Paul, I live in breezy point New York with a very similar story to rainy breezes band of a band of beach lovers raised $1000 a family and bought Breezypoint New York from the federal government for over $1,000,000.60 years ago. February is a possibility for me once again it’s almost as if you’re talking about my hometown. Thank you very much. Look forward to hearing from you calling my phone is the best way, thanks Paul
It's no longer the price of the home or condo in Florida. It's now "How much is my insurance/condo fee going to be, and can I even get it insured?" Agents know this; people from out of state or who don't do diligence don't, and agents certainly won't tell them. It's why you see so many condo owners in FL trying to dump their condos at firesale prices before those new maintainence fees come in.
A former boss had a husband who is a real estate sales guy, he didn't bother to tell me about a $300 a month condo fee on a property I was considering. My boss claimed I was wrong, but I was not and didn't buy it. $300 a month makes a big difference if you are financing. In the early 80's I rented a one bedroom apartment that was about one minute from the intracoastal waterway on Okaloosa Island in Ford Walton Beach, FL. $150 a month. Might be a bit more 44 years later.
@@larryvaughn5843 Exactly, just like Timeshare/mobile home properties. They show the the 'cheap' long-term cost of what it would be if you rented hotels/homes for 10 years, with their current 'low yearly fee'. They tell you it 'goes up a bit' but never how much. Then you see folks trapped for 20 years paying 4x fees even after they've paid off the timeshare. No legislation/laws for relief. There's always a hook; people just have to figure it out and share to others so these traps can disappear.
Actually, every customer I’ve ever worked with I told them if there’s an HOA. I inform them that this is what the monthly HOA cost is or what the condo fee is. Now any buyer who doesn’t realize that there’s a fee is not paying attention because it’s clearly listed on all the documentation and there’s a document that they have to sign that literally tells you you’re paying this much per month so anyone who bought and says they didn’t know obviously didn’t read the paperwork. Please READ before you sign a contract

Your board looks fun cool shape. A video where you talk about all the places in Florida you can surf most of the year and the median home prices in those areas would be cool. You should SUP surf you can start out practicing balance and paddle technique of flat water then take it to the waves. Then you can sit deeper than your son and take his waves lol cheers bro🤙🏽
Thanks Paul for the video, although no fault of yours those mobile homes look unsightly and so out of place next to the high rise buildings. Sorry to say "Old Florida and its affordable beach accessibillity is gone.
Beach shacks are the bomb. For some people it's worth paying 400,000 to live in a shack because they're right next to the ocean and can enjoy everything Florida has to offer for others they'll just have to come down here once or twice a year and enjoy it while they can and then go back up to the frozen north and congested city.
Who cares whether it's a "shack" or a mansion? What are you prepared to sacrifice to live in such a nice area? The 3 rules of real estate are location, location, and location.
. Exactly. It's ALL about being in what MANY consider to be THE BEST Winter location in the country .. From Boca & Delray.. up to Palm Beach ⛱️ along A1A is THE place to be. To pull that off now for under $400,000 is a miracle. If it were only 1959 again. 😊
Florida has become a playground for the wealthy, working class and seniors are leaving, I live in Connecticut have a condo in Florida can't believe the insurance costs and taxes not to mention how high HOA fees are getting that's also because of insurance its not the cheap state it used to be
Well we are talking about a Home that is literally 100 yards or less from the ocean that doesn't come cheap no matter what part of the United States you live in.
I just drove through and saw these about a month. Go and it's an absolutely beautiful. Stretch of beach, but the mobile homes are literally 5 feet apart for each other. And they're probably 70 years old. They look like they're gonna blow off in the midst of any storm that comes their way. It's really insane that people are paid $400 for. How nasty and old these things look. What I'd really like to see is what the inside of one of these seventy year old bees look like? Are these people living in a mole box or what
Riding that skateboard at fifty eight is beyond awesome. I will suggest that injuries to a person your age will not heal as fast as to a twenty year old. And they might even be permanent.
Paul: The reason the missus feels like she does is her knowing who your caregiver is going to be. And needing care after a car accident or typical fall is one thing but having to tell people why your wife needs to give up part of her life because her 58 year old husband fell off a skateboard is going to be the final straw. Maybe it's time to start thinking about how you will be justifying that.
