Make sure you fill it back up and get the air out of the lines by opening a hot faucet before turning power back on.

Thank you for bring in up ELECTRIC WATER HEATER! Turning off the breaker is a must, and as we have well water, turning off the pump is a must too. Make sure you fill the tank completely after plumbing repairs BEFORE turning on the breakers or those elements will curl and fail sure as you're born.

Ok, full disclaimer here...possible stupid question. Is it not possible to just turn off the supply to the water heater and run the faucets to bring the water level down? I took over my father's house after he passed and it is over 800 miles from home. I want to drain and turn off the water heater so nothing happens as we only come down a couple of times a year to check on the property. The water heater is upstairs and a very long way from any access to run a hose out of the house to drain. Would that not work?

No. When you turn the incoming water off you lose pressure. You will get some water to come out of your lines but it will not drain the tank.

Do we need to shut off the gas line before start draining? Or just the water line?

I would not shut the gas off unless you're completely draining it. You can just turn it to pilot.

Our water heater hasn't been drained in over 20 years and we cant seem to get it to drain out but the bottom thing is leaking. And it's full. Its plastic and even when open not alot of water comes out. We cant afford to replace the whole thing

The drain valve can be replaced. If it that old it could break..... do you live in in the metro? Here is my email troy@championplumbing.net feel free to email me pics or questions.
