The last house looks pretty tempting. If there’s no problems I really think that could be a top contender for you. A 20 minute drive is manageable if your ok with that. I made that decision when purchasing my house. I tried to look really close to my work but ended up 15 - 20 minutes away and the house I found was also the cheapest and the newest out here in Florida. I haven’t regretted it yet and it’s been almost 3 years. I purchased mine right before the housing prices went all crazy.
I think the houses got better as the video went along. To me the last house was a great house to raise a family in with plenty of space and privacy and open concept. It was also newer which should mean lesser problems hopefully.
Another vote for the 4th house. A 20 minute commute isn't to bad. The house is beautiful, plenty of space, a pool and yard space. Looks like the perfect home, pending an inspection of course.
Hi Alex, don't be afraid if a home is from the 60's or "old" as you say. Homes from that era were actually constructed better, using better quality material than they're using today. Believe me. If the home has been well maintained, it would still be a much better proposition than a newly built house. A newly built house will start to crumble after 20 years or less. That house is still standing strong it seems, and if it doesn't have termites, it would be a good option. You can always do small renovations internally to make it the way you like. As long as the bones are good.
I'd start the paperwork on that last home because it looks like it would go off market really fast! It seems more suitable for your family, nothing outlandish, looks very comfortable and manageable.

The house with the nice smelling flower looks good to me because it has a lot of renovations done in it, the price is worth the house even with the location. However,you might find another house (which might be more comfortable) outside Northridge but if you are sticking to the idea of you not wanting to be too far from office,I suggest you go for this flower house.

Definitely the last one, and I never preferred having my house close to my work, believe it or not it makes me feel lazy going there. The last house gives you positive feeling and once you started to imagine where your furniture can be placed in it, this means this is the right one. Mabrook in advanced.

The last house gets my vote. Your youngest daughter is so funny but she also pointed out a lot of things at each house. She may grow up and become one of those multi million dollar realtors that only sells houses that are 20 million and up. The last house the pool would need a better cleaner than what was in there. I live in Moorpark and frequently commute to Northridge, the traffic can get bad but not LA bad. The house in Simi Valley is a good contender for sure.
1st and the last house are good, 2nd and 3rd house seems to have congested rooms. 1st and last house have wide area, tall walls, covered with trees which provide much privacy. the last house seems to have much better air flow and sunlight.
Alex i think the last house is the nicest but of course have to get someone to check everything out because some of the nicest houses have lot of hidden secrets that they cover up or can't see because your only there for a few minutes and doesn't give you time to check anything else 20 min drive is not to bad as long as in the future it doesn't turn in to double or triple the drive time but some time it's because of the growth in population in some area's wish you the best in which ever house you get but last one is very nice and looks like your instinct kicked in the last house because you felt it you even said it your self on the video WISH YOU THE BEST ALEX YOU DESERVE IT

I lean towards the last house. More bang for your buck and "quick initial inspection" seems to find no real issues. That savings could pay a lot of travel expenses for many years. I have almost always worked at least 20 mins away from home. The ride home is sometimes nice to unwind a bit. If you are used to running home for lunch everyday, that would possibly be a big change though! It looks great, happy house hunting! Let us know what you and the family decide!
Some houses looks small but that's only because they are filled with fournitures and junk. The whole challenge of those visits is to project yourself into the house, without thinking of what's already inside.
1.18 is your house. Everything is awesome about it. And 20 min to/from work are perfect to relax driving and disconnecting from the world (of course, just if you like driving)

As far as i know they do sell furnished homes , that include in pricing. People usually sell their rental homes if its empty. Or its been forclosed. It would be strange to see tenants and landlords all the time, but it happens. My market story , in 2020 they sold small 2bdrn/ $700k house, behind back fence line from me. And in 1990 they where for $220k. Only value you get is working with neighbors and finding better deals.
i like first and last.. the first is so huge by European standards. Depends if you maintain or not. The last requires least maintenance and renovation.
My advice is make your decision based on the location and the area of the house as long as it does not have any structural problems. You can renovate any house and make it modern but you can not change its location and area.
I dont know regarding american regulations but before year 2000 in UK all buildings contain asbestos. Be careful when drilling and doing any kind of renovations.
The last house was better than all the houses that y visited as of now even am watching in the phone i fell like more comfortable and its cheaper compared than the others
The first one, good area, less fire risk, large plot, more likely will hold value and on one level I think and nearer to work is always a Godsend. In some stances old houses are better made. Yes the down side it needs renovation and you could stamp your own style while renovating it, better than factory lol. It would be a better investment in the long run and if one level better in your old age if you are planning to bed down and settle through old age in it. The choice will be yours at the end of the day. I think when you do find the right one you will feel it. As you you mentioned you will not get everything you want. Weigh up the pros and cons then do the compromise. Good luck and do not leave it for too long searching as you may have regrets.
Even though price/size makes it a deal breaker and it doesn't fit Alex's needs, I loved the second house, sweet house with a great view. My favorite from this vid. The last house seems to fit what you are looking for, very cozy house with space for the kids. I would keep an eye on it, Alex.
Last one is my fav by far, even if it would be 10min more far away from work; There's more privacy, area looks quiet, and looks more interesting for your buck. If the inspection isn't too bad, it could be a good investment I guess...
I really like the house out in simi valley. Pretty decent for the price. As everything is renovated and modern now. So i vote the house in Simi Valley!

Personal opinion, all though all houses have interstellar prices, the first house is the one i like the most, bedrooms are huge, lots of space, insanely big back yard, can do lots of things with the kids.

In my opinion the third house is the best and 20 minutes away from your workplace is not that far. I am traveling about 18-20 minutes to work every day and it seem to be pretty close.

Wow, last one was exactly like a dream house. Very big and spacious plus had several rooms which the other ones don't have.
Also the pool was nice.

The 3rd house is very nice and the last house is a must have and a no brainer.

I live in Simi, so I pick that one. Also, the whole town is currently getting fiber internet installed, look up "Simi Valley Fiber City".
