality of air and water? Is there a small airport two blocks away? Is there a fire station a block away? Are there families with kids your age? Is there a metal head commune next door? Is there a millionaire next door that squeals his Corvette into his driveway at 3AM? Is the neighbor having sovereign citizen parties every weekend with shooting and hand grenades? Is the house built over an abandoned mineshaft that has to be filled in with concrete? Did the previous neighbor sign your house over to their nephew on his deathbed? I’ve seen all those things happen and none of them could you detect by a quick walkthrough.
the first house was better than the others but i bet u can find better houses for this price 1m . so dont rush mr alex , patience is the key to evyrthing and with a clear mind u will not make any wrong moves.
you are probably wrong about the golf course view, because if u only have street views, then that will get boring after couple of hours already and then u are just stuck in a 1,4 million cardboard box if it doesnt even have anything to look at but the only downside of the last one is probably the small size of the pool.. which you could probably make into edgeless drop-down pool or smth tho...

The first house is your best bet out these. I'd get those "blueberry tree's" yanked out and replaced with a different form of shade. those attract many different types of insects and they are really close too the house so you would more than likely get little critters coming inside. other than that the space is reasonable and the house is beautiful.
Out of these #1 looked the best, the only con is you have no idea what might have gotten hidden when they renovated. So if you decide on this house I would get all the paperwork on what was done, a guarantee on the renovation and repairs and that nothing was hidden from you - like a rotten beam. I'm not saying that's what happens but that's something I would like to know when spending that kind of money.
Im in Australia so I dont know if you have the same problem over in the US, but I dont even consider houses built between the 1930's to 2000 because of the asbestos products used in those houses.
Houses built between 1900and 1930 are the best. They are made with old growth wood which is illegal to harvest now. Also usually all hardwood floors and built on perfect substrate. The problem is finding one that was cared for.
The best thing you can do is move out of California into an area with more reasonable real estate prices. You have FedEx and there is NO REASON to physically be in California!! Having to make that kind of mortgage payment every month is going to create a tremendous amount of stress for you ending in divorce or loss of family or worse. That kind of money is absurd and a THIRD of that amount would buy you a great huge place in the Midwest. Just saying…
Congrats if you are buying a house! check more houses and check the ones recently sold around the place so you have an idea of the current market and don't overpay.
Wow one million dollar for a family house that is insane. Our house we bought for little over 50 000, it is round 200 square meeters and it works so I am glad I do not live in the states.

I'd put an offer of $1.25M on the first house and see if they counter. I think between people being allowed to work from home, big taxes there and the interest rates going up, it's more of a buyers market.
House #1 and #4. I'd get #4 myself but the fire hazard is real. The view is great and it has nice stairs. But idk check out the neighborhood and what's good long term for you.

Best thing to do if you suspect termite damage is to inject some voltage and monitor them under a thermal cam to see if they get hot.

Always consider that anything built before 1982 is susceptible to have hazardous materials like lead, or asbestos. 1983 and above is a huge plus.

Real estate prices are out of control in CA. I paid $140,000 for my 2500 sq ft house in Alabama with three acres.
Don't buy an old renovated house. There is a possibility that things that were not good were hidden.
The interest rate is so high. Are you planning a full cash purchase? Because the monthly's are insane at these prices.
