I went there boots on the ground and also poked around with the locals and talked to a lady waiting on Buffalo Creek and a lady waiting on The Mountain. I liked the models and I do think the Incredibox concept and addibox is pretty revolutionary. Like also range of low to high variety and wood or metal. Stayed at a Beach AirBnb. Nice also. Walked the Grove, Forest, Beach areas. Talked to sales people and so on. What I don’t like and I’m not comfortable with is the key money and the way they sort of do like some pressure sales tactic such as “only 2 Mountain spots left so hurry before it’s gone.” I felt fine about the home purchase itself but not at all comfy about having any real spot to put it (Aka the mountain). I think Imo (speculation and snooping around) what the biggest issues are revolve around not having official approval to use the newer developed land for tiny homes. The older communities have been grandfathered in by law and they seem pretty safe. But law changes have blocked anything like that for the newer land. It seems also that the electric company is having trouble servicing that many homes. So I didn’t bite Bcuz I mostly worried about never having land to put it on or it being forever before I could ever see “The Mountain.” We were invited to the open house the next day to walk the Mountain but we took a pass, mostly bcuz I felt like getting on the land I was signing up for was likely going to be long delayed and embroiled in legal battles with the county and so on. Overall I’d say they prob are not the most prudent business people and maybe have bitten off more than they can chew at the moment. Not thinking they’re totally horrible or trying to dupe everyone but right now some stuff just kind of reeks of desperation to me and desperate folks tend to try to grab on pretty hard for any lifeline they can get their hands on. Of course I’m just sort of speculating and I also agree. It’s not ever a good idea to put a lot of bank on “future potential.” Better to put a modest amount of bank on what is more of a sure thing right now. One thing I really can’t stand tho is manufactured pressure and competition to “hurry up and get your spot.” (Esp if said spot is more or less a fetus that may never be born). I sympathize with the enormity of buying and developing land and infrastructure costs as well as haggling with officials to be legal, but then again if they can’t make the land happen then I’m just back to square one for existing homes on land or my own land or a rental community etc and I’m making sure I have somewhere legit to put it before I take the leap to buy one.
I agree with your assessment of the situation. I do not believe for a minute that anyone from ITH started out to scam people. What I believe happened is a much too rapid attempt at expansion that resulted in an unintentional ponzi situation where you need new money to cover existing buyers whose money has been spent on the buyers before them. The problem with this is that eventually things come to a big ugly head and your upside down. I'm sure the pressure on them is enormous at the moment. I hope things work out for everybody involved but things will probably take a very dark turn now that the town is involved. Looks like they're attempting to rein things in by lowering their payroll etc but it may be too late depending on how many outstanding orders and deposits for lots have been accepted.
The bottom line is this …. regardless of the company you are purchasing from or the product you are buying, if you sign a contract you are agreeing to the terms of the contract. Read it carefully. The more cost, the higher risk.
That's correct, but where ITH gets it wrong is in lying to their customers. They promise (only verbally - they're sneaky that way) their house will be completed in 3 months, when they KNOW it's going to be more like 3 YEARS!

Great research & thank you❤. My story below… October/November, 2022, I inquired about a Charleston Model. I researched ITH up until 6/2023 & I had a gut instinct not to follow through due to their vlogs, complaints & nothing was done in a timely manner. This was the real kicker though in the contract 90 day home warranty, 99 year lease and the amount of money they wanted upfront. “A. The Buyer will provided a Non-refundable Down Payment of $83,000.00, and the remainder six weeks prior to the start of the build.” Total cost was approx $126K. I’m so thankful I did not follow through. My heart goes out to the many still waiting.
Wow, that's crazy! I was looking at Indigo River tiny homes in Dallas Texas and here's what they have for their payment schedule , it seems a lot more realistic! Payment 1: 20% Downpayment to reserve your spot in our build schedule & order your custom THOW trailer Payment 2: 35% 6 - 8 weeks after down payment - when trailer arrives & framing begins Payment 3: 35% 2 - 3 months later - when house is "dried-in" Payment 4: 10% 2 - 5 months later - when house is complete

And if they REALLY fired half their staff for incompetence think about this: how was the workmanship of houses built in the lead-up to the firings, how long had those "incompetents" worked there for, building shoddy homes? Insane!!! I had no idea it was that ridiculous! I’m an empath and had unsubbed then went to see out of curiosity if still in business. Models now, is what I saw, very basic little of character I was originally attracted to. I got the msg loud and clear steer clear of him and company. Reading other comments I’ve always had similar issues as others here. Patience and observation and RESEARCH, reading the FINE PRINT, all are required to be SAFER, as safe is no more. I think the best thing for everyone on here that has had issues with ITH should contact Better Business Bureau and file a complaint about everyone’s individual complaint. If BBB get enough complaints they will investigate and the will be scored and people can see what the complaints against them.
We were fortunate enough we didn't lose money, we were able to sell our home & lot for what we paid. And this is one of the reason's I speak out so much about ITH. I feel guilty for many who weren't as lucky. My story is about Randy's character... Our Story… I’ve always loved Tiny Homes and the simple life they can bring…I started watching ITH videos back in 2019 just when ITH moved to Newport from Morristown. I was infatuated about the idea of a close-knit community. The way Randy & Amanda were explaining it sounded like a dream to me! Soon I was drinking the Kool-Aid, and couldn’t get enough, just like everyone else. We had roughly 50 acres and were looking to downsize, and prepare to retire. We had Farm equipment from working our 50 acre homestead. I had a Dog Daycare, Boarding, & Grooming Biz. I wanted to have a Doggie Wash/Groom shop at ITH since they were going to have “shops” for people to rent. We love to have a big garden and share our harvest with friends and neighbors. I was excited to be a part of this unique up and coming community as Dan and I don't have a lot of family. Randy said we could bring our Farm equipment and we thought we could be an asset with Mountain road maintenance. Randy asked us if we would help create a Beach Theme and do some landscaping and I had shown him some cool ideas for Beachy Grasses and some fence murals. We wanted to volunteer and try and help since he seemed so overwhelmed. Randy was very nice to allow us to put our camper at ITH to make it easier for us to do the work and stay over. Save some driving, and in case our home sold we'd have a place to stay. Win-Win! Meanwhile we bought a Mountain lot…Had shown Randy a blueprint of a Custom we wanted him to build for us…A few days later he announced the Model Homes, no more customs. I was sad, and didn’t like any of the models. Phone rings just a few days after. A call from an owner of a home that was at ITH already on the Beach. The owner knew I wanted to buy when it was sold to her!---We would be it’s 3rd owner in under, or over a year, crazy-( Still drinking Kool-Aid mind you)-We bought the home, Yaaaay! Blah, blah…working the beach theme…Trying to help out volunteering. Randy was hard to talk to, didn’t get a good vibe there even after we’d bump into him several times. I think it was because we didn’t buy a home from him to be honest…Dan thought the same. But I let it pass as he was under stress I thought. We have chickens, so I had brought some eggs from home to share with some of the residents I had got to know and love. As I was delivering eggs to a particular couple everyone knows fondly---Randy & Amanda were there, and it was the last chance I had to get these eggs to them, as I needed to be back home in Greeneville later that day. As I was coming down the stairs to the patio I saw Randy huff, puff, & roll his eyes in disgust when he saw me as if to say, “Oh, it’s her, what does she want?” “She didn’t announce her arrival” Like he was a King or something. I'm sorry, but I graduated Middle School a very long time ago and Randy is older than me! I was a psychology major in college, I can read body language. I ran out of there so fast your head would spin. I was so hurt, and pissed off at the same time. We were volunteering our extra time that we really didn’t have to help him, and him treat me that way??!!! From that day on, I was no longer an ITH Kool-Aid drinker. So at some point shortly thereafter, a resident asked us if we could help her with her forest lot. She had several emails from ITH’s office secretaries that we had permission to be there and do the work. Her lot was completely grown over with underbrush, a couple of stumps that were 3 ft tall, we cut closer to the ground. The mosquitos were out of control. We came, we conquered in one day, piled the brush and was coming back the next day to remove the brush. As we pulled up, Randy & Amanda were waiting on us. We got out of our car, Randy comes to me and starts yelling “who gave you permission to ruin my forest?” I tried showing him my emails that the lot owner had permission from his office staff. As I went towards him to look at my phone I gently touched his arm and he jerked back abruptly it startled me as he continued screaming! He runs over to my husband “what did you do to MY forest?” Not only yelling, but stuck his face and body right up to my husband Randy nearly breaking his neck cause Randy is very short, yelling like a crazy person. I could not believe what was happening! I was saying to myself, "I'm back in Middle School with an out of control sociopathic bully!" Amanda was holding me back, I was pushing to get over to my husband…Amanda was saying, “it will be alright, just give it a minute” (or something like that) …I was shaking and in shock. He told us to get out! We asked about the brush to be hauled off, he said, “Leave it!” We loaded up our tractor and equipment and left. I was still shaking by the time we got home. Just to give you a little bit of my experience with Randy Jones & Amanda Hayes character. It's not what you see on UA-cam. These events did happen to us. I am telling the truth. New sub! I was looking into ITH for my retirement years and something didn’t feel right so I stopped considering them. My first red flag was all the many, many new developments, new housing ideas without completing or sometimes even finishing the first. Then when key money came up, then their attempts to silence criticism with NDA’s…. nope, nada!
Same…I was so excited about Southern Heights…but when I asked pertinent questions (is my deposit held in an interest bearing escrow accout?) I got no response. Nothing. They may be fine and simply very busy and ambitious, but I’ve worked too hard to risk losing tens of thousands of dollars on “seed money”. Also, I was told I was required to put a 500.00 non refundable deposit on my CC just to review the “deposit agreement”. That’s right, it was only refundable IF the community did not move forward. The 500 non refundable deposit was simply to “complete the deposit agreement” so I could go ahead and send them the $40K deposit to “save my spot”at Southern Woods. They would not allow me to first review a sample deposit agreement WITHOUT them charging me 500.00. That’s when I said “nope…nothing doing”… something not right there.

@@BeDoHave-so8nr well, I have personally not spoken to him or had a bad experience with him….however, when I began asking questions about if my large cash deposit was being held in an interest bearing escrow account, and if I’d receive interest earned on the 40K deposit if the subdivision did not move forward, I was met with silence. No response to my email..no return call. Not a penny sent to them by me. The lack of response spoke volumes.

Hi Mic - You touched on what I was curious a little, I don't think you've interviewed him but Incredible Tiny Homes is partnering with a Tiny Home Community near Huntsville AL. The owner of The Cottages at Pine Lake charges phase 1 $10,000 key money lot reservation & Phase 2 $15,000 key money lot reservation, so where you saying that is not a common business practice, I don't see in website if it's refundable.
Mic, thanks for posting this information. The County Planning Commission has asked ITH to attend their next monthly meeting, which is - I believe - the 3rd or 4th week of September. They're supposed to bring their site plans for the Mountain and Buffalo Creek and explain why work continues after so many complaints and controversy. I heard that the cost of the Transformers, which ITH blamed delayed delivery for on Newport Utilities - was more likely because ITH didn't have the money to pay, so NU wouldn't release them. THAT'S THE DELAY. All is well now, tho, because ITH got that $500k cash infusion from the Koolaid drinkers who all think they're actually going to make money from their purchase of ITH "stock". I feel bad for the hundreds of so-called "investors" - many of whom likely invested money they can't afford to lose. 😮
I too have followed ItH.. I have not seen any real videos lately. I have always believed that it could be a scam. The more land and communities they wanted to get going and not finishing up the first, well, huge red flag. I feel bad for those that got sucked into them and I hope that if they want to pull out that ITH will do right by them.
Their videos are really just "sales" commercials, where the owners portray themselves as "good Christians", their followers love them for that alone, and the sycophants followers praise them like they're the next coming of Christ. Reminds me of a cult that was known for its grape Koolaid.
I was also considering buying a tiny home from Randy's ITH, but had an issue about that upfront money also. Your review confirms most of the red flags I was getting over the past couple of years. I don't know Randy, but his vibes from his videos are ADHD (a lot of voiced ideas floating around without much substance, but upfront money needed). Couldn't get specific completion dates that panned out either. So glad I delayed myself from jumping in! I had no idea about him operating without a business license. ITH may have started their business with good intentions, but it may have turned into something else. Too risky for me to chance. Thank you so much for providing this review.

