    country couldnt be run on real estate and immigration, country need productivity, forign investments, exports, future oriented investments, but unfortunatley canada has nothing one of these

      Canada has farming and lot of natural resources which they need to cash on but unfortunately government thinks that they will grow economy by bringing more immigrants who will drink Tim Horton's coffee and economy will grow.

Current govt is busy with woke nonsense and sending our money overseas - probably money rerouted back into politician pockets or their friends/families my guess. Change from Canada last to Canada first is needed. Simple question for the woke, how is importing oil from other countries okay, but not using our own? Ironically we have higher safety and environmental standards than those other countries.

      Very rightly mentioned by you. Most policies we see are quick fix and lack long term vision. Earlier they had shortage of staff and employment was high, so they shouted and quick fixed that. Note they have extra staff so again its problem and quick fix going on.
      We need to develop industry and sectors as mentioned in above message

Country is very, very poorly managed because the country leaders and team are fully and clearly unqualified, not wise, weak, fiscal irresponsible incompetent, overspending and unnecessary hand outs, over taxing all working poor people from top to bottom, engaging in appeasement politics and handouts, irresponsible, and foolish. Many, many crisises were sadly, unwarranted, and unfortunately created via incompetency and grossly unfair/incompetent MISMANAGEMENT IN MOST IMPORTANT AREAS of civilians lives.

Any new government would definitely have a very uptick challenge in fixing all crisis which would be very unlikely to fix and repair permanently.       When is “sooner”? This should have been done at least 8-10 years ago. I am clueless why the income is not verified with CRA unless it was done on purpose to inflate the market.

      @siddiqze . There was a survey sent to mortgage people on how cra can connect with banks. It MUST be connected soon because stopping mortgage income document fraud will stop money laundering, crime in Canada. Housing will be affordable . People in GTA buying 30 feet detached home for 1.5 seems crazy. How many people have that kinda of income. It's common sense. Moreover CRA will become profitable because they can collect so much of unaccounted tax not reported by so many business self employed people in Canada. To get a mortgage from a bank customer MUST have genuine income meaning they need to pay income tax first. Get mortgages on real income documents. Not fake.

    If you can bring enough money to invest in real estate then you will survive in Canada. You don't need a job when you can just collect rent and at the same time hide that income and collect benefits from govt. The real problem comes only (if) when this model collapses.

      Actually they can.
      If you think about it, high home prices reduce stress on the economy:
      1. Retirees have equity in their homes that they can live off. So less reliance on social security.
      2. High Property prices = higher property & land transfer taxes.
      3. Youth rents and doesn’t buy - hence having more disposable income to spend into the economy. More people investing in alternate assets like stocks - always good for the economy.
      4. Youth owns nothing and look for alternates to multiple wealth and afford housing one day - pushing them to think of starting businesses and fuelling the economy.
      The only one who loses is the person wanting to buy a home and obsessed over this being their purpose in life. Everybody else incl the govt wins :)

      Ask your lender about that first.

      You'll pay less per month with biweekly use it if your budget is tight. Never use monthly always use accelerated biweekly instead you'll pay same amount per month as of montly , but you'll pay way more principal and bit less interest over 5 year because of more payments.

      @growwithnav but the mortgage was expiring on Dec14.No choice. Earlier, I enjoyed 1.69% pendimic lowest for 4 years. I don't know why the lender hasn't advised me to go for 10yrs for 1.69% or a little higher. I think 1.69% was once in a lifetime.
