      @@littlebrotha123 Yep! I noticed a comment on social media about them thinking of selling soon and so I went by and door knocked with a packet and some sales data. They had a ton of agents hitting them up to sell but I was the only one who knocked. She appreciated my tenacity and we scheduled an appointment. They ended up selling and buying with me.

      @@Caleb-fm1hp She posted on a local word of mouth Facebook page looking for a moving company recommendation. I put her name in the property appraiser's website and I showed up at the door with a plethora of info for her and followed up by sending a hand written thank you card. A week later she called me to set a proper listing appointment

    I went door knocking for an hour yesterday. I had a really fun time and I got to meet some really nice people. I don’t even have business cards yet but I gave them my name on a sticky note 😀 I think it’s really important to get out there & BE SEEN. In 1 hour I hit 10 homes & I had FUN! Make it fun! Make it something you look forward to! Thank you for your advice!!! 👍🏽

    "You will crash and burn." Love it, held my first open house last week and knocked on 100 doors the three days leading to it. Crashed and burned on 10 of the 12 people I talked to. Took the rejections with a smile, didn't care, and I will only get better.

    first time doorknocking today did it for an hour before i got mentaly destroyed, only 3 people answered the door, got 0 contacts, live in texas every house has some sorta gun sign that says no visitors, was extremely stressed out, going to try a friendlier neighborhood in the city tomorrow

      My first time door knocking I did it for half an hour, got 2 people that wanted to sell in the future. Am in Texas as well. You need to pick better places and work on your scripts.

    Door knocking is the best. I do about 6 hours a day... and trust me it pays off! Takes time to generate leads but if you stick to being determined and persistent it pays off. Bryan is absolutely right... You never ask "CAN I HAVE?" you approach it in assumptive manner.. "Let me get your email and best contact number". People appreciate honesty! Bryan great video.

    I like to say "is it okay to ask you a couple of questions? and when they say "yes" (because it's only two questions) I say "great... second question.... and ask if they know about the product. Always gets a smile and breaks the ice. They feel relieved that it's really only one question.

      Pretty good opener, only thing...I'm very adamant about not asking permission. Instead of "is it ok" I always suggest to my sales reps to say "let me ask you" AND always remember to ask them their name in the begining so you can refer to them by name it helps build instant rapport.

    4 years ago I started watching your videos in the beginning of my real estate career and I was struggling. I went door knocking on a Saturday after lunch and a home owner was showing their apartment to a buyer and then we schedule an appointment and I end up listing and selling the condo.

      Bryan have you ever read Ninja Selling? Great book and in conjunction with your listing presentation approach (which is fantastic), I would be curious to see how you feel about it. Check it out! It really enforces a lot of what you do in your coaching. Some things are timeless. Tom Hopkins is a brilliant sales mentor i have followed for years, and his old school techniques and approach to sales are just as relevent now as ever in my opinion. Anyway thanks for your vids. Keep crushing it.

    I just started door to door today so pumped to get started but literally only two people even answered their doors lol. I knocked on about 22 door and only 2 people even opened door. 1st was a renter(my company only works with home owners) and 2nd I came close to closing with but my lack of experience let her slip at the end. However I'm not down about it. I almost had a sake on my first day. Could be actually gotten one if wasn't too cold and people answered their doors :)

    Thanks for saying this! I am so fucking tired of coming off as something I am not at the beginning. Scripts ALWAYS have some misleading bullshit. I think it is good to be real, but have honest enthusiasm as well. Pitches and scripts should be this. Very simple, but try to converse with people and also, know when they are not worth talking to and just depart quickly.

      It's not about the questions you ask, it's how you ask them! You must have confidence and your intention to help them must be there. When you build rapport and the client knows you are there to help them you can ask them pretty much anything. Also, tonality is VERY important...approach like a doctor! You are there to help and yiu are an expert

    I sold a house a week ago and have a post card of the house sold and I put how the house sold for 13K over asking. I tell them teh fees associated and pretty much say if you want an estimate and a rough estimate of costs " call me and we will setup an app" I got 6 conversations and 3 ppl may take me up on it. Door knocking works and I was a skeptic beforehand.

    This is a general question for everyone. Would you say it is okay to dress casually when you door knock? For example, I live up in Toronto and because it's cold, I tend to wear a sweater and jeans. Should you always wear dress clothing?

      Depends what you're selling. I sell Landscaping services and I wear work boots, work pants, and a hi vis jacket. Works for me lol.

    BC would it be a good idea to offer a $500 Home Depot raffle each month and all they have to do is give you an email to follow up if they win and then ask them to go like your FB page to be entered....just throwing this out there....I have a nice leave behind that I plan to use for door knocking but I wanted a nice value driven way to get their email or phone number by offering something of value...LOVE all your videos man! You are where I want to be!

      there is no best time. pick a time you can be consistent and do it daily. law of averages always comes into play.

    I've talked to several agents at my brokerage who don't use scripts when they door knock. They seem to think that it's more natural when you play it by ear. Bryan, what's the disadvantage in just having a conversation with a home owner?

    Does cold knocking or calling any type of permit like door to door sales do or is it different rules? When I did door to door we had to get our permits through each municipality we knocked in. Also, great stuff, I'm gonna study and note take your vids a good month or two daily for an hour before I start my online exams. Do you think it's better to be new to an area to start this process and build a career in real estate when you dont know anyone? Living in CO and am from PA and havent met many with quarantine. Will watch your COVID vids soon, thanks!