I guess he thinks he's too good for that now, the creep. I agree with you a 100 percent!!! People have been waiting years for the mountain and the Buffalo Creek. Several people has been evicted for stupid reasons the company came up with!! I backed out and we’re told I would be reimbursed my 10,000 for my Buffalo creek lot. It’s been over a week and still waiting for my refund. They said they are taking out $1,000 for processing fees. As of today, I have not seen the check!! It’s been a week since last Friday. I’m trying to get my friend to move her home to a different location other bc. But she would loose her 10,000, for a lot she will never own. Randy also promised anyone going into bc will have a huge lot to plant a garden, etc. Then all of sudden on a video he shows a house and a car parked behind the home!! I couldn’t believe it! The lot was the circumference of the car and house!! It was so small that you had no room to put steps into your home and do area to plant anything!!! This definitely is a scam!!
Hi! Thanks for watching. I'm sorry to hear about your experience. The processing fees and the lot size all sound like a lot. I think it's a slippery slope because the industry has been rather small (until recently) so a lot of people do rely on trust and personal connections but you really have to ignore how you feel about a person when a legally binding contract is involved. Did you end up finding another community to go to?
I would make a complaint with the TN Attorney General's office. It can all be done on line. I would do this now before they run out of OPM (other peoples money).

Hi! Yes, unfortunately, that's very true. I think that's where the contract really comes into play. I can see where people just sign and don't think much of it because it's hard to believe a tiny house contract could be designed to put you at a disadvantage. Glad you enjoyed the video!
I have been looking at eventually purchasing from this company, but the upfront money with no guarantee of a home in a reasonable time line was suspicious to me . I also was uncomfortable with the pitch of money upfront for development of the properties. Thank you for this review. This has really put them out of my purchasing.

So under this lease to rent a lot you paid $10k to $15k for the privilege to pay lot rent for 30yrs if u can't sell it and they can boot you off of it because... whatever reason if you get booted & no one wants to buy the remaining time on your 30 years, are you then held accountable for the rest? (Example: stay 5 yrs and then have to pay the remaining 25yrs)???
I had been watching their videos for over a year, but yes, I agree with you. I did not know about the NDA before this and that to me really confirms it. I can't imagine getting a home there and then feeling stuck when things go sour.
I've been following their UA-cam channel. I have never even considered buying one of their homes as I sensed "red flags" and other aspects of their videos. I'm pretty intuitive and can read body language well, reading between the lines and can tell when something is "off." Randy is always so obnoxiously loud, hyper, ad a braggart which reminded of a carnival hustler. I have to turn off the sound when I look at their videos because I find the obnoxious bragging conversation so irritating. Seems like my intuition is spot on. Folks, there are plenty of other reputable TH builders out there. Do your homework. AND if something seems off, or too good to be true -well it probably is.

I sold cars for many years and I had to look at myself in the mirror every night so I told my boss if he wanted me to stay there, he would not try to get me to get more money out of the cars. I figured there’s a certain amount to the customer fair to the dealership and fair to me as a salesman or lady whichever… if the car wasn’t good enough for the client to purchase, I would not do it. I also warned my clients customers so whatever you want to call them good people. Before they went back into the sales office finance department know what you need and what you don’t need and make sure you check, the percentage rate that you’re buying. After a while, my boss saw the pattern and they threatened to fire me. I said OK but they didn’t wanna lose me because I had customers and had many referrals out of 10 people myself and one other man had that!You don’t treat people wrong.
Years ago..2019... I almost drank the Kool aid. Very fortunate I was able to get my money back from a Prairie lot that had not been finished. Put that money on a small home with an acre of land. All mine. He has made sooooo many promises and backed out on so many things. Got everyone all excited about THE PLANS for a community gathering center, garden area, retail shops,...etc. Nothing. I'm very disappointed in the whole system Randy has. I see they work hard...do good things..give a helping hand. But this is a business and you have to deliver on the product you advertise. He's always asking the consumer for more and more money...even beyond the actual home itself. Key money!?!?!? 30-40 THOUSAND DOLLARS!! THAT did me in. Randy Jones literally said, on a video, that money was for the PRIVILEGE of living in his community. I could go in and on with this. Thank you Mic for letting others know about this company.

Randy has always said up front, he has plans for the communities, but they're not promises, but he'll do his best to make it happen. Last year, he finally started accomplishing his plans on the landscaping.

If you've watched his videos for as long as I have (about 6 or 7 years), I've always thought his heart was in the right place, but sometimes you just have to shake your head and think, oh, Randy, please slow down, you're headed for trouble if you don't just stop and breathe for a bit and let the business catch up to your vision instead of forcing the vision with such risky tactics.

I love my ITH home, but the absolute Hell I had to go through to get it (including having to bring in the BBB to hold them accountable) I wouldn’t wish it on anyone. Seriously, the worst customer service I’ve ever received for the most money I’ve given ever given someone.
Recently, a lot of people have been moving out supposedly because of health reasons. I'm quite suspicious of why at the same time about their health reasons.
They build with recycled materials! I heard there are no inspections that he puts stickers on the home to make you believe they were inspected! The thing that really upsets me is there's NO fire inspections done. They place the homes to close together.
@@MaryZweckerOnly the RJO is recycled door panels, which is why they are cheaper to build and sell. Many of the homes are built by the Amish. Do your homework and stop relying on hear say. The majority of people there renting are over 70. This is why people end up selling as moved back in with their families for care or have passed.

So I think you should do some research! As a healthy 70 year old it's not hard to see how ITH takes advantage of the elderly! I know they threatened a lot of people. And if they don't like you you are forced to move. This reminds me of a Cult! My way or the highway! This place is not affordable housing for the Senior Citizens. So many have lost their life's savings and now have to live with their families or go to a nursing home. This is a very sad way to live. It's so easy to see through these scammers! Thank you for covering them. They are very problematic. I have caught Randy Jones in so many lies as I watched his youtube channel. Also, the constant, "we have the best prices around," "we're the best people around," etc. Reminded me of a used car salesman, trying to convince people too much. If you are a good reputable company, you shouldn't have to convince your audience. I looked into them more and saw people had given all the money up front for home and/or lot and were still waiting more than 2 years later. Some of these people sold their home or used their life savings to do this and are/were homeless or in a very bad spot. ITH doesn't follow thru on their promises. They charge $10,000 to $30,000 for a lot to rent, not own. They say it's for the infrastructure (why would I have to pay for that), yet they resell a home on an existing lot, and they still charge that 10 to 30 grand on top of the price for the home. If it's for infrastructure, why would the next buyer have to pay for it, too? If you live in their communities, you have to sign an NDA. I don't know about when you just buy a house, but I did hear that too. They also started something where you could invest in them, but I heard from another UA-camr that it isn't legit. People have been pouring their money into ITH, and I don't think they will see a return. They also laid off all those employees after they started the public investment thing. Sorry so lengthy. I know this company is scamming poor people and the elderly so I get very upset. I see how they suck people in. It's classic manipulation. @@temilouwho1320 Yes, they seem to be targeting a certain demographic- older, single women with few housing options. These people are hooked on the ITH-produced UA-cam videos, BUT people have to remember their UA-cam channel is a SALES channel. That's all it's used for. Anyone who has a problem or complaint and they put those concerns on the ITH UA-cam channel gets put on the "naughty" list. Their concerns voiced on UA-cam are either deleted or ignored, and when their lease is up, they get the "sorry, we're not renewing your lease". Then the poor sap has to try to find a new place to put their house FAST - because ITH only gives them 30 days notice. I'd like some Elder Abuse organization to step in and investigate ITH. What's going on there is no different from the phone scams where the elderly are urged to HURRY - send your money AT ONCE or you'll lose out.
I wanted to buy one until he started with the money upfront, no way am I going to develop your land to pay rent for that same land. I also heard them on a video a few years ago say if someone didn't fit in the community they wouldn't extend their lease. They are taking advantage of seniors and mostly senior women. A lot of these places are up for sale a year or two later at high prices because people are trying to get back the 10,000 by tacking it on to the sale price.
Great job Mic! I checked them out in June of 2020 and wasn’t comfortable with the demand of all the funds upfront for the tiny house. Then when I checked into the communities I couldn’t believe they required the 10k and you didn’t get that back if you sold it. Too many red flags to me. I think they started off maybe trying to help people and then got greedy. Right now I’m living out of a 60 sq ft space (tiny trailer) to see loved ones all over the US so it’s doable! But I’d love to have some land and a tiny home 💜

Maybe there are good transactions but based on the comments below, I would exercise caution.
@@MicThinksTinyyes. I've seen a posting of a contract. It states something like "the buyer will provide $30,000 as payment for a PUD (planned unit development) lot. (if buyer intends to stay in one of the communities) The 30k is the" key money". The PUD lot is rented/ leased - client will not own the lot. Then let's say the house ordered is $100k. The buyer will pay 50% of the value of the house, in this case $50k, a few days after signing of the contract. Then the buyer pays the remaining $50k for the house 6 weeks before its construction starts. So in this case, the buyer pays 50 +30k = $80k upon signing of the contract (non refundable). I don't have a copy since I didn't screenshot it. The prospective buyer didn't go through with the sale because she didn't like the idea of paying $30k (no refundable) for a rented lot in the Mountain community.
A thorough and honest review of Incredible Tiny Homes business practices. I remember I looked at many videos of their homes on UA-cam in previous years and wasn't impressed with the build quality, and honestly was not interested in living in the eastern U.S. Sorry to hear so many people were victimized by this business. Keep up the good work.
The transferable lease gives the original leasee the right to "sell" that lot to a new leasee but they have to pass a background check through ITH before they can take over that lease from the original lease holder. There are people who have passed away waiting on their dream house that should have been built years before hand.. the timelines given are NOT BEING MET..
Yes, theoretically the original lessee has the right (really, OBLIGATION) to sell their right to live on that lot - I tried to do just that and they BLOCKED MY EFFORTS to do so. My lot contract did not say anything about a background check approved by ITH. They could reject anyone for ANY reason.
@kaymarker5839 And what are the chances that ITH is going to "approve" someone interested in taking the lot off your hands, since ITH is constantly coming up with new "specials" to keep the money flowing in. If the original "owner" of a lot has been vocal about the problems they've had with ITH, you can bet they're NEVER going to approve an applicant. At the moment, they're offering to refund the $15k someone paid for dibs on a Mountain lot. They then contract with a NEW person unfamiliar with the company and its methods, and sell that interest for $45k!! Just another way to scoop up money. They SAY they're offering a 100 year lease for that money, but WHO and HOW are they going to honor that? When they've been in business for 100 years, I'll believe they can actually fulfill a 100-year lease. 😂
Also, a few of the results I read (this has been a couple years ago when I looked) have said the people giving 5 star reviews are being harassed into doing so. Thank you so much for posting this; I went to their UA-cam channel and made a comment about their fraudulent ways. Please, please, please do not give them any money and don't trust them.
And many of the 5 star reviews are from people who have never had any direct contact with them at all, people who have developed a para social relationship with Randy and Amanda through their UA-cam channel . They've never bought a house from them, and never will.

If they had been even half honest about their experience, they'd be shunned by ITH and their leases not renewed. Those poor employees who were dumped...What a shame. I've noticed they don't do interviews much anymore either with employees or residents like they used to.
I toured a couple years ago when we were in the area. They had no model homes to look at and our golf cart driver kept talking about how muddy and poorly maintained the roads are in the forest, one of the communities near the factory. Asked for a contract to look at. Reading it saw lots of outs for ITH like no delivery date, all money upfront, only a 3 month warranty on much of it. There were no real promises to the customer, so it was a hard no for us. Didn't bother to have an attorney review it; it wasn't a contract I'd be willing to sign. My understanding is ITH currently charges a non-refundable $500 just to look at the contract. Also have seen ITH asking $30-$40k just for the right to rent a lot. I believe they do now have models on site. Still watching ITH's videos, but it sure looks like a bad idea to entrust them with your hard earned money.😮
Yes, it's definitely a 1 sided contract benefitting ITH. We bought a new custom home on the beach community from a resident in 2022. They obviously weren't impressed either they last 4 months. We had a Mountain lot. It didn't take us long to realize what was going on there. Randy Jones/Amanda Hayes's characters are not at all what you see on the videos. They're fake. And Randy has an awful temper. It wasn't our cup of Tea. Too cult-like for us. Favoritism galore. We sold everything and ran as fast as we could. Thank goodness our primary home hadn't sold or we would be living in our cars like some have had to do and still are doing. I've had survivor's guilt ever since.

