    Hi, just a note, Gau mukh is good for residence while Sher Mukh is good for commercial..

      @growwithnav a lot that you discussed speaks to the potential of possibly reselling your home and possibly for profit. I think you should have called out that nobody should buy a house they firstly, they don’t plan to enjoy living in. And if they do, sometimes having a cemetery around or a poor school rating would mean very little.
      Secondly, the indian hindu community that follows vastu doesn’t necessarily predominate the housing market. I don’t think we should introduce religious bias. If you research some more a lot of canadians for eg are drawn towards pie shaped lots. Gaumukh and shermukh dekhe canada mein bhi?
      I enjoyed that you demonstrated research and key information and i suppose this is your opinion. But take my comment as you may.

    21:36 as you would know, common vastu directions of India are not really applicable in Canada due to change of lattitute and longitude. Canada is higher up North.

    This is great insight, I would also like to add the issue of radiation levels in the soils in Calgary (radon gas) level check, especially in unfinished basements. Keep giving well rounded information

    This year is even worse than the last. Last year, I lost a lot of money on bad investments that I never would have made if I hadn't been so worried about my portfolio. I didn't know if I should continue to invest or pay my mortgage off. After selling my investments, I discovered that the house needed more work than I thought it would. I don't know how long I can keep doing this

      Invest in businesses that have predictable cash flows to diversify your holdings. In the ten months after I hired a planner to assist me build my portfolio at the end of 2023, I have made money in over 500 different markets. If 2023 teaches us anything, it's that good luck never lasts. We should work harder to be ready for the worst case scenario even in good times.

    Cancer from power lines not a worry, if that was the case, power station workers and linemen would be magnitudes more affected to the point it would be obvious. They are not pretty to look at though.

    Pretty simple economics when all variables remain same
    You pay less , with lower appreciation
    You pay a lot more (if following your recommendation). Unless you have unlimited budget, so pick your battle
    I bought a house in front of a main road but it was around 150k cheaper . Of course there is noise so added in sound proofing ,

    I just bought a house that has a rail track (not active) behind my backyard that allows for a more quiet and private area ie not a parking lot or road. I also have a highway 5min away, which allows me to jump on it and get to my work faster rather then fighting 15-20min morning traffic to get onto it. I like the video but there's also positives for your negatives, which you missed to point out as well.

    Actually, Gau mukh lots are considered auspicious and better. Sher mukh lots are the ones to be avoided, but if it's for commercial purpose - they are considered good.

      @@jatinder4you it’s not non-sense. In gau mukh lots you get more backyard space, hence you have more green space and recreation area. Front is narrow so you have less yard maintenance to do - Most of your usable space is at the back of the house. If it’s at the front of the house, it’s just more work for nothing.

    anything with noise you do get used to it..i live very close to an international airport and dont notice the plane noise but others that are visiting point it out.

      If buying stacked, specifically in Ontario. Just remember that low condo fees is biggest glitch which is used by builders to list and sell in early stages. Once the reserve fund studies are done for fiscal year. You will be surprised to know that the builder left only minimum of amount around $25000 in reserve fund, whereas the reserve funds as per your plan study by engineers will suggest to increase the funds by 800 percent. This will put condo board on a compulsive situation to draft the 3-4 year plan of 20%hike in condo fees until the reserve funds are meeting the regulatory standards. And this was my first personal experience. In other provinces, builders are facing court case but Ontario and British columbia does not have such laws to avoid the loopholes from reserve funds studies by third party civil engineers.

    Nav, i work at a real estate board, your explanation of a high tension cable is some what incorrect. High tension cable is a type of construction, that was used to build high rise buildings. The high tension cable construction is somewhat latent defect because the cables used in these contruction get rust over the period of time and these type of building has to go through a safety survey every few years.

    Nav, I enjoy your videos as I’m trying to become a first time home owner. However, there are a lot of things that you state that don’t know but yet you still point out a lot of skepticism about the reasons. I think the video could be better and more efficient if you detail the facts as per why each reason has a negative impact when purchasing a house, you can also bring in an expert to talk about the issues. Also it could be a long-term game, where you might be aware of the downside but still buy it just to hop on, in the market.

    Most of the stuff u mentioned are reasonable and helpful. However, what u said about student purpose condos is *not true*. I own a student purpose condo with an A lender mortgage (big 5 bank). Unless rules changed in the last few months, it's not true that A lenders don't give mortgage to student rental properties.

    I bought a house near a cemetery and railroad and next to a river . The house floods once a week , the foundation call cracked . And because of cemetery I see ghosts walking around the house at night . Good advice sir , you are a genius . You should make a video of where to park car in parking lot . I forgot to say that there are electrical wires are going straight above our house . One benefit is that relatives don’t visit because they are afraid of wires .

    Living near trails can be frustrating when you find frogs and garden snakes in your backyard. If you have young kids and are considering buying a home near a trail or water body, think twice before making the decision!

    I once went and saw this hugeeee beautiful house…from the master bedroom the view was of a cemetery. Like imagine waking up in the morning and opening your window and seeing a cemetery!! Neverrrr ever lol
