He sold his wife's gold for around 25 lakhs, and with a bank loan, he bought a flat for 1 crore. Immediately after two months he lost his job! He couldn't find another better job and sent his family home from Doha. He came back to India to find a job. Eventually, he couldn't find a nice job , and his bank loan was piling up. Finally, he had no option but to sell his flat for around 80 lakhs to pay off his loan. Now he is staying in a rented flat with minimal salary in India.
Thanks for sharing this real experience. That will help people understand the risks in making big, long term financial commitments. I'd say your friend was lucky to exit at a 20 percent loss. Because his flats price was only 88 lakhs, rest 12 lakhs was stamp duty, GST, registration expenses. Government is only happy to relish on your taxes even if you have made a loss
Builders play mind games and put psychology in to practice. You should be doubly cautious while buying the flat and that too for investment or for living. When you pay Rs. 1 crore plus for any flat and therefore should exercise utmost caution
In Australia they fly you to the property and the lawyers, banks, builders, mortgage companies are all in on the game. They sell the victims a wonderful property but at double the market rates.

It seems you may have missed several investment opportunities before the COVID-19 pandemic. Let me share my experience: In 2018, I booked an apartment with a reputed builder in Bangalore for an initial payment of 2.5 lakh INR. The offer included a "No-EMI" period for the first 2 years, with possession expected in 2021. However, due to COVID-19, the project was delayed. Despite the delay, my total payment to the builder was only around 13 lakh INR during this period. As the project resumed gradually in 2022, I continued making payments as requested through a home loan. I finally received possession in March 2024. My total outflow, including interest, amounted to 54 lakh INR. The flat's original cost was 50 lakh, with about 4 lakh paid in interest. Even though the project was delayed by 3 years, it turned out to be a solid investment. I managed to save significantly and prepay a portion of the home loan. Today, the same flat is listed at 80 lakh INR. My takeaway is to invest in projects by reputable builders who are known for delivering on time and maintaining good quality. Some well-regarded builders in Bangalore include Prestige, Brigade, Sobha, Purva, and Godrej. While their projects come at a premium, their track record of timely delivery and quality is strong. Don’t be overly pessimistic about real estate investments. On average, a home loan can be closed in 7-8 years, so it’s worth discussing options with your bank.