Ahhhh one of those Realestate agents , it’s only $400 thousand…..another $13k a year on maintaining it not including insurance, this is 🥜 nuts , at least for me
No I'm not one of those realtors. $400,000 in Palm Beach County isn't that much for a home when the median price is $630,000, yes that may be a lot to you for a trailer but it's a trailer 100 yards from the ocean. so yes if you want to live where you can walk out your front door and be on the beach in one minute you're gonna pay $400,000 or $800,000 or whatever that seller is asking for or you don't have to but someone will and someone always has.
For some Florida means Beach... no beach.. no bother. I was a Snow Bird in this area since I was 2 years old.... 100 steps to the beach. Florida USED to be affordable. Now it's over built and crowded. I had the BEST Years. I used to ride the Polo Ponies along the intercoastal at Gulf Stream BEFORE it became a golf course. Those were the days.
The THING here is the location. In Palm Beach ... Ocean Front is measured by the INCH. That spot WITH Trailer = $400,000. That spot Without Trailer = App. $375,000
Actually living in a trailer makes sense since it is not the end of the world when it gets swept away in a storm. In fact, it is the only thing that makes sense if you want to live on the beach regardless of the amount of money you have. No need for insurance (except liability) as long as you realize that the money you spent will go right down the drain with next storm. All you have to do is walk away after the storm and find a new place.
I couldn't live on the ocean in Florida and sleep at night during hurricane season. Last fall I bought a brand new home in Palm Coast (yeah, it's not South Florida, but that's fine). It's west of I-95 in a FEMA X zone (no flood danger) and I'm still just a 20 minute drive from Flagler Beach. That's close enough. 3/2, 1500 sq ft on a big corner lot in a regular neighborhood. 350K.
Every hurricane season we snow birds would watch the weather map.. as each hurricane 🌀 formed. Some would head straight for Gulf Stream / Briney Breezes area.. and at the last minute vear off. 😮 fun game. 😱
Cash only sounds like you can't get insurance. 500k! for a 30k Trailer on a 20x10 lot!! Some were asking 1mill for 2 bd trailers!! Wow! I'm with @williammcconnell8141. Paul you really are putting lipstick on a pig right about now. You also forgot to mention those people are some weirdos. We live in Ocean Ridge and we usually walk down and they just stare like you trespassing.
@@PalmBeachesPaul As far as lot rent in a park, that’s reasonable. Most are 800 plus, which becomes an issue for us retirees on a budget!! I’ve also noticed the taxes are rising along with insurance and W&S, Florida feels like it’s going in a direction that says we have enough migration already! My 2 kids are in Broward County and there’s NO DEALS in that area and it’s CROWDED!!!
Yeah someone already told me that. when I did my research they said there might be one other but then another article said it was the only one so I wasn't sure
The deal fell through because everyone was going to get an equal share of the money. Owners of waterfront properties felt that they deserved a larger share. It went downhill from there.
@factsmatter1172 that is true but ) $400,000 is affordable to people in my market because the median sales price for a single family home in Palm Beach County as of January 2024 is $615,000 and for a condo/townhouse it's $325,000 and that's certainly not one that's 100 yards from the ocean. Thanks for watching.
@@factsmatter1172 $400k is affordable for common folks. The median home price in the US is $381K, so $400 is right in that ballpark. I also think you're missing the key element that $400K is VERY affordable if you want to live 100 yards from the beach.
Spoke to a guy today who lives there and his family bought it for maybe $57,000 and said it's worth $280-$300,000 now. Try finding anything that close to the beach for less if you do buy it.
Again.. NOT about the trailer... it's ALL about the land LOCATION. If you lose the trailer you just shove another one on it. Some have boat slips on the Intercoastal. A nice feature.
