I bought land in Tellico Plains, moving from NY, and I couldn’t be happier. Went from 0.15 acre to nearly 4 acres. Unrestricted land. Property tax is 10% what it was in NY. Paid for with cash. Now I have no mortgage, I’m not paying crazy high taxes and I’m also not surrounded by all the craziness.
I would never buy land in a place like this. There is NO growth opportunity in many of these less populated states. This is of course if you actually need to engage in the local economy to provide for your family, if you're remote or retied, that's different. You are much better off buying less land in an area closer to a growth center or you will be part of the perpetual rural poor and eventually have to sell your land at a loss only to find yourself back in the suburbs or city, but in a worse position. Look at any of the youtube homesteaders who lasted 1 to 2 years only to move back because it was always just a fantasy.
