I've never looked into wholesaling real estate. Just been building my rental portfolio, but this seems like an awesome way to stack cash to pour back into rentals! Great stuff 🚀

Anyone know how to access MLS without having an agent “make a portal” or whatever? I’m just trying to run comps for specific properties and I’m not getting a real estate license just to run comps for Foreclosure properties 😂
So lets say I'm a wholesaler and got into contract with a seller while I find the buyer and there is a $200 deposit. Do I put the $200 in escrow and then I get it refunded at closing?
I got my first property under contract, waiting for eviction process and then I’m going to sell my contract to the end buyer. Haven’t found one yet but I got money to market and find some
my state requires closing agents (lawyers) not title companies, how do i go about doing the transaction does it go to the lawyer? and i get paid from the lawyer?
Sorry, but you're kidding yourself if you think you're going to make $20 grand in 30 days. I've been wholesaling for over 15 years. "Learning" how to wholesale was the hardest job I've ever had. You can't make money, without "knowing" the business. Putting a house under contract and not having a buyer "in the wings," is suicide. Anyone who tells you something like: "it's easy to find buyers or don't worry, you'll find a buyer, is a complete liar or they don't have a clue what they're doing. Buyers ALWAYS come before you sign a contract. Best of luck to all.
Are you referring to the cash buyer or the actual resident? I was under the impression the cash buyer was willing to sit on it but what you say makes sense.
@@scotts1356 wholesaling you are the middle man, the cash buyer is who you gon get to buy the property, and then from there it’s your ball game make you researching and learning as much as you can. @@amqcataracts6723 I didn't cry about anything. I simply stated facts. BTW, I've been wholesaling for over 15 years, I've mentored hundreds of people and my only income is wholesaling. So I think I know a thing or two about wholesaling. What am I suppose to revaluate? The "fact" that wholesaling is one of toughest jobs people will ever have? Am I suppose to revaluate the "fact" that 95% of so called gurus, never tell people how difficult it is? Am I suppose to revaluate the fact that 95% of wholesalers are "wanna be's," that will turn out to be "never be's?" Way too many people are drawn into wholesaling without knowing what it entails. They see $ signs and think they're going to be filthy rich in a year or two. Why? Because of headlines like: "Make $20,000 in 30 days." SMH

Did you get your first deal done yet??
Wait a minute, so I don’t have to ACTUALLY spend the lump sum of money on the actual house? Just secure a contract and assign it to a flipper?

Hey man. Is it recommended to set up my LLC before my first deal. Or can I find my first deal and get the check to help set up my entity?
Where are th contracts at? Or link to download your book for free on your website? I dont see either. Thanks
Hi, I'm Miriam! Could you recommend a title company familiar with double closing please?

Great tips for anyone interested in wholesale!
is there a certain document or form for each state for this contract?
Thanks! Ryan great resourceful video.

How do I aquire the contract from the seller? Wouldn't he want his $100k up front before I even present it to a buyer/ flipper?

How can I find another wholesaler?

1st rule of wholesaling: Buyers come before putting a contract on a property. You don't have a business if you don't have buyers. PERIOD.
Do hedge funds pay market value for properties that need to be renovated?
Selling to all hedge funds will eventually kill the middle class housing market I was interested until that part
Good luck trying to sell to hedge funds. They buy hundreds of millions of dollars in 1 fell swoop!
muy buena informacion where i can buy get a contract that i can use to use for wholesale since im learning this new information

Don't you need a realtor to sell\buy the house on wholesale?
No you don't.

Do you need any certification or licence to wholesale?
No
Not in most states, no.