@faithrada it's all about the location remember folks the number one rule in real estate location location location. The better the location the more expensive the house is gonna be no matter where in the world you're looking. I could go buy a basic home in the middle of Florida for dirt cheap but I'll be staring at cow pastors and that's not what I want, if that's what you want then that works for you but I love the ocean, so unfortunately if you want to live by the ocean you take the risk but you get the reward and that's the same for Hawaii and Fiji and Japan California, Alaska no matter where you live if you're gonna look at the water it's gonna cost you more money and people are willing to take that risk and they have been for centuries this is nothing new. so to all the comments about oh a fool in his money, no a person can do whatever they want with their money it doesn't make them a fool, if they can afford it and if they can't afford it then they learn a lesson. if I had $400,000 to burn I would absolutely buy one of these trailers and live steps from the beach and for all those so concerned about the hurricane, hurricanes usually take weeks to form and the weatherman here will be blasting it on the TV every second of every day for two weeks before the thing ever hits so you have plenty of time to pack up and drive to your grandma's house. Love all the comments, keep them coming, keep watching the videos. I don't get on here and talk much like this but I was bored today.
There should never be a home anywhere that costs over 100,000.00 $ and have less than 1 acre I live in Polk County. My place is taxed at 32k. But Blue people are building 300k houses all around. Florida is going the way of LA
Most of these units available are built before 1976 and not up to code. If buying the property to put a newer unit there as an option, the price is not worth it. The are also way too small for the price.
Water view yes, but it's still a trailer! $400k? No thanks. Lived in one for many years growing up but never again! After a hurricane or fire it will be gone. Bought my first surf board as a kid right across the street and now I boat past Briny on occasion. Every body there has a boat seems like.
For some unaffordable, but for others... manageable. The One Percenters would by 3. The new American Oligarchy is REAL.. thanks to a corrupt Supreme Court. Why voters continue to vote AGAINST their own Best Interests is beyond me. 😢
Until the next Hurricane hits you. Then those snacks are gone. No Thanks. I grew up an hour from the beach in Massachusetts. A 20 minute drive from high ground and highway obstacles inland is not a problem for me.
Why not tell us the square footage of the size of these things? So people really know what they're looking at which is pretty awful awful. And to add insult to injury they're all singlewides
same can be said for luxury cars, I mean is a Bugatti really worth a million dollars. it didnt even cost anything close to that much to build it but idiots buy them all the time or pay $500,000 for a Bentley. A fool and his money is what they say.
@@PalmBeachesPaul understood, but bang for buck comparison wise, for roughly the same price (or less) I would spend the money and get a better value on a Caribbean island or somewhere. That neighborhood looked like single wides in a trailer park for 400? I would rather do something like this... ua-cam.com/video/2kTkvIyJJZc/v-deo.html
me too, I would never pay that much for a tin can but then again I would never spend more than $250,000 for a Bugatti and yet fools spend millions, its just a fast car, but that gets old pretty fast and not being able to drive it whereever you want without always being worried someone will hit it
Mr. P.B., do you have any new surfing cribs with 5-6 rooms and 4 baths, with a pool and jacuzzi, because of my amateur surfer? For under 3M/, I prefer under cool cash. I would instead take care of business with $Benjamins. The place resembles Laguna and LaJolla Newport Beaches at SolCal in LA. May 2025🎉; you, sir, and the misses have a glorious- $profitable year for you.
why are you doing a fundraiser. i live on a1a. there are no reasonable priced places anymore. most people can't afford at least 400,000 plus fees, plus insurance, plus taxes. you have to pay cash because no one will lend money on such a place. they can be wiped out in one storm and there goes all your investment.
$400,000?!! Yeah that's affordable. That's the reason I left Florida. Homes are over priced and not worth it. If I could afford $400,000 I would just buy a house. A nice house is about that price or more. I would never pay that kind of money for a trailer.
It's a trailer park with residents who can afford to pay $400-$800,000 cash for a home and live within walking distance of a beautiful ocean with a beautiful beach, so you call it whatever you want I call it paradise and I would live there in a heartbeat.

Back in the mid-2000s before the real estate crash each owner was offered $1 million for their property. Some of the people wanted out. Some people didn’t wanna sell and when they finally wanted to sell the market crashed and the deal when south.i know because some of them bought condos where I live a half mile away
After Ian, you couldn't give me one of these places.
This is a very cool and informative video, well done! Liked and subscribed
I really appreciate that.
North Hutchinson Island, FL has beautiful condos and NOT trailers for under $500K. I have a 2/2, 1995 build and it passed all inspections. It's under $500K.
I grew up in Boynton bch. Nomad surf shop / Ron heavy side. I remember when the rumor was the people in the trailer park on the beach were offered 1 million a piece. I was growing up in paradise and didn’t even know it.