I have heard about Melissa of Melissa's Misadventures, UA-cam Channel. I am subscribed to her channel and unsubscribed from ITH. Those two homes are no longer in Tennessee. I like watching Melissa's Misadventures, and she is moving on from that experience with ITH. They were not good to her either. I am glad that you have made this video, it is a warning for others to stay away from ITH. Her mom had Randy build two houses, one for her mom and one for Melissa to live in, and he and his team have made mistakes on the stairs in her mom's house and would not fix them. There were quite a few mistakes. She took him to court. She didn't win, the city was behind him at that time, like 3 years ago. I live with my sister in another part of the country, but if I wasn't living with her, I would have gotten a Tiny House built from one of 3 other builders, that still do custom houses how you want them built. Escape (In Wisconsin), Tiny Mountain Houses and TruForm Tiny are both in Oregon on the West Coast. I like their houses, but I would want one customized for my needs and likes. I used to watch ITH, but now they have not impressed me, quite the opposite, seems they have gotten too big for their britches, (a bit too cocky and overcharging for lots and starting more projects without ever finishing other projects, like the Mountain). They still have not ever started or talked about those shops anymore. Too many Red Flags with them. I am glad you mentioned about their business license having expired and not renewed, another Big Red Flag. And that you talked about the employees being told there was no money, and here they are seeing Randy starting new projects and asking for more money. Nope, I would never waste any time going to them if I was looking for a Tiny House to be built. There are many other Tiny Home Builders to check into.
I found her by reading her review of ITH and she had a link to her YT channel; I've been following her ever since. Her story is probably one of the worst ones I've read but wow, there are so many!
@@libbylong9059check out also the YT of Tiny Dreamer. She had a custom built house by ITH maybe 4 or 5 yrs ago and it had so many problems. If you search Google or Yelp reviews for ITH, her name could come up & she said she would never recommend this company. She bought her tiny home prior to the communities being built. I think she (Tiny Dreamer) is one of the reasons why ITH has NDAs now. Her house was built prior to the NDAs & she documented the issues on her channel.
My husband an I used to worked there.. we worked there twice in 5 years.. I could tell you a lot of things about this place... I could tell you about the change that I've seen there in the last 7 years!! It's definitely a big change. And greed has taken over...
I could say basically the same thing about all the many companies I've worked for, over my 72 years on earth. Unless you have built up a company & run it yourself, you'll never understand. Workers never feel like they are getting a fair deal & owners always feel workers should work harder. And gossip will always be a part of life, everywhere. 😅😅

@@tamra9124 True! Up in Bracy VA there is an old RV park that is now year round use. People own their lots. For the $68.00 monthly club house fee you get pool, club house, snack bar, fishing, tennis and other activities.
I looked at ITH for a while, and considered investing with them, BUT unlike most investments, there were no shares and no potential profit. I realized it was not a real investment but a charity donation with NO returns whatsoever. Key money, very questionable also - you give key money but rent can go up. There are other choices out there.
I went to ITH in Newport TN with my daughter and her best friend August of 2022 to see the models in person, talk to the people and take a tour of the Forest Community. The tour was with a resident who drove us around in a golf cart and then toured the models with us. All at no cost. Everything in person looked great and well made. Met and spoke to other residents while there and all were happy. I've always been bothered about the all money up front requirement and would not actually do that no matter what they would be willing to put in writing. Mic, when you stated that they are currently operating with an expired business license that is a HUGE red flag! My dreams of owning a ITH tiny home died in that moment. I have followed them for a very long time….my skepticism came up when I was ready to send a fat deposit check ($40K) for a site built home community they are trying to get going…all went fine until I started asking questions about my “totally refundable “ deposit should the planned community not go forward. When I asked if my $40K would be held in an interest bearing escrow account - I got no further response. None. Communication ceased. That makes me question what’s going on there. Makes me very sad but I was looking to be part of a community - in TN - with like minded individuals. Something seems very odd.

That’s the one I was interested in also but I was considering other options as well. I’m glad I didn’t bite. I have found some good affordable homes for sale after this near fatal mistake. What I would say to folks is just hold on. If you just stay cautious and keep digging, you’ll find something better and more legit. Mainly just don’t fall for all of this “hurry up there’s nothing else out there” or “you won’t find better than this” and so on. Bcuz if you look, you will as ITH is really not the best of the best or the only thing out there. I’m looking at 3 middle TN small home properties next week for sale on the MLS (450-750 sq ft) through a realtor and I’m just as pleased as punch I kept going and didn’t stop looking after ITH.

I purchased my house from ITH and let's just say it left a bad taste in my mouth and the "NDA story"? Its real, I had to sign one and I have all the documentation to back it all up. But, the kicker was how I was treated when I went to pick up my house. They knew I was driving from Texas and the exact day I was arriving in TN. My house wasn't ready and I was treated like an inconvenience, from Randy especially... so, so much for "community". I like to think he was just having a bad day.
Could you please tell us what the NDA covers in general?. Is it design, price or what? You are the first real person I've heard of so far who has signed one .Realizing you can't disclose something ,can you tell us in a general way what it covers? Knowing that may change my opinion.
@@Maverick55339 It basically says that you cannot say anything bad about the company or the product, if you buy from them. Nothing specific, you just can't say anything bad about them. Which was a red flag for me because they sent that later after I had already sent my deposit.
Again, hate to say it...but if something bothers you about anything, just doesn't sound or feel right then dont disregard that little hmmm feeling...CHECK IT OUT....but it really is on an individual whom truly doesn't do their due diligence on affairs "beforehand" all one had to do, is contact the state about NDA'S regarding tenants-landlords .. but...here you go.. I purchased one of the original wooden RJOs from ITH a few years ago. Although there were a few hiccups, Tom made sure everything was made right. While the community wasn’t the right fit for me personally, I know several people who live there and are very happy with their experience. My home has held up well, but it's important to note that regular maintenance is still required. I recommend ensuring that everything is clearly outlined in the contract so both sides have a clear understanding.
When you are asked to put 10 k down and someone is standing on the UNDEVELOPED piece of land and needing your money to develop THEIR project , unfortunately the first word that comes to mind is: pyramid scheme

The deposit comes from the price of your home and is SEED money to PURCHASE the land. If the land doesn’t get purchased, the money is returned. This company is a Godsend to so many people so that they can afford to not pay exorbitant rent on tiny apartments. Randy Jones is not in this to become rich. He’s in this to provide an affordable way to LIVE. Go there and go door-to-door and interview residents. Then you get the facts!

@@marty114no it doesn't, the key money is IN ADDITION TO the home purchase, and 2 yrs. "Free Rent" is no longer being offered (so you aren't getting anything in return like before). Also, it's a year to year lease, and they don't need a reason to eveict you in TN. So you could be booted after a year and completely lose that key money. They would have you believe that those getting evicted are "troublemakers", but it's just people who ask repeatedly for work to be completed that they paid for (in full, up front), or repairs to be made before the lousy 90 day warranty is up, or just ask too many questions. I know people there that like their house but hate the lack of Communication, or rudeness when they do get an answer.

The reason I believe that some INTIMIDATION is going is in the displayed Body Language and Downgrading Dialogue the owner Randy seems to have with FEMALES on the videos. In several videos I noticed that the owner begins by FAKE punching a Woman in the face just as they are going to show her home, she appeared to be Latina. I have seen this type of INTIMIDATING behavior in Domestic Violence couples as the ABUSER is "TESTING" the VICTIM. The next video was the owner Randy humilating and invading the privacy of a elderly white woman by snarky, diseespectful, degrading comments as he was opening drawers & closets w/o permission UNTIL she finally reveals in the video that she is a RETIRED DENTIST. Her educational status seemed to shrivel his private parts as he connected she might know people of power. Although I am super calm, not quick to judge or take offense, I always maintain EYES WIDE OPEN when meeting people in person or (even in a video) because PEOPLE TELL ON THEMSELVES all Day Long. Owner Andy's mannerisms TOLD me what his possible TENDENCIES are like & Your video solidified those assessments. The fact that he's LAID off 50 people -- just a HUGE telltale sign, again. Miraculously Hurricane Helene 🌀 did not touch Incredible Tiny Homes in Newport TN. as it devastated the rest of the Town.

Never purchase a home without an attorney, going through the article you posted and what people have stated it appears that they are dealing with a possible narcissist ( grandiose ideas, self importance and no follow through)

@@MicThinksTiny The ITH tiny home purchase contract is fully one sided. They give absolutely no time frame of completion and state there can and will be delays. It is also stated that changes can/ will be made to your home at discretion of ITH. Once you sign that contract and send them money you are at their will. They have you by the 🎾s.

I agree, I bought a fixer upper for 5000 and still got a lawyer and the house didn’t need much work and only had about 2 thousand in back taxes and when the owner found out I paid them, he took another 1500 off.

I got off the ITH koolaid after watching the "Melissa's Misadventures" YT channrl both before & after she IMO was unfairly kicked out of the ITH community for no fault of her own. Melissa's mother sued Randy for repairs to her tiny home after repeatedly requesting the construction repairs be fixed. Melissa supported her mother by attending the court hearing. Randy was unpleasant to both women. All of a sudden Melissa was told her lease would not be renewed & Melissa had to be out in 30 days! Melissa had done nothing but been her mother's daughter! Finding a new tiny home site in such a short time was not easy. Melissa had to move out of state & find a new job nearer to her new location. As someone interested in tiny home communities, I’ve watched several of Randy’s videos before, and right from the start, he struck me as the stereotypical ‘used car salesman.’ It’s no surprise to hear that there have been questions and complaints about his company Incredible Tiny Homes.

Last I heard Randy was asking 15,000 dollars up front fee to get into the park. I just don’t know why people would pay that. He is busy working on new projects but has not done anything to improve the original properties.
Remember when they wanted “investors” to “donate” money!! People asked questions, and they went mute. There is even someone in Charleston, SC that allegedly went into a business plan with them regarding the land they owned in Hartsville, SC. None of them could provide real answers to how any of this would work. They were just pushing for one to “ hurry up and buy your tiny home. This is an excellent deal”. So many red flags were present during all their ‘excitement’ to make home ownership affordable for all. So sad! I was one of those people who almost got sucked into all the hype, however they could never provide answers…simple answers to any question people asked. Thank you for this information!
One of ITH's tactics is to offer a "special deal" for the first (name a number - let's just say "the first 50 people who buy" a certain house or location- but they KEEP SELLING THE "SPECIAL" long after they've sold the "first 50" or whatever. The reason that's done is to goose potential buyers into HURRYING TO BUY - and not miss out on an amazing deal. The "deal", of course, continues until ITH runs out of interested buyers - 75, 100 - they'll keep selling them lonnng after their "special" has reached the predefined limit of offers available.

@@marlooostmeyer2778 Not really. The only reason they got into building communities was to be able to build and sell their own tiny homes. The communities are a money sink, even with the reserved spot payments. They make their money off the homes they build. I think, if they'd never gotten into building communities (especially the Mountain, which proved a nightmare and is finally near completion after 3 years) they'd be doing fine. But their hearts were in the right place when they began, and they delivered on all their promises.
A couple of years ago (this is late 2024 now), we began our tiny dream home build with our builder of choice, and I went deep into research of where we’d place it. I contacted ITH and they told us simply that other builds are not welcome or allowed. You have to go ITH all the way or not at all. I think we fortunately lucked out that we were not welcome and we couldn’t be happier now in our delightful home and welcoming location.
@@PennyMiller-j1kThe man owns the land and company. He can dictate how it runs and you can either buy from there or move along. My guess is, you did what you were going to do anyway and not live there regardless.
Thank you for this! I would not have thought they were scammers and have been defending them. I think Randy keeps looking into new places to build and they need to finish what they started first. He was looking at land in the desert and I'm thinking...WHY?? He needs to concentrate on what he has...then he was looking into buying some open field on a hill, and build more homes on foundations and wanted the money upfront.. that must be the one you mentioned..and im thinking WHY?? again. Finish the others as he promised people. I won't he defending them anymore.
I feel sort of cheated. I've been watching their videos for a while and they seem so nice and friendly and I hear such great things about him and how he's really trying to help people afford housing. But now I feel like God I can't believe all the stuff I'm reading and people's comments! I was ready to defend him too!
As his employees stated, he doesn’t have the materials or the money to build the houses people have already paid for. He has to raise money to cover those commitments. Typical of a Ponzi scheme and those eventually collapse, leaving the most recent victims with nothing.

I feel like we can get into a habit of discounting negative reviews but we really do need to consider the negative experiences people have with companies. This a side note but I see a lot more honest reviews of property development companies (like an apartment complex). Hopefully, people keep posting reviews.
There are always different opinions when you involve people. It's up to the buyer to do his due diligence & choose the right product for his particular needs.
@pbayer773 Of course, it's incumbent upon the buyer to do their due diligence - BUT - it's also important to read ALL reviews. The negative ones ARE NOT all (nor even the predominant reviews of ITH). I consider EMPLOYEE reviews as well as the CUSTOMER reviews. ITH employees either love or hate ITH. And all with good reason. Also: find out if the company is CURRENTLY LICENSED in the county in which they operate. (ITH, I've heard, has allowed its business license to LAPSE. That's a huge red flag!! Additionally, how is the company looked at by local news organizations? Like Mic said, the free e are too many 5-star reviews and too many 1-star reviews. So people have either had a great experience with them or were EARLY customers who undoubtedly had good experiences (or maybe they're friends, relatives, and blind supporters) OR they've had a miserable experience with them. (Those are generally customers or people who hoped to be customers more recently OR former employees). Not all former employees are disgruntled. Many enjoyed their experience and appreciate the opportunities provided them by ITH. Those 50 or so recently fired employees got a raw deal. They were told they were let go because the company didn't have the money to pay them and would probably file for Bankruptcy. The employees who were kept were told they were the 50 best workers who could produce the same amount and quality of houses that 100 employees couldn't. Why would a company say such things to their employees -they were clearly lying to BOTH groups. And THAT'S where you'll see a common theme - both current and previous employees AND customers have repeatedly said they'd been LIED TO by ITH. Not the least of which is how long it will take them to build a house. People are told "3 months, but it takes 3 YEARS. With no communication from the company. And most of all, I think, people need to take what they see and read on ITH's UA-cam channel with a grain of salt. We'll, maybe a huge deer SALT LICK! Remember it's ITH's UA-cam channel, and THEY CAN - AND DO - REMOVE NEGATIVE COMMENTS. How is that transparent?? There's a County Planning Commission meeting, I think, on Sep. 24 or 25. If you're interested, you should attend - or at least request a transcript.
A very thoughtful review. These are the points everyone needs to use when evaluating any major purchase decision. They tiny home industry is especially wide open and not regulated like other industries because of its newness. Thank you for this video.

