Maybe tell you my personal use case of why I wanna buy Lentor mansion. We want to stay near parents (Bishan area) but there’s no new development or good ones. Even if there is the price is too high, don’t see the appreciation. We plan to send our son to Ai tong in the future which we could enter via my husband alumni, or my MIL 2KM distance. Lentor is just 2 stops from bright hill MRT, convenient for us to drop off and pickup. I think a lot of ppl that stay around Bishan/AMK might see Lentor as a good area, close enough to their family and schools. Younger generation I see today don’t mind staying in a new township. HDB upgraders might be able to afford the down payment, but may not be able to afford the monthly repayment.
my analysis is for those North or west people want to shift into more central location but cannot reach yet, lentor is next best option, hilview area is a mirror image of lentor but there still jungle and i agree with your last 3 point :)
Look at the current buyers profile and you will know who are yr exit audience.. HDB fm AMK, Yishun, Bishan. Sembawang, Canberra ECs, Sengkang ECs. Look at the Panaroma price which is 10yrs older already going at 1900psf, Sengkang Grand 2000psf, its an ok entry lah
1.7km away is the highest recorded HDB BTO price of 877k - central weave. at 5 years from MOP, they are going to fetch 1.6mil for 5 room and 1.3 mil for 4 room.
but still, 400 units sold! what to do? :p

Cannot exit after 3 years ? Don’t anyhow say . Last weekend , Lentor Mansion sold 400 units , that’s 75 percent .