Sounds like you grew up in a great place
Yup..I learned how to square dance at Briney.. back around 1959. It was super quaint back then.. before Air Conditioning changed everything.
Can't stop "progress" 😢
Check out Frostproof Florida someday, affordable for someone especially retirees looking for a slower lifestyle.
I'm learning self control not posting what I really think about these home prices in Florida
🤣🤣🤣 thx William
Let’s see, all this comes with a monster governor, poor schools, ignorant Citizens, and high crime. What a deal!
He thinks 400,000. is affordable? WOW!!!!!!!!!!!
YES!!!! $400K is affordable in Florida.
@PalmBeachesPaul apparently JP isn't from Florida. Most properties on ocean front are million dollar plus!
You could rally to move some of the 13% in and within two years they’ll be 30-40k…
@@janephillips3627 Right On!!
@@PalmBeachesPaul Not a deal Fl is a joke
Thanks Paul for the video, although no fault of yours those mobile homes look unsightly and so out of place next to the high rise buildings. Sorry to say "Old Florida and its affordable beach accessibillity is gone.
Thx for watching and yes maybe so but those mobile homes were there 50 years before they built those modern looking townhomes. 😃
@@PalmBeachesPaulAnyone remember when that "highrise" was the Pelican Motel?.. complete with shuffleboard? 😅
It's like q condo, apartment ,you don't own, like putting q rv on some land, only good l7ck trying to move it
Cool old places, time capsule!
You said it. SHACKS
@@PalmBeachesPaul every where up north isn’t a city. The opposite. We didn’t even have winter this year
. Exactly. It's ALL about being in what MANY consider to be THE BEST Winter location in the country .. From Boca & Delray.. up to Palm Beach ⛱️ along A1A is THE place to be.
To pull that off now for under $400,000 is a miracle. If it were only 1959 again. 😊
Beach shacks in that area go for at least $1 million. It's all about the Ocean Front... NOT the structure.
Florida has become a playground for the wealthy, working class and seniors are leaving, I live in Connecticut have a condo in Florida can't believe the insurance costs and taxes not to mention how high HOA fees are getting that's also because of insurance its not the cheap state it used to be
Very cool place however not 400k cash cool. 😊
You can use a home equity loan from your primary home.
How are these still here with all the hurricanes that hit Florida
Palm Beach County hasn't had a hurricane hit us since 2005 and although it was a pretty strong one a lot of homes were left just fine.
A few small tornadoes hit.. but that's all. God must like that area. 😊
Brinny is right on the water, no one has insurance anymore, so you buy another shack
Ita amazing that $400k for a home is now considered affordable
Not affordable for me. And a lot of people.
Well we are talking about a Home that is literally 100 yards or less from the ocean that doesn't come cheap no matter what part of the United States you live in.
@@PalmBeachesPaul A trailer/mobile home.

Are these people living in a mole box or what
Means they survived 70 years. They made stuff good back then.
Destin FL. Has the rv park on the beach. Think it's all Gulf rv park.

Riding that skateboard at fifty eight is beyond awesome. I will suggest that injuries to a person your age will not heal as fast as to a twenty year old. And they might even be permanent.
That's why I don't ride it anywhere too crazy and most the time I'm going pretty slow.
My wife agrees with you 100%
Mobley homes turn into scrap after hurricane, can't even image what insurance costs, if,--- you can even get qny for a mobile home in fl
Is this place for seniors only. Or is kids allowed.
I think its all ages or maybe some are for 55+ amd others any age.
Street legal golf cart can only go 20-25 mph. Seat belts are required over 20mph
Thanks, I knew you can't go on street with over 45MPH limits but not that.
400k for a trailer park? Plus hoa and taxes.
One just went on the market for just under 1 million right on the water😳
@@PalmBeachesPaul So it's no $400K ?
one was asking $400K another was asking $800K closer to the water
It's not about the trailer but WHERE the trailer is.
I was at Ron's ceremony... quite the turnout. 🌊
I will only visit Florida when it is cold up here in New England. Florida sucks now and they can have it !🇺🇸🇺🇸☘️
Are there rentals available there in those units?
yes, there is a 1BR/1BA for $2500 right now.
$2500 rent to live I a broken down TRAILER!