I bought a ITH home, paid a down payment, then paid the entire amount in full about a month before they started the work on my house. I had a contract stating basically, "For this amount of money, I purchased this home". That is a contract. Oh and by the way, I am pleased with my experience at ITH, I have had my home for about two months now, and I'm not quite living in it yet, as there is still a porch and skirting to be completed. I can't speak to any of the communities, as I had my own land.
@@abumpyroad3895 Your home has a 90 (NINETY) DAY WARRANTY. You better go connect that home to power and water and make sure it works. Spray it with a hose to check for leaks. They will refuse any repairs after 90 days.
I was at one point considering buying from them. I finally came to the conclusion that he is a creep, a liar and unethical. That 10k is called “seed” money. What a crock. You are absolutely correct to advise people not to pay up front for a promise of delivery.. Sign nothing that takes away any of your rights. Snake oil salesman he is. His followers are cult like. If Randy Jones or anyone else doesn’t have the working capital to get it done, it’s not the customers issue. Your review is very thorough, respectful, and we can tell that you did your research. One of the biggest turn offs for me was when they advertised a very sloppy (bad quality) and EXTREMELY TINY home for $109,000. 😂 I was like are you serious? And of course, you would NOT own the land and the monthly lot fee was ridiculously HIGH. With $109K, I can buy land and a newer model mobile home, and still have money left over, lol. Great video!❤ Some people have paid like 30,000-$40,000 for their Mountain Lot and the land hasn’t been approved by the county. And no they do not allow other tiny homes on their lots! The newest thing is 100 year lease and you don’t own the land after paying all that “key money”!
Also to add , I just read where they posted or sent out a message to the residents and employee’s and visitors are not allowed and banned from going on the “Mountain and Buffalo Creek all of a sudden! What’s that about ? Said safety reasons but that didn’t happen when they were building the other communities!
@@Yvetteabby that's not what was said. It was due to putting the water main in. It goes in middle of the road. The entire road in the mountain is being ditched. It is a work site for God sakes. People are not generally allowed on a work site to begin with.
@@shanester8712 if you go back and watch the videos that they made a year or two ago about the Mountain, you'll hear Randy repeatedly say that people would be allowed to work on their houses or even live in them while construction on infrastructure was taking place. That was part of the deception that he he used to get people to continue on with the debacle. He'll tell any lie necessary to fool people.
From what I understand he renamed the key money to a 100 year lease! I think it's anywhere from a $25,000-$40,000 lease! You don't get that money back, you don't own the land, and you STILL pay rent! Total scam!
I'm not sure what the lease is about. It's good example of how language can really hook people. On the face of it a 100 year lease sounds like a great deal to most people.

@@MicThinksTinyIt's a looser version of how a mobile home co-op community works. In an MH Community (also called Community owned) you buy a share that often costs $20-40K for the privilege of being assured that spot for life (or in one case I know, a buy-in to a 99 year lease that concludes around 2050-don't know what happens after that). This also allows you to be a voting member - like an HOA, and the monthly fee isn't rent, it's maintenance because the grounds are cared for, and you enjoy whatever community perks there might be-club house, pool, etc. In ITH's case, what's missing is community voting and perks, however, Randy does allow his community members a LOT of freedom on their bits of rented land, and the rent he charges is silly low, $200-300, which is basically a maintenance fee, and might be helping pay for the landscaping he's been doing recently. He has plans for community perks, and has slowly been working on them. He did build a small post office on site and went through the process to make it official. I take issue with the reviews you showed. Complaints about the Internet? What does that have to do with the tiny homes he builds or his communities? That's on the city of Newport and what they're able to provide. And while we're talking about BBB reviews, you failed to point out what their rating actually is - A+ www.bbb.org/search?find_country=USA&find_text=Incredible%20Tiny%20Homes&page=1&touched=1 I do appreciate that you want to provide important information to your listeners so they don't get scammed, and, yes, ITH, unfortunately, has a couple of red flags - the up front money and key money being the worst, and people need to know things are a bit shaky for him now. Anyway, I'm really sad that Randy has been going through this upheaval to the point that he has people like you on his case now. I crossed them off my list quickly because I read a news article that Abbeville, South Carolina Council rejected them setting up a community (May 2023). Also put me off the promise the 30 yr lease never changing, Mic you've seen where Trailer Parks are selling their property to Investment Firms for 2 or 3 million and then the tenants old lease is void and new rental lease are $900 up, the seniors go bankrupt and move out to make way for richer clients. I also saw posts that their communities air and water smell foul/they're beside manufacturing site thou no one ever states what kind of factories are neighbor to them, could it be toxic?

Randy has, on numerous occasions, stated that they're near a paper plant, I believe it is, can't quite remember. We have one here where I live with several communities, suburb and mobile home, and some days it smells. What are you going to do? We have suburbs built around our waste dump sites, and when the wind blows a certain way.... Yes, they were able to buy the land they sit on for a reasonable price because it's on Newport's manufacturing road. In fact, there will soon be a race track down the road from them, one that was defunct but has since been bought, and the new owner intends to start it up again. Randy has never hid where this place is. He lives there, himself, in one of his smallest tiny homes.
Yes, they are a scam. They stole a lot of money from me and many others when we first got there in the community in the beginning. Threatened us with lawsuits if we spoke out publicly about it. Many of us had to get an attorney and fight those bastards. Karma will come back on them, hopefully sooner than later 🤬

First of all renting a spot opens you to future increases at the owners will -no guarantee - or trust me i won`t increase your rent ? Think about it a 20 foot by 8 foot unit cost is $59k thats 160 sq ft that $368 a sq foot. A home with more features is $150 sq ft and you buy a lot - no hoa is the best !The property looks in disaray or uncompleted. Lot of these people are probably here because of poor money management. I met someone with ptsd and you wouldn`t want to live next door to this fool in the forest. As for the $10,000 your investing in his next devolopment in Morristown and your not getting a return on your money so if this doesn`t smell like a timeshare write your check and jump on the carosel !

I think the part about potential increases is a great point and in general why so many people are starting to be more hesitant to join communities. Hopefully more tiny house communities can be developed with lower lot rents but no hidden fees (even down the line).

I am sure Randy means well but in the meantime the $10k deposit is on the shady side while he is getting investment money for other land. No one questions that in the county who gives the ok for him to continue this process ?
@@pnoon43 - Not sure where you are getting your information, but that's simply not so. Randy is very open about where money goes, and it's all spelled out in written signed contracts. If a person is interested in a new development and gives him a deposit, that money is placed in a separate account and returned if the project does not go through. Lots of people have confirmed they got their full refunds when Abbeville did not get approved, for example.
Check out The Cottages at Pine Lake in Alabama. They are doing something similar in terms of the upfront "key money" to develop a lot that you don't own. That work with ITH as well.🤔

Great vid. Just solidifies my initial impression of this company. Another thing that turned me off was the absolute cult-like following Randy has from women who defend his every move. They supposedly live within the community and are venomously denying anything remotely negative about him or ITH to the point of denigrating comments and all out rude and condescending behavior. I read many comments about those items you pointed out and they were swept under the rug by those nasty comments. Imagine having one of these folks as your neighbor? No thank you. I had red flags from the beginning and really appreciate your commentary.
@@MicThinksTiny So, in my opinion it’s a thing because when they post a video about a property, and excited people ask questions, for example: When will there be a sketch of the subdivision? Will all the trees be cut down?” “Can you put up fencing? “When will deposits be returned if the project doesn’t move forward?” When those completely appropriate questions are asked on a video they posted, there are certain individuals that immediately pounce and defensively say “they’re good people”…”they’ll let you know when the time comes”…”you don’t seem like a good fit if you don’t trust them”…..it’s a bit wacky how these people immediately shut down legit questions or concerns. Then, they questions never get answered…we just get shouted down by the “guard dogs”
One of the news stories claimed that when inspectors come out, they keep showing them the same homes to inspect. They are certifying the same model over and over. That is crooked. Also they had people that were not electricians doing the wiring. I remember one episode where an outlet blew and had to be replaced. It was brand new. I used to think they were so nice and some of the houses are very attractive but all of this mess really changed my mind. Just too iffy.
Very much like a cult with their "not a good fit" excuse when they decide they don't like you. If you don't fit into their clique, it's very middle school mentality. If you like that sort of immature attitude, you'll fit right in! Go for it!

I’m getting ready to put my house up for sale and then I’ll decide what I’m gonna do, but it won’t be going there. They never even returned my call after leaving a detailed message of name ph# and interest in the Amanda. I still like the Amanda, but I wouldn’t spend a nickel with them. I have two other builders I’ve been looking at.

Some lots are 20k and 30k. If there is already a house on the lot they add it to the price of the home. They call it non-refundable key money. ITH says it is for the infrastructure. But the charge it over and over again and then constantly say only 200 a month. That is a lie! They take advantage of seniors.

Hello! I'm so glad the video was helpful. If you're looking for a community on the West Coast, check out tiny tranquility. I did a video with them a few months ago and they are opening a new location in California hopefully soon. In terms of builders, the ones on West Coast tend to be on the higher end. Saylor's company in North Carolina (Coastal Tiny Homes) is a solid option too (middle range for price).

All good information to have if you're thinking about going tiny. I've seen several UA-cam videos of people who have hired companies (they never mentioned the name of the company I think for fear of lawsuits?) that either took the person's money and ran or they started the build, used shoddy materials, didn't complete the job on time or at all. If you think you're being scammed by a company do the following: 1) file a complaint with the better business bureau, 2) file a complaint with the state's attorney and 3) file a complaint with the Consumer Protection Agency. It doesn't cost anything to file a complaint with these agencies--they are there to help and may be able to recoup part or all of your money and ensure these folks are put out of business.
I was just coming here to post similar. I am afraid most people won't follow thru since will feel like they are betraying Randolph and Amanda instead of what it really is "just business". People are giving them interest free money with nothing in return but a promise that perhaps, one day, maybe they will obtain an ITH. They are unsecured creditors including those leasing those lots. Let's face it, Randy already lost Brothers Cove, who's to say it's not going to happen again? People need to file NOW!!

I had ever growing doubts. A big red flag came in how they treated a couple visiting from another state. They did not offer to give them a tour or even have a bite to eat with. The video ended abruptly. The constant changes in what they would do for new people. And at the meeting where people wondered where things they had promised them were. Such as the storage buildings. But i still can't decide if the ringleader is Amanda or Randy. Amanda is so loud to distract you.
I am curious if anyone who gave money on the Dunlap or Southern Heights grift have gotten a refund for money paid to ITH? They said multiple times that money would be placed in a separate account (Escrow?) and if it fell through you would be refunded.
We stayed at ITH in an Airbnb 10x20 on “the beach”. The home was cute but I did not like the lot set up. Too close and barely room to pull your car in and out. After reading some of the posts, I definitely wouldn’t buy anything from them. FYI. Only ITH built tiny homes can lease the ITH properties. Randy funds all of his work by getting up front money from buyers. That way he stays debt free. He explains that on his videos.
Hello! Thanks for watching. That's helpful to know about the builder restrictions. That seems to be a growing trend for builders who create their own communities. The upfront money is an issue regardless of intention. It's too much risk on the consumer to pay everything up front in my opinion.
@@MicThinksTinyI totally agree with you ! I have a problem when tiny home community owners and developers want to charge high end infrastructure for the land that the owner of the land will own and no ownership of the tiny home buyer for their spot .
I think this is a function of trying to do too much. Once you are good at something stick with that. When you begin to try and branch out you need very deep pockets to hire experts. If you dont you start developing holes in the ship and you have to take short cuts. Usually in aress you know nothing about.

