In halal financing, bank charges you "rent" on the amount you owe to them + a portion of your principal amount owed.
Gradually as the time passes you owe less to the bank and your "rent" decreases untill you fully own the property

You missed to include the payment, for buying a shares in property, in yearly payment. Yearly payment will be more than 5%. In each year installment, you've to pay 5% as rent plus payment for buying some shares in the property.
6% is quite possible but the 10% is the impossible otherwise if you buy a commercial plot and make some shop on it that will we possble

It's good business idea...but it's not as easy as you mentioned it...i have properties in Dubai...but it's all by my own money from others business...buying apartment and relying on rent will not give you a good standard of living...buying such property should be only considered when you have extra money....
Fazal Riaz you are absolutely right. I have a couple of properties in Dubai and Ajman but I couldn't get good rents for the past three years as the rent is decreasing every year. Plus fraud is at high when you rely on the real estate agents to rent it out on your behalf. I was cheated with the whole year rent last year and got nothing for the whole year.
Mah Jabeen well said. No doubt that Dubai has one of the highest return on property investment which is about 10% but....one has to be very carefull.... the market is fullof cheaters....it is very hard to get a good and fair realstate agent...after a long struggle of 2 years I lucky got one realstate agent and alhamdulilah he is very fair with me....but as I said b4, it's not as easy as it's mentioned in this video...you need alot of patience and alot of money to get into this kind of property business... and the return is very slow
May I have your attention. I explored of these schemes like equity releasing loan, but couldn't find it interest free. Dubai Islamic is providing this kinda service, but charging 3.5 (interest). Did anyone hear of interest free, if yes then let me know the Bank's name if possible.
Azad chai wala you said halal ways, reconfirm on Islamic finance it is not halal that on rental properties you can not give to another person on rent... I mean Islamic banks works on properties as there own property and treat you as an tenant and you do contract as tenancy agreement.

prohibitted by law to rent out leased or a house which is purchased from bank loan. i there any expert who can guide in this regard.

In India is not possible bcz 15 lacs ki loan pe 15000 EMI aati hai and 20 lacs ki property par 18000 rent aata hai minimum... Means 5 lacs pe we are getting only 3K return monthly... And 80 lacs loan pe 4 lacs emi yearly itni sasti loan kaha milti hai

How would you buy another property when bank is the 80 percent owner of the first property? You wouldn't get another house loan with the current property
Private financing
bank will pay you 80% of the cost of the first property for it's 80% share. Buy the 2nd property with that 80% money you receive from the bank.

Hello, I believe both Islamic and conventional banking systems are same. If you calculate both system financing from Islamic system is more expensive then conventional banking system.
Islamic system is more expensive in the beginning but once you've bought more than 50% of the Banks share you'll save more from what the banks taking as rent

Azad Bhai, this is not possible at all, at least in Pakistan, first of all no property gives 10% rent per year. May be in some places OR certain kind of property purchased at certain time at lower cost gives 10% but for more than 90% of time it's not possible.
Secondly, the halal finance or commercial finance whatever charges more than 9% profit, you can check it on bank's website. So all these figures are realistically not true.

Azad bhai this cal is not true, first 10% rent is almost not possible, then bank wil not take only 4 lacs, even if it is Islamic bank, they will take rent share, their capital and share from increase in value of property every month, u wil nt have evn a rupe from total rent for 20 yrs and also som amnt u are to pay from ur pocket then u can own this prorpert if ur share is 20% at the start, thy r very clever

Pakistani banks don't do that. Max they can provide is a 80% finance but the markup rates are too high here ranging from 8-14%. plus max one can get on a property is 8-10% rental.