I'd rather hang in the coolio "trailer shack" than uppercrust beach hog mansion. Fact. The people are more chill. East Coast rules.
Move up to Perry in Taylor County if you are looking for a cheap spot.
Sweet pads!
@@PalmBeachesPaulWell said.
Or, you can live 10 miles away for half, in a block home.
where?
For some Florida means Beach... no beach.. no bother. I was a Snow Bird in this area since I was 2 years old.... 100 steps to the beach. Florida USED to be affordable. Now it's over built and crowded. I had the BEST Years. I used to ride the Polo Ponies along the intercoastal at Gulf Stream BEFORE it became a golf course.
Those were the days.
Oh boy! A trailor for almost half a million dollars BEFORE any other expenses lol
The THING here is the location. In Palm Beach ... Ocean Front is measured by the INCH.
That spot WITH Trailer = $400,000.
That spot Without Trailer = App. $375,000
omg. so beautiful
Would you buy a trailer home if it was 30 yards from the ocean?
Just what I thought.....the whole town could be swept away by wind or surge any time now!!!
You only live once
Couple million probably
After going through many hurricanes in Southwest Florida, I’m surprised these types of homes are still insurable. Most of them end up as scrap.
You are paying for your location on the sand not the removable shack.
Ocean Ridge & Gulf Stream are just about a that's left of Old Florida. We never bothered with Insurance when we were there.
What’s the hoa fee ? Property insurance ?
He said in the video it was $358.
HOA is around $385/months. I have no idea about insurance.
@leocapoccia9073 I think I've got my numbers backwards a little when I looked at it it is 385 still not bad compared to other HOA's
@@PalmBeachesPaul
As far as lot rent in a park, that’s reasonable.
Wind and flood quote on my Gulf Front manufactured home was $1100 per month. needless to say I'm self insured.
Very old, ragged out trailers stacked up 3 inches from each other in a hurricane zone, for the price of a 3 bedroom house PLUS $500/mo HOA.
I know it's crazy and they've been doing it since the 1940s
$400k for a trailer plus outrageous HOA and taxes on top of that?.....let me repeat...$400k for a trailer....a TRAILER for pete sake!

The deal fell through because everyone was going to get an equal share of the money. Owners of waterfront properties felt that they deserved a larger share. It went downhill from there.
When all this went down the news was reporting, “Where millionaires live in mobile homes”.
Fun times.
Very cool. Can you replace your mobile home with a newer modle?

400k is not relatively affordable that would be 100k.
Not in south Florida. There haven't been decent condos or homes in that price range since the 90s
@factsmatter1172 The term 'affordable' depends entirely on what you can afford.
@@richardjohnson8114 The term affordable means exactly that. Affordable for the common folks.
60,000 dollar trailer worth 400,000 crazy price
There should never be a home anywhere that costs over 100,000.00 $ and have less than 1 acre
I live in Polk County. My place is taxed at 32k. But Blue people are building 300k houses all around.
Florida is going the way of LA
Most of these units available are built before 1976 and not up to code. If buying the property to put a newer unit there as an option, the price is not worth it. The are also way too small for the price.
In a thick Jamaican accent: “all da people dem can watch and hear me makin baby”

Water view yes, but it's still a trailer! $400k? No thanks. Lived in one for many years growing up but never again! After a hurricane or fire it will be gone. Bought my first surf board as a kid right across the street and now I boat past Briny on occasion. Every body there has a boat seems like.
No. Unaffordable and what about insurance?
For some unaffordable, but for others... manageable. The One Percenters would by 3. The new American Oligarchy is REAL.. thanks to a corrupt Supreme Court. Why voters continue to vote AGAINST their own Best Interests is beyond me. 😢
You get another mobile home when its swept away
Until the next Hurricane hits you. Then those snacks are gone. No Thanks. I grew up an hour from the beach in Massachusetts. A 20 minute drive from high ground and highway obstacles inland is not a problem for me.
We grew up 5 minutes from the beach on Cape Cod... and complained. Guess I was spoiled. 😢
It would be nice if developers never get that land, they will destroy the feel of the area.
I 100% agree. They have tried a few times and not succeeded.
Its a matter of time that trailer park is gone. Can't insure those trailers
It's lasted over 70 years with multiple hurricanes