Becky and Wil sold their house and moved. Apparently Randy told them he wasn't going to renew their lot lease. I feel really bad for them, because this was such a long-awaited retirement dream for them. Don't get on Randy's "bad" side, I hear, which is apparently easy to do... 😮
I can say this, I looked at ITH. Mostly because the lot rent was cheap. In the forest it looks good. I was interested in the Mtn. It was nowhere in sight to be finished. There would be a 9 month wait to finish a tiny house, I wanted like a 400 sq ft one. I forget now. It was as big as it could be. I suggest ABB an ITH at the location. I learned a lot from the residents and there were already a few red flags. My thought is just investigate on your on.

Wow! I watched their videos for a long time. I never would have thought! Glad I didn’t follow through. What kept me away was some lots were purchased and then they were renting. Things just kept changing. And they were growing-building so fast! That has the potential to decrease quality!

Hi I almost flew down to ITH in April 2023. After watching them for quite awhile I i became friends with one that lived in the Forest. Her home was built wrong and her mom s also built wrong. They took him to court. And they did not win due to laws in Tenessee and the homes were built in Kentucky by the Amish. Also alot of employees that have been let go have said alot of tiny homes are not inspected . And the two left ITH and the mountain is still not done 4 years later

I went there boots on the ground and also poked around with the locals and talked to a lady waiting on Buffalo Creek and a lady waiting on The Mountain. I liked the models and I do think the Incredibox concept and addibox is pretty revolutionary. Like also range of low to high variety and wood or metal.
Stayed at a Beach AirBnb. Nice also. Walked the Grove, Forest, Beach areas. Talked to sales people and so on.
What I don’t like and I’m not comfortable with is the key money and the way they sort of do like some pressure sales tactic such as “only 2 Mountain spots left so hurry before it’s gone.”
I felt fine about the home purchase itself but not at all comfy about having any real spot to put it (Aka the mountain). I think Imo (speculation and snooping around) what the biggest issues are revolve around not having official approval to use the newer developed land for tiny homes. The older communities have been grandfathered in by law and they seem pretty safe. But law changes have blocked anything like that for the newer land. It seems also that the electric company is having trouble servicing that many homes. So I didn’t bite Bcuz I mostly worried about never having land to put it on or it being forever before I could ever see “The Mountain.” We were invited to the open house the next day to walk the Mountain but we took a pass, mostly bcuz I felt like getting on the land I was signing up for was likely going to be long delayed and embroiled in legal battles with the county and so on.
Overall I’d say they prob are not the most prudent business people and maybe have bitten off more than they can chew at the moment. Not thinking they’re totally horrible or trying to dupe everyone but right now some stuff just kind of reeks of desperation to me and desperate folks tend to try to grab on pretty hard for any lifeline they can get their hands on. Of course I’m just sort of speculating and I also agree. It’s not ever a good idea to put a lot of bank on “future potential.” Better to put a modest amount of bank on what is more of a sure thing right now. One thing I really can’t stand tho is manufactured pressure and competition to “hurry up and get your spot.” (Esp if said spot is more or less a fetus that may never be born).
I sympathize with the enormity of buying and developing land and infrastructure costs as well as haggling with officials to be legal, but then again if they can’t make the land happen then I’m just back to square one for existing homes on land or my own land or a rental community etc and I’m making sure I have somewhere legit to put it before I take the leap to buy one.
I agree with your assessment of the situation. I do not believe for a minute that anyone from ITH started out to scam people. What I believe happened is a much too rapid attempt at expansion that resulted in an unintentional ponzi situation where you need new money to cover existing buyers whose money has been spent on the buyers before them. The problem with this is that eventually things come to a big ugly head and your upside down. I'm sure the pressure on them is enormous at the moment. I hope things work out for everybody involved but things will probably take a very dark turn now that the town is involved. Looks like they're attempting to rein things in by lowering their payroll etc but it may be too late depending on how many outstanding orders and deposits for lots have been accepted.

The bottom line is this …. regardless of the company you are purchasing from or the product you are buying, if you sign a contract you are agreeing to the terms of the contract. Read it carefully. The more cost, the higher risk.

That's correct, but where ITH gets it wrong is in lying to their customers. They promise (only verbally - they're sneaky that way) their house will be completed in 3 months, when they KNOW it's going to be more like 3 YEARS!

October/November, 2022, I inquired about a Charleston Model. I researched ITH up until 6/2023 & I had a gut instinct not to follow through due to their vlogs, complaints & nothing was done in a timely manner. This was the real kicker though in the contract 90 day home warranty, 99 year lease and the amount of money they wanted upfront.
“A. The Buyer will provided a Non-refundable Down Payment of $83,000.00, and the remainder six weeks prior to the start of the build.” Total cost was approx $126K.
I’m so thankful I did not follow through. My heart goes out to the many still waiting.
Wow, that's crazy! I was looking at Indigo River tiny homes in Dallas Texas and here's what they have for their payment schedule , it seems a lot more realistic!
Payment 1: 20%
Downpayment to reserve your spot in our build schedule & order your custom THOW trailer
Payment 2: 35%
6 - 8 weeks after down payment - when trailer arrives & framing begins
Payment 3: 35%
2 - 3 months later - when house is "dried-in"
Payment 4: 10%
2 - 5 months later - when house is complete
They have made changes so that homes are being made faster. 😊

And if they REALLY fired half their staff for incompetence think about this: how was the workmanship of houses built in the lead-up to the firings, how long had those "incompetents" worked there for, building shoddy homes? AND - how poorly ITH must have been managed to HIRE so very many bad workers? Poor management and oversight led to the firings. But ITH (Randy specifically) ALWAYS blames OTHERS for his own failings. 😮
Insane!!! I had no idea it was that ridiculous! I’m an empath and had unsubbed then went to see out of curiosity if still in business. Models now, is what I saw, very basic little of character I was originally attracted to. I got the msg loud and clear steer clear of him and company. Reading other comments I’ve always had similar issues as others here. Patience and observation and RESEARCH, reading the FINE PRINT, all are required to be SAFER, as safe is no more. I hope you’re finding a better integral company or person and build your home! 🙏🏻🤔

I think the best thing for everyone on here that has had issues with ITH should contact Better Business Bureau and file a complaint about everyone’s individual complaint. If BBB get enough complaints they will investigate and the will be scored and people can see what the complaints against them.
We were fortunate enough we didn't lose money, we were able to sell our home & lot for what we paid. And this is one of the reason's I speak out so much about ITH. I feel guilty for many who weren't as lucky.

Our Story…
I’ve always loved Tiny Homes and the simple life they can bring…I started watching ITH videos back in 2019 just when ITH moved to Newport from Morristown.
I was infatuated about the idea of a close-knit community. The way Randy & Amanda were explaining it sounded like a dream to me! Soon I was drinking the Kool-Aid, and couldn’t get enough, just like everyone else.
We had roughly 50 acres and were looking to downsize, and prepare to retire. We had Farm equipment from working our 50 acre homestead. I had a Dog Daycare, Boarding, & Grooming Biz. I wanted to have a Doggie Wash/Groom shop at ITH since they were going to have “shops” for people to rent. We love to have a big garden and share our harvest with friends and neighbors. I was excited to be a part of this unique up and coming community as Dan and I don't have a lot of family.
Randy said we could bring our Farm equipment and we thought we could be an asset with Mountain road maintenance.
Randy asked us if we would help create a Beach Theme and do some landscaping and I had shown him some cool ideas for Beachy Grasses and some fence murals. We wanted to volunteer and try and help since he seemed so overwhelmed.
Randy was very nice to allow us to put our camper at ITH to make it easier for us to do the work and stay over. Save some driving, and in case our home sold we'd have a place to stay. Win-Win!
Meanwhile we bought a Mountain lot…Had shown Randy a blueprint of a Custom we wanted him to build for us…A few days later he announced the Model Homes, no more customs. I was sad, and didn’t like any of the models.
Phone rings just a few days after. A call from an owner of a home that was at ITH already on the Beach. The owner knew I wanted to buy when it was sold to her!---We would be it’s 3rd owner in under, or over a year, crazy-( Still drinking Kool-Aid mind you)-We bought the home, Yaaaay!
Blah, blah…working the beach theme…Trying to help out volunteering. Randy was hard to talk to, didn’t get a good vibe there even after we’d bump into him several times. I think it was because we didn’t buy a home from him to be honest…Dan thought the same. But I let it pass as he was under stress I thought.
We have chickens, so I had brought some eggs from home to share with some of the residents I had got to know and love. As I was delivering eggs to a particular couple everyone knows fondly---Randy & Amanda were there, and it was the last chance I had to get these eggs to them, as I needed to be back home in Greeneville later that day.
As I was coming down the stairs to the patio I saw Randy huff, puff, & roll his eyes in disgust when he saw me as if to say, “Oh, it’s her, what does she want?” “She didn’t announce her arrival” Like he was a King or something. I'm sorry, but I graduated Middle School a very long time ago and Randy is older than me! I was a psychology major in college, I can read body language. I ran out of there so fast your head would spin. I was so hurt, and pissed off at the same time. We were volunteering our extra time that we really didn’t have to help him, and him treat me that way??!!!
From that day on, I was no longer an ITH Kool-Aid drinker.
So at some point shortly thereafter, a resident asked us if we could help her with her forest lot. She had several emails from ITH’s office secretaries that we had permission to be there and do the work. Her lot was completely grown over with underbrush, a couple of stumps that were 3 ft tall, we cut closer to the ground. The mosquitos were out of control. We came, we conquered in one day, piled the brush and was coming back the next day to remove the brush.
As we pulled up, Randy & Amanda were waiting on us. We got out of our car, Randy comes to me and starts yelling “who gave you permission to ruin my forest?” I tried showing him my emails that the lot owner had permission from his office staff. As I went towards him to look at my phone I gently touched his arm and he jerked back abruptly it startled me as he continued screaming! He runs over to my husband “what did you do to MY forest?” Not only yelling, but stuck his face and body right up to my husband Randy nearly breaking his neck cause Randy is very short, yelling like a crazy person. I could not believe what was happening! I was saying to myself, "I'm back in Middle School with an out of control sociopathic bully!"
Amanda was holding me back, I was pushing to get over to my husband…Amanda was saying, “it will be alright, just give it a minute” (or something like that) …I was shaking and in shock.
He told us to get out! We asked about the brush to be hauled off, he said, “Leave it!” We loaded up our tractor and equipment and left. I was still shaking by the time we got home.
Just to give you a little bit of my experience with Randy Jones & Amanda Hayes character. It's not what you see on UA-cam. These events did happen to us. I am telling the truth.
I still get PTSD thinking about it.

New sub! I was looking into ITH for my retirement years and something didn’t feel right so I stopped considering them. My first red flag was all the many, many new developments, new housing ideas without completing or sometimes even finishing the first. Then when key money came up, then their attempts to silence criticism with NDA’s…. nope, nada!
Same…I was so excited about Southern Heights…but when I asked pertinent questions (is my deposit held in an interest bearing escrow accout?) I got no response. Nothing. They may be fine and simply very busy and ambitious, but I’ve worked too hard to risk losing tens of thousands of dollars on “seed money”. Also, I was told I was required to put a 500.00 non refundable deposit on my CC just to review the “deposit agreement”. That’s right, it was only refundable IF the community did not move forward. The 500 non refundable deposit was simply to “complete the deposit agreement” so I could go ahead and send them the $40K deposit to “save my spot”at Southern Woods. They would not allow me to first review a sample deposit agreement WITHOUT them charging me 500.00. That’s when I said “nope…nothing doing”… something not right there.

@@BeDoHave-so8nr well, I have personally not spoken to him or had a bad experience with him….however, when I began asking questions about if my large cash deposit was being held in an interest bearing escrow account, and if I’d receive interest earned on the 40K deposit if the subdivision did not move forward, I was met with silence. No response to my email..no return call. Not a penny sent to them by me. The lack of response spoke volumes.
@@lizzieb6311 they started doing this last year on the 500.00 deposit, because too many people were changing their minds, meanwhile plans are being made only to find out people are backing out.

Hi Mic - You touched on what I was curious a little, I don't think you've interviewed him but Incredible Tiny Homes is partnering with a Tiny Home Community near Huntsville AL. The owner of The Cottages at Pine Lake charges phase 1 $10,000 key money lot reservation & Phase 2 $15,000 key money lot reservation, so where you saying that is not a common business practice, I don't see in website if it's refundable.

Mic, thanks for posting this information. The County Planning Commission has asked ITH to attend their next monthly meeting, which is - I believe - the 3rd or 4th week of September. They're supposed to bring their site plans for the Mountain and Buffalo Creek and explain why work continues after so many complaints and controversy. I heard that the cost of the Transformers, which ITH blamed delayed delivery for on Newport Utilities - was more likely because ITH didn't have the money to pay, so NU wouldn't release them. THAT'S THE DELAY. All is well now, tho, because ITH got that $500k cash infusion from the Koolaid drinkers who all think they're actually going to make money from their purchase of ITH "stock". I feel bad for the hundreds of so-called "investors" - many of whom likely invested money they can't afford to lose. 😮

I too have followed ItH.. I have not seen any real videos lately. I have always believed that it could be a scam. The more land and communities they wanted to get going and not finishing up the first, well, huge red flag. I feel bad for those that got sucked into them and I hope that if they want to pull out that ITH will do right by them.
Their videos are really just "sales" commercials, where the owners portray themselves as "good Christians", their followers love them for that alone, and the sycophants followers praise them like they're the next coming of Christ. Reminds me of a cult that was known for its grape Koolaid.

I was also considering buying a tiny home from Randy's ITH, but had an issue about that upfront money also. Your review confirms most of the red flags I was getting over the past couple of years. I don't know Randy, but his vibes from his videos are ADHD (a lot of voiced ideas floating around without much substance, but upfront money needed). Couldn't get specific completion dates that panned out either. So glad I delayed myself from jumping in! I had no idea about him operating without a business license. ITH may have started their business with good intentions, but it may have turned into something else. Too risky for me to chance. Thank you so much for providing this review.

I got sucked into the 'cult' and was a fangirl for a while, seriously considering making a 'purchase' from ITH. Until I finally started paying attention to the uneasy feelings that had been nagging at me from the beginning. It's those who have paid for those 20-25K houses months ago and have yet to receive them, forcing people to put their lives on hold while Randy Jones sits in his studio making useless videos and podcasts, when he should be in the factory working on the line to get those houses completed. I guess he thinks he's too good for that now, the creep. And then there are the people who have spent tens of thousands of dollars years ago, waiting on The Mountain and Buffalo Creek, with no completion in sight. That smells like a scam to me.

I agree with you a 100 percent!!! People have been waiting years for the mountain and the Buffalo Creek. Several people has been evicted for stupid reasons the company came up with!! I backed out and we’re told I would be reimbursed my 10,000 for my Buffalo creek lot. It’s been over a week and still waiting for my refund. They said they are taking out $1,000 for processing fees. As of today, I have not seen the check!! It’s been a week since last Friday. I’m trying to get my friend to move her home to a different location other bc. But she would loose her 10,000, for a lot she will never own. Randy also promised anyone going into bc will have a huge lot to plant a garden, etc. Then all of sudden on a video he shows a house and a car parked behind the home!! I couldn’t believe it! The lot was the circumference of the car and house!! It was so small that you had no room to put steps into your home and do area to plant anything!!! This definitely is a scam!!
A $1000 processing fee? That's outrageous. Was that in the contract, or did they just decide to add it on? Legally, they just can't do that.
Hi! Thanks for watching. I'm sorry to hear about your experience. The processing fees and the lot size all sound like a lot. I think it's a slippery slope because the industry has been rather small (until recently) so a lot of people do rely on trust and personal connections but you really have to ignore how you feel about a person when a legally binding contract is involved.
Did you end up finding another community to go to?
I would make a complaint with the TN Attorney General's office. It can all be done on line. I would do this now before they run out of OPM (other peoples money).

I have been looking at eventually purchasing from this company, but the upfront money with no guarantee of a home in a reasonable time line was suspicious to me . So under this lease to rent a lot you paid $10k to $15k for the privilege to pay lot rent for 30yrs if u can't sell it and they can boot you off of it because... whatever reason if you get booted & no one wants to buy the remaining time on your 30 years, are you then held accountable for the rest? (Example: stay 5 yrs and then have to pay the remaining 25yrs)???

I had been watching their videos for over a year, but yes, I agree with you. I did not know about the NDA before this and that to me really confirms it. I can't imagine getting a home there and then feeling stuck when things go sour.
There is no NDA to sign with ITH. I've seen the contracts. Notice not one person can give personal experience with this, because it's a rumor only.

I've been following their UA-cam channel. I have never even considered buying one of their homes as I sensed "red flags" and other aspects of their videos. I'm pretty intuitive and can read body language well, reading between the lines and can tell when something is "off." Randy is always so obnoxiously loud, hyper, ad a braggart which reminded of a carnival hustler. I have to turn off the sound when I look at their videos because I find the obnoxious bragging conversation so irritating. Seems like my intuition is spot on. Folks, there are plenty of other reputable TH builders out there. Do your homework. AND if something seems off, or too good to be true -well it probably is.

I sold cars for many years and I had to look at myself in the mirror every night so I told my boss if he wanted me to stay there, he would not try to get me to get more money out of the cars. I figured there’s a certain amount to the customer fair to the dealership and fair to me as a salesman or lady whichever… if the car wasn’t good enough for the client to purchase, I would not do it. I also warned my clients customers so whatever you want to call them good people. Before they went back into the sales office finance department know what you need and what you don’t need and make sure you check, the percentage rate that you’re buying. After a while, my boss saw the pattern and they threatened to fire me. I said OK but they didn’t wanna lose me because I had customers and had many referrals out of 10 people myself and one other man had that!You don’t treat people wrong.

Years ago..2019... I almost drank the Kool aid. Very fortunate I was able to get my money back from a Prairie lot that had not been finished. Put that money on a small home with an acre of land. All mine. He has made sooooo many promises and backed out on so many things. Got everyone all excited about THE PLANS for a community gathering center, garden area, retail shops,...etc. Nothing. I'm very disappointed in the whole system Randy has. I see they work hard...do good things..give a helping hand. But this is a business and you have to deliver on the product you advertise. He's always asking the consumer for more and more money...even beyond the actual home itself. Key money!?!?!? 30-40 THOUSAND DOLLARS!! THAT did me in. Randy Jones literally said, on a video, that money was for the PRIVILEGE of living in his community. I could go in and on with this.

Randy has always said up front, he has plans for the communities, but they're not promises, but he'll do his best to make it happen. Last year, he finally started accomplishing his plans on the landscaping.

If you've watched his videos for as long as I have (about 6 or 7 years), I've always thought his heart was in the right place, but sometimes you just have to shake your head and think, oh, Randy, please slow down, you're headed for trouble if you don't just stop and breathe for a bit and let the business catch up to your vision instead of forcing the vision with such risky tactics.

But I'm glad I waited to see the other shoe drop. I think he's bitten off way more than he can chew. I mentioned that once...and I got chastised publicly for my comment...by Randy himself..in a video. He never said my name...but everyone knew it was me. And the NDA?? No one has the right to censor your opinion.
I love my ITH home, but the absolute Hell I had to go through to get it (including having to bring in the BBB to hold them accountable) I wouldn’t wish it on anyone. Seriously, the worst customer service I’ve ever received for the most money I’ve given ever given someone.

They build with recycled materials! I heard there are no inspections that he puts stickers on the home to make you believe they were inspected! The thing that really upsets me is there's NO fire inspections done. They place the homes to close together.
@@MaryZweckerOnly the RJO is recycled door panels, which is why they are cheaper to build and sell. Many of the homes are built by the Amish. Do your homework and stop relying on hear say. The majority of people there renting are over 70. This is why people end up selling as moved back in with their families for care or have passed.

So I think you should do some research! As a healthy 70 year old it's not hard to see how ITH takes advantage of the elderly! I know they threatened a lot of people. And if they don't like you you are forced to move. This reminds me of a Cult! My way or the highway! This place is not affordable housing for the Senior Citizens. So many have lost their life's savings and now have to live with their families or go to a nursing home. This is a very sad way to live. It's so easy to see through these scammers! Thank you for covering them. They are very problematic. I have caught Randy Jones in so many lies as I watched his youtube channel. Also, the constant, "we have the best prices around," "we're the best people around," etc. Reminded me of a used car salesman, trying to convince people too much. If you are a good reputable company, you shouldn't have to convince your audience. I looked into them more and saw people had given all the money up front for home and/or lot and were still waiting more than 2 years later. Some of these people sold their home or used their life savings to do this and are/were homeless or in a very bad spot. ITH doesn't follow thru on their promises. They charge $10,000 to $30,000 for a lot to rent, not own. They say it's for the infrastructure (why would I have to pay for that), yet they resell a home on an existing lot, and they still charge that 10 to 30 grand on top of the price for the home. If it's for infrastructure, why would the next buyer have to pay for it, too? If you live in their communities, you have to sign an NDA. I don't know about when you just buy a house, but I did hear that too. They also started something where you could invest in them, but I heard from another UA-camr that it isn't legit. People have been pouring their money into ITH, and I don't think they will see a return. They also laid off all those employees after they started the public investment thing.
Sorry so lengthy. I know this company is scamming poor people and the elderly so I get very upset. I see how they suck people in. It's classic manipulation. I wish ITH followers would do a little research before blindly worshipping them.

@@temilouwho1320 Yes, they seem to be targeting a certain demographic- older, single women with few housing options. These people are hooked on the ITH-produced UA-cam videos, BUT people have to remember their UA-cam channel is a SALES channel. That's all it's used for.
Anyone who has a problem or complaint and they put those concerns on the ITH UA-cam channel gets put on the "naughty" list. Their concerns voiced on UA-cam are either deleted or ignored, and when their lease is up, they get the "sorry, we're not renewing your lease". Then the poor sap has to try to find a new place to put their house FAST - because ITH only gives them 30 days notice.
I'd like some Elder Abuse organization to step in and investigate ITH. What's going on there is no different from the phone scams where the elderly are urged to HURRY - send your money AT ONCE or you'll lose out.
I wanted to buy one until he started with the money upfront, no way am I going to develop your land to pay rent for that same land. I also heard them on a video a few years ago say if someone didn't fit in the community they wouldn't extend their lease. They are taking advantage of seniors and mostly senior women. A lot of these places are up for sale a year or two later at high prices because people are trying to get back the 10,000 by tacking it on to the sale price.

Great job Mic! I checked them out in June of 2020 and wasn’t comfortable with the demand of all the funds upfront for the tiny house. Then when I checked into the communities I couldn’t believe they required the 10k and you didn’t get that back if you sold it. Too many red flags to me. I think they started off maybe trying to help people and then got greedy. Right now I’m living out of a 60 sq ft space (tiny trailer) to see loved ones all over the US so it’s doable! But I’d love to have some land and a tiny home 💜

@@MicThinksTinyyes. I've seen a posting of a contract. It states something like "the buyer will provide $30,000 as payment for a PUD (planned unit development) lot. (if buyer intends to stay in one of the communities) The 30k is the" key money". The PUD lot is rented/ leased - client will not own the lot.
Then let's say the house ordered is $100k. The buyer will pay 50% of the value of the house, in this case $50k, a few days after signing of the contract.
Then the buyer pays the remaining $50k for the house 6 weeks before its construction starts.
So in this case, the buyer pays 50 +30k = $80k upon signing of the contract (non refundable).
I don't have a copy since I didn't screenshot it. The prospective buyer didn't go through with the sale because she didn't like the idea of paying $30k (no refundable) for a rented lot in the Mountain community.

A thorough and honest review of Incredible Tiny Homes business practices. I remember I looked at many videos of their homes on UA-cam in previous years and wasn't impressed with the build quality, and honestly was not interested in living in the eastern U.S. Sorry to hear so many people were victimized by this business. The transferable lease gives the original leasee the right to "sell" that lot to a new leasee but they have to pass a background check through ITH before they can take over that lease from the original lease holder. There are people who have passed away waiting on their dream house that should have been built years before hand.. the timelines given are NOT BEING MET..
Yes, theoretically the original lessee has the right (really, OBLIGATION) to sell their right to live on that lot - I tried to do just that and they BLOCKED MY EFFORTS to do so. My lot contract did not say anything about a background check approved by ITH. They could reject anyone for ANY reason.

That "fee to fund development" sounds just like the "bond" The Villages attach to newly-built homes.

At the moment, they're offering to refund the $15k someone paid for dibs on a Mountain lot. They then contract with a NEW person unfamiliar with the company and its methods, and sell that interest for $45k!! Just another way to scoop up money. They SAY they're offering a 100 year lease for that money, but WHO and HOW are they going to honor that? When they've been in business for 100 years, I'll believe they can actually fulfill a 100-year lease. 😂

I toured a couple years ago when we were in the area. They had no model homes to look at and our golf cart driver kept talking about how muddy and poorly maintained the roads are in the forest, one of the communities near the factory.
Asked for a contract to look at. Reading it saw lots of outs for ITH like no delivery date, all money upfront, only a 3 month warranty on much of it. There were no real promises to the customer, so it was a hard no for us. Didn't bother to have an attorney review it; it wasn't a contract I'd be willing to sign.
My understanding is ITH currently charges a non-refundable $500 just to look at the contract. Also have seen ITH asking $30-$40k just for the right to rent a lot. I believe they do now have models on site.
Still watching ITH's videos, but it sure looks like a bad idea to entrust them with your hard earned money.😮
Yes, it's definitely a 1 sided contract benefitting ITH. We bought a new custom home on the beach community from a resident in 2022. They obviously weren't impressed either they last 4 months. We had a Mountain lot. It didn't take us long to realize what was going on there. Randy Jones/Amanda Hayes's characters are not at all what you see on the videos. They're fake. And Randy has an awful temper. It wasn't our cup of Tea. Too cult-like for us. Favoritism galore. We sold everything and ran as fast as we could. Thank goodness our primary home hadn't sold or we would be living in our cars like some have had to do and still are doing. I've had survivor's guilt ever since.

I have heard about Melissa of Melissa's Misadventures, UA-cam Channel. I am subscribed to her channel and unsubscribed from ITH. Those two homes are no longer in Tennessee. I like watching Melissa's Misadventures, and she is moving on from that experience with ITH. They were not good to her either. I am glad that you have made this video, it is a warning for others to stay away from ITH.
Her mom had Randy build two houses, one for her mom and one for Melissa to live in, and he and his team have made mistakes on the stairs in her mom's house and would not fix them. There were quite a few mistakes. She took him to court. She didn't win, the city was behind him at that time, like 3 years ago.
I live with my sister in another part of the country, but if I wasn't living with her, I would have gotten a Tiny House built from one of 3 other builders, that still do custom houses how you want them built. Escape (In Wisconsin), Tiny Mountain Houses and TruForm Tiny are both in Oregon on the West Coast. I like their houses, but I would want one customized for my needs and likes.
I used to watch ITH, but now they have not impressed me, quite the opposite, seems they have gotten too big for their britches, (a bit too cocky and overcharging for lots and starting more projects without ever finishing other projects, like the Mountain). They still have not ever started or talked about those shops anymore. Too many Red Flags with them. I am glad you mentioned about their business license having expired and not renewed, another Big Red Flag. And that you talked about the employees being told there was no money, and here they are seeing Randy starting new projects and asking for more money. Nope, I would never waste any time going to them if I was looking for a Tiny House to be built. There are many other Tiny Home Builders to check into.
I found her by reading her review of ITH and she had a link to her YT channel; I've been following her ever since. Her story is probably one of the worst ones I've read but wow, there are so many!
@@libbylong9059check out also the YT of Tiny Dreamer. She had a custom built house by ITH maybe 4 or 5 yrs ago and it had so many problems. If you search Google or Yelp reviews for ITH, her name could come up & she said she would never recommend this company. She bought her tiny home prior to the communities being built. I think she (Tiny Dreamer) is one of the reasons why ITH has NDAs now. Her house was built prior to the NDAs & she documented the issues on her channel.
My husband an I used to worked there.. we worked there twice in 5 years.. I could tell you a lot of things about this place... I could tell you about the change that I've seen there in the last 7 years!! It's definitely a big change. And greed has taken over...

I realized it was not a real investment but a charity donation with NO returns whatsoever. Key money, very questionable also - you give key money but rent can go up. I went to ITH in Newport TN with my daughter and her best friend August of 2022 to see the models in person, talk to the people and take a tour of the Forest Community. The tour was with a resident who drove us around in a golf cart and then toured the models with us. All at no cost. Everything in person looked great and well made. Met and spoke to other residents while there and all were happy. I've always been bothered about the all money up front requirement and would not actually do that no matter what they would be willing to put in writing. Mic, when you stated that they are currently operating with an expired business license that is a HUGE red flag! My dreams of owning a ITH tiny home died in that moment. I have followed them for a very long time….my skepticism came up when I was ready to send a fat deposit check ($40K) for a site built home community they are trying to get going…all went fine until I started asking questions about my “totally refundable “ deposit should the planned community not go forward. When I asked if my $40K would be held in an interest bearing escrow account - I got no further response. None. Communication ceased. That makes me question what’s going on there. Makes me very sad but I was looking to be part of a community - in TN - with like minded individuals. Something seems very odd.

That’s the one I was interested in also but I was considering other options as well. I’m glad I didn’t bite. I have found some good affordable homes for sale after this near fatal mistake. What I would say to folks is just hold on. If you just stay cautious and keep digging, you’ll find something better and more legit. Mainly just don’t fall for all of this “hurry up there’s nothing else out there” or “you won’t find better than this” and so on. Bcuz if you look, you will as ITH is really not the best of the best or the only thing out there. I’m looking at 3 middle TN small home properties next week for sale on the MLS (450-750 sq ft) through a realtor and I’m just as pleased as punch I kept going and didn’t stop looking after ITH.

I purchased my house from ITH and let's just say it left a bad taste in my mouth and the "NDA story"? Its real, I had to sign one and I have all the documentation to back it all up. But, the kicker was how I was treated when I went to pick up my house. They knew I was driving from Texas and the exact day I was arriving in TN. My house wasn't ready and I was treated like an inconvenience, from Randy especially... so, so much for "community". I like to think he was just having a bad day.

@@Maverick55339 It basically says that you cannot say anything bad about the company or the product, if you buy from them. Nothing specific, you just can't say anything bad about them. Which was a red flag for me because they sent that later after I had already sent my deposit.
Again, hate to say it...but if something bothers you about anything, just doesn't sound or feel right then dont disregard that little hmmm feeling...CHECK IT OUT....but it really is on an individual whom truly doesn't do their due diligence on affairs "beforehand" all one had to do, is contact the state about NDA'S regarding tenants-landlords .. but...here you go..

I purchased one of the original wooden RJOs from ITH a few years ago. Although there were a few hiccups, Tom made sure everything was made right. While the community wasn’t the right fit for me personally, I know several people who live there and are very happy with their experience. My home has held up well, but it's important to note that regular maintenance is still required. I recommend ensuring that everything is clearly outlined in the contract so both sides have a clear understanding.
When you are asked to put 10 k down and someone is standing on the UNDEVELOPED piece of land and needing your money to develop THEIR project , unfortunately the first word that comes to mind is: pyramid scheme

The deposit comes from the price of your home and is SEED money to PURCHASE the land. If the land doesn’t get purchased, the money is returned.
This company is a Godsend to so many people so that they can afford to not pay exorbitant rent on tiny apartments.
Randy Jones is not in this to become rich. He’s in this to provide an affordable way to LIVE.
Go there and go door-to-door and interview residents. Then you get the facts!

@@marty114no it doesn't, the key money is IN ADDITION TO the home purchase, and 2 yrs. "Free Rent" is no longer being offered (so you aren't getting anything in return like before).
Also, it's a year to year lease, and they don't need a reason to eveict you in TN. So you could be booted after a year and completely lose that key money.
They would have you believe that those getting evicted are "troublemakers", but it's just people who ask repeatedly for work to be completed that they paid for (in full, up front), or repairs to be made before the lousy 90 day warranty is up, or just ask too many questions.
I know people there that like their house but hate the lack of Communication, or rudeness when they do get an answer.

The reason I believe that some INTIMIDATION is going is in the displayed Body Language and Downgrading Dialogue the owner Randy seems to have with FEMALES on the videos.
In several videos I noticed that the owner begins by FAKE punching a Woman in the face just as they are going to show her home, she appeared to be Latina. I have seen this type of INTIMIDATING behavior in Domestic Violence couples as the ABUSER is "TESTING" the VICTIM. The next video was the owner Randy humilating and invading the privacy of a elderly white woman by snarky, diseespectful, degrading comments as he was opening drawers & closets w/o permission UNTIL she finally reveals in the video that she is a RETIRED DENTIST. Her educational status seemed to shrivel his private parts as he connected she might know people of power.
Although I am super calm, not quick to judge or take offense, I always maintain EYES WIDE OPEN when meeting people in person or (even in a video) because PEOPLE TELL ON THEMSELVES all Day Long. Owner Andy's mannerisms TOLD me what his possible TENDENCIES are like

It is also stated that changes can/ will be made to your home at discretion of ITH. Once you sign that contract and send them money you are at their will. They have you by the 🎾s.

I agree, I bought a fixer upper for 5000 and still got a lawyer and the house didn’t need much work and only had about 2 thousand in back taxes and when the owner found out I paid them, he took another 1500 off.

I got off the ITH koolaid after watching the "Melissa's Misadventures" YT channrl both before & after she IMO was unfairly kicked out of the ITH community for no fault of her own. Melissa's mother sued Randy for repairs to her tiny home after repeatedly requesting the construction repairs be fixed. Melissa supported her mother by attending the court hearing. Randy was unpleasant to both women. All of a sudden Melissa was told her lease would not be renewed & Melissa had to be out in 30 days! Melissa had done nothing but been her mother's daughter! Finding a new tiny home site in such a short time was not easy. Melissa had to move out of state & find a new job nearer to her new location. Last I heard Randy was asking 15,000 dollars up front fee to get into the park. I just don’t know why people would pay that. He is busy working on new projects but has not done anything to improve the original properties.
Not a single promised amenity has been added to any of the properties, unless you count dead palm trees.

Remember when they wanted “investors” to “donate” money!! People asked questions, and they went mute. None of them could provide real answers to how any of this would work. They were just pushing for one to “ hurry up and buy your tiny home. This is an excellent deal”. So many red flags were present during all their ‘excitement’ to make home ownership affordable for all. So sad! One of ITH's tactics is to offer a "special deal" for the first (name a number - let's just say "the first 50 people who buy" a certain house or location- but they KEEP SELLING THE "SPECIAL" long after they've sold the "first 50" or whatever. The reason that's done is to goose potential buyers into HURRYING TO BUY - and not miss out on an amazing deal. The "deal", of course, continues until ITH runs out of interested buyers - 75, 100 - they'll keep selling them lonnng after their "special" has reached the predefined limit of offers available.

@@marlooostmeyer2778 Not really. The only reason they got into building communities was to be able to build and sell their own tiny homes. The communities are a money sink, even with the reserved spot payments. They make their money off the homes they build. I think, if they'd never gotten into building communities (especially the Mountain, which proved a nightmare and is finally near completion after 3 years) they'd be doing fine. But their hearts were in the right place when they began, and they delivered on all their promises.
A couple of years ago (this is late 2024 now), we began our tiny dream home build with our builder of choice, and I went deep into research of where we’d place it. I contacted ITH and they told us simply that other builds are not welcome or allowed. You have to go ITH all the way or not at all. I think we fortunately lucked out that we were not welcome and we couldn’t be happier now in our delightful home and welcoming location.

As his employees stated, he doesn’t have the materials or the money to build the houses people have already paid for. He has to raise money to cover those commitments. Typical of a Ponzi scheme and those eventually collapse, leaving the most recent victims with nothing.

This a side note but I see a lot more honest reviews of property development companies (like an apartment complex). Hopefully, people keep posting reviews.
There are always different opinions when you involve people. It's up to the buyer to do his due diligence & choose the right product for his particular needs.
If I was buying a tiny home, ITH and Randy Jones is who I would buy from. He really impresses me with his beautiful homes.
@pbayer773 Of course, it's incumbent upon the buyer to do their due diligence - BUT - it's also important to read ALL reviews. The negative ones ARE NOT all (nor even the predominant reviews of ITH). I consider EMPLOYEE reviews as well as the CUSTOMER reviews.
ITH employees either love or hate ITH. And all with good reason. Also: find out if the company is CURRENTLY LICENSED in the county in which they operate. (ITH, I've heard, has allowed its business license to LAPSE. That's a huge red flag!!
Additionally, how is the company looked at by local news organizations?
Like Mic said, the free e are too many 5-star reviews and too many 1-star reviews. So people have either had a great experience with them or were EARLY customers who undoubtedly had good experiences (or maybe they're friends, relatives, and blind supporters) OR they've had a miserable experience with them. (Those are generally customers or people who hoped to be customers more recently OR former employees). Not all former employees are disgruntled. Many enjoyed their experience and appreciate the opportunities provided them by ITH.
Those 50 or so recently fired employees got a raw deal. They were told they were let go because the company didn't have the money to pay them and would probably file for Bankruptcy. The employees who were kept were told they were the 50 best workers who could produce the same amount and quality of houses that 100 employees couldn't. Why would a company say such things to their employees -they were clearly lying to BOTH groups.
And THAT'S where you'll see a common theme - both current and previous employees AND customers have repeatedly said they'd been LIED TO by ITH. Not the least of which is how long it will take them to build a house. People are told "3 months, but it takes 3 YEARS. With no communication from the company.
And most of all, I think, people need to take what they see and read on ITH's UA-cam channel with a grain of salt. We'll, maybe a huge deer SALT LICK! Remember it's ITH's UA-cam channel, and THEY CAN - AND DO - REMOVE NEGATIVE COMMENTS. How is that transparent??
There's a County Planning Commission meeting, I think, on Sep. 24 or 25. If you're interested, you should attend - or at least request a transcript.
Those last 2 comments sounded super genuine and not at all like an ad for a crappy product.
A very thoughtful review. These are the points everyone needs to use when evaluating any major purchase decision. They tiny home industry is especially wide open and not regulated like other industries because of its newness. Thank you for this video.

I bought a ITH home, paid a down payment, then paid the entire amount in full about a month before they started the work on my house. I had a contract stating basically, "For this amount of money, I purchased this home". That is a contract. Oh and by the way, I am pleased with my experience at ITH, I have had my home for about two months now, and I'm not quite living in it yet, as there is still a porch and skirting to be completed. I can't speak to any of the communities, as I had my own land.

@@abumpyroad3895 Your home has a 90 (NINETY) DAY WARRANTY. You better go connect that home to power and water and make sure it works. Spray it with a hose to check for leaks. They will refuse any repairs after 90 days.
I was at one point considering buying from them. I finally came to the conclusion that he is a creep, a liar and unethical. That 10k is called “seed” money. What a crock. You are absolutely correct to advise people not to pay up front for a promise of delivery.. Sign nothing that takes away any of your rights. Snake oil salesman he is. His followers are cult like. One of the biggest turn offs for me was when they advertised a very sloppy (bad quality) and EXTREMELY TINY home for $109,000. 😂 I was like are you serious? And of course, you would NOT own the land and the monthly lot fee was ridiculously HIGH. With $109K, I can buy land and a newer model mobile home, and still have money left over, lol. @@Yvetteabby that's not what was said. It was due to putting the water main in. It goes in middle of the road. The entire road in the mountain is being ditched. It is a work site for God sakes. People are not generally allowed on a work site to begin with.

From what I understand he renamed the key money to a 100 year lease! I think it's anywhere from a $25,000-$40,000 lease! You don't get that money back, you don't own the land, and you STILL pay rent! Total scam!
I'm not sure what the lease is about. It's good example of how language can really hook people. On the face of it a 100 year lease sounds like a great deal to most people.

@@MicThinksTinyIt's a looser version of how a mobile home co-op community works. In an MH Community (also called Community owned) you buy a share that often costs $20-40K for the privilege of being assured that spot for life (or in one case I know, a buy-in to a 99 year lease that concludes around 2050-don't know what happens after that). This also allows you to be a voting member - like an HOA, and the monthly fee isn't rent, it's maintenance because the grounds are cared for, and you enjoy whatever community perks there might be-club house, pool, etc.
In ITH's case, what's missing is community voting and perks, however, Randy does allow his community members a LOT of freedom on their bits of rented land, and the rent he charges is silly low, $200-300, which is basically a maintenance fee, and might be helping pay for the landscaping he's been doing recently. He has plans for community perks, and has slowly been working on them. He did build a small post office on site and went through the process to make it official.
I take issue with the reviews you showed. Complaints about the Internet? What does that have to do with the tiny homes he builds or his communities? That's on the city of Newport and what they're able to provide. And while we're talking about BBB reviews, you failed to point out what their rating actually is - A+

I do appreciate that you want to provide important information to your listeners so they don't get scammed, and, yes, ITH, unfortunately, has a couple of red flags - the up front money and key money being the worst, and people need to know things are a bit shaky for him now. That's fair. But please be better at your research. This is a man's livelihood you hold in your hands.
Anyway, I'm really sad that Randy has been going through this upheaval to the point that he has people like you on his case now. I've watched his videos for 6 or 7 years now, and the man has a really good heart and lovely visions of what he'd like to accomplish.

I crossed them off my list quickly because I read a news article that Abbeville, South Carolina Council rejected them setting up a community (May 2023). Also put me off the promise the 30 yr lease never changing, Mic you've seen where Trailer Parks are selling their property to Investment Firms for 2 or 3 million and then the tenants old lease is void and new rental lease are $900 up, the seniors go bankrupt and move out to make way for richer clients. I also saw posts that their communities air and water smell foul/they're beside manufacturing site thou no one ever states what kind of factories are neighbor to them, could it be toxic?

Randy has, on numerous occasions, stated that they're near a paper plant, I believe it is, can't quite remember. We have one here where I live with several communities, suburb and mobile home, and some days it smells. What are you going to do? We have suburbs built around our waste dump sites, and when the wind blows a certain way....
Yes, they were able to buy the land they sit on for a reasonable price because it's on Newport's manufacturing road. In fact, there will soon be a race track down the road from them, one that was defunct but has since been bought, and the new owner intends to start it up again. Randy has never hid where this place is. He lives there, himself, in one of his smallest tiny homes.
The Abbeville South Carolina townspeople approached ITH about building a community there. It didn't work out.
Yes, they are a scam. They stole a lot of money from me and many others when we first got there in the community in the beginning. Threatened us with lawsuits if we spoke out publicly about it. Many of us had to get an attorney and fight those bastards.

First of all renting a spot opens you to future increases at the owners will -no guarantee - or trust me i won`t increase your rent ? Think about it a 20 foot by 8 foot unit cost is $59k thats 160 sq ft that $368 a sq foot. A home with more features is $150 sq ft and you buy a lot - no hoa is the best !The property looks in disaray or uncompleted. Lot of these people are probably here because of poor money management. I met someone with ptsd and you wouldn`t want to live next door to this fool in the forest. As for the $10,000 your investing in his next devolopment in Morristown and your not getting a return on your money so if this doesn`t smell like a timeshare write your check and jump on the carosel !

I think the part about potential increases is a great point and in general why so many people are starting to be more hesitant to join communities. Hopefully more tiny house communities can be developed with lower lot rents but no hidden fees (even down the line).

I am sure Randy means well but in the meantime the $10k deposit is on the shady side while he is getting investment money for other land. No one questions that in the county who gives the ok for him to continue this process ?
@@pnoon43 - Not sure where you are getting your information, but that's simply not so. Randy is very open about where money goes, and it's all spelled out in written signed contracts. If a person is interested in a new development and gives him a deposit, that money is placed in a separate account and returned if the project does not go through. Lots of people have confirmed they got their full refunds when Abbeville did not get approved, for example.

Check out The Cottages at Pine Lake in Alabama. They are doing something similar in terms of the upfront "key money" to develop a lot that you don't own. That work with ITH as well.🤔

@@MicThinksTinyAs he stated The Cottages at Pine Lake also has a UA-cam channel and shows videos of them receiving new tiny homes from ITH all the time . ITH was just there this past week connecting two Incrediboxes ( two small tiny homes ) together on the property because the buyers were turning it into an Air B&B part time when they are not staying in Alabama.
To be clear, the Cottages at Pine Lake accepts ITH homes, but are not exclusive with them. They will accept other certified tiny homes.

The company has rows and rows of developed empty homes for sale that they charge extra funds for yout personal likes. Saw video yesterday that said one guy puts these together in 3 days.they have a bldg that’s an assembly line of cheaper made homes as they build. Thank you for this. Please share
Great vid. Just solidifies my initial impression of this company. Another thing that turned me off was the absolute cult-like following Randy has from women who defend his every move. They supposedly live within the community and are venomously denying anything remotely negative about him or ITH to the point of denigrating comments and all out rude and condescending behavior. I read many comments about those items you pointed out and they were swept under the rug by those nasty comments. Imagine having one of these folks as your neighbor? No thank you. I had red flags from the beginning and really appreciate your commentary.
Yes! It’s very odd. Every time I asked honest questions about a property I was met with nasty attacks from those women. Very strange indeed.

@@MicThinksTiny So, in my opinion it’s a thing because when they post a video about a property, and excited people ask questions, for example: When will there be a sketch of the subdivision? Will all the trees be cut down?” “Can you put up fencing? “When will deposits be returned if the project doesn’t move forward?” When those completely appropriate questions are asked on a video they posted, there are certain individuals that immediately pounce and defensively say “they’re good people”…”they’ll let you know when the time comes”…”you don’t seem like a good fit if you don’t trust them”…..it’s a bit wacky how these people immediately shut down legit questions or concerns. Then, they questions never get answered…we just get shouted down by the “guard dogs”

One of the news stories claimed that when inspectors come out, they keep showing them the same homes to inspect. They are certifying the same model over and over. That is crooked. Also they had people that were not electricians doing the wiring. I remember one episode where an outlet blew and had to be replaced. It was brand new. I used to think they were so nice and some of the houses are very attractive but all of this mess really changed my mind. Just too iffy.

I called them once maybe about six months ago. I’m really not sure. I’m getting ready to put my house up for sale and then I’ll decide what I’m gonna do, but it won’t be going there. They never even returned my call after leaving a detailed message of name ph# and interest in the Amanda.
I still like the Amanda, but I wouldn’t spend a nickel with them. I have two other builders I’ve been looking at.

Some lots are 20k and 30k. If there is already a house on the lot they add it to the price of the home. They call it non-refundable key money. ITH says it is for the infrastructure. But the charge it over and over again and then constantly say only 200 a month. That is a lie! They take advantage of seniors.

Hello! I'm so glad the video was helpful. If you're looking for a community on the West Coast, check out tiny tranquility. I did a video with them a few months ago and they are opening a new location in California hopefully soon. In terms of builders, the ones on West Coast tend to be on the higher end. Saylor's company in North Carolina (Coastal Tiny Homes) is a solid option too (middle range for price).

All good information to have if you're thinking about going tiny. I've seen several UA-cam videos of people who have hired companies (they never mentioned the name of the company I think for fear of lawsuits?) that either took the person's money and ran or they started the build, used shoddy materials, didn't complete the job on time or at all. If you think you're being scammed by a company do the following: 1) file a complaint with the better business bureau, 2) file a complaint with the state's attorney and 3) file a complaint with the Consumer Protection Agency. It doesn't cost anything to file a complaint with these agencies--they are there to help and may be able to recoup part or all of your money and ensure these folks are put out of business.
I was just coming here to post similar. I am afraid most people won't follow thru since will feel like they are betraying Randolph and Amanda instead of what it really is "just business". People are giving them interest free money with nothing in return but a promise that perhaps, one day, maybe they will obtain an ITH. They are unsecured creditors including those leasing those lots. Let's face it, Randy already lost Brothers Cove, who's to say it's not going to happen again? People need to file NOW!!

I had ever growing doubts. A big red flag came in how they treated a couple visiting from another state. They did not offer to give them a tour or even have a bite to eat with. The video ended abruptly. The constant changes in what they would do for new people. And at the meeting where people wondered where things they had promised them were. Such as the storage buildings. But i still can't decide if the ringleader is Amanda or Randy. Amanda is so loud to distract you.

I am curious if anyone who gave money on the Dunlap or Southern Heights grift have gotten a refund for money paid to ITH? They said multiple times that money would be placed in a separate account (Escrow?) and if it fell through you would be refunded.

We stayed at ITH in an Airbnb 10x20 on “the beach”. The home was cute but I did not like the lot set up. Too close and barely room to pull your car in and out. After reading some of the posts, I definitely wouldn’t buy anything from them.
FYI. Only ITH built tiny homes can lease the ITH properties.
Randy funds all of his work by getting up front money from buyers. That way he stays debt free. He explains that on his videos.
Hello! Thanks for watching. That's helpful to know about the builder restrictions. That seems to be a growing trend for builders who create their own communities. The upfront money is an issue regardless of intention. It's too much risk on the consumer to pay everything up front in my opinion.

I think this is a function of trying to do too much. Once you are good at something stick with that. When you begin to try and branch out you need very deep pockets to hire experts. If you dont you start developing holes in the ship and you have to take short cuts. Usually in aress you know nothing about.

Yes huge Scam, just ask Becky & Wil they worked for ITH, Randy Jones. And ask Melissa, she has a U-tube channel, her mother bought 2 tiny homes, from Randy Jones, and was Cheated really bad, lost a ton of money, that was her retirement funds. 😢
Becky and Wil sold their house and moved. Apparently Randy told them he wasn't going to renew their lot lease. I feel really bad for them, because this was such a long-awaited retirement dream for them. Don't get on Randy's "bad" side, I hear, which is apparently easy to do... 😮

I can say this, I looked at ITH. Mostly because the lot rent was cheap. In the forest it looks good. I was interested in the Mtn. It was nowhere in sight to be finished. There would be a 9 month wait to finish a tiny house, I wanted like a 400 sq ft one. I forget now. It was as big as it could be. I suggest ABB an ITH at the location. I learned a lot from the residents and there were already a few red flags. My thought is just investigate on your on.

They are licensed, And their homes are hand built,especially the wood ones which are made by the Amish.

Wow! I watched their videos for a long time. I never would have thought! Glad I didn’t follow through. What kept me away was some lots were purchased and then they were renting. Things just kept changing. And they were growing-building so fast! That has the potential to decrease quality!

Hi I almost flew down to ITH in April 2023. After watching them for quite awhile I i became friends with one that lived in the Forest. Her home was built wrong and her mom s also built wrong. They took him to court. And they did not win due to laws in Tenessee and the homes were built in Kentucky by the Amish. Also alot of employees that have been let go have said alot of tiny homes are not inspected . And the two left ITH and the mountain is still not done 4 years later
