6/10th of a mile off the main road - this Artist Retreat, Wake Robin - 1801 Stone house, 18 ac, creek, horse property for sale in Kentucky - a must see.
Triangulated between Danville, KY, Perryville, KY and Harrodsburg, KY.
Best Real Estate Agent in Kentucky
[00:00:00] They wanted to show you wake Robin, want to start out here way out on the road. This is six tenths of a mile drive way back here and it's absolutely beautiful. Nicely manicured. This this property is pretty unique. We just went over the cattle guard there. There's 3 tracks of land here. 2 tracks are represented by realtor, his partner of mine and owned by somebody else. And then the one track that with the house includes this driveway. It's not a right away. Artist Retreat, Wake Robin - 1801 Stone house, 18 ac, creek, horse property for sale in Kentucky
[00:01:02] It's not an easement. It's actually deeded land. So you could you can fence it off. You can tree line it. You could pave it. You can do whatever. Nobody's going to tell you can't use this because it is your deeded land six tenths of a mile. So what we call flag line. So think of a flag and a pole and the driveway. Here is the pole. So these two additional tracks, this one's 33 acres and included those barns we just passed. And this is 18 acres on the left and it doesn't have any buildings on it at all. But they both join the house an 18 and a half acres. So that's why we say 18.6 on this tract because it differentiates the 18-acre tract, if that makes sense. OK. 18.6-acre tract starts right here.
[00:01:58] In fact, you can see there's a little piece of ribbon there. You see it in person better. The cows eat the pink ribbon. So. And then if you went straight across back to that that fence line, you can see this is not mode. And this is so that differentiates Jack 3 and track to track twos along with the house on it. That's what we're going to talk about today. This is called Wake Robin Farms and the lady who has had this since the mid-60s back when I was born, she called it Wake Robin. And I like it. And I like to honor her and the people who love this property for so long. So that's why we keep it as wake Robin.
[00:06:55] Kind of interesting little story. All that information is stuff I will send you. This house has been in a book about stone houses in Kentucky. Roses on the side here. This park is not in in keeping with the rest of the house, obviously neither of these two screen doors, aluminum screen doors. But whether you would keep this porch on here or bring it back to original, we speculate that this porch was put on in the 30s. By the way, this is one of the largest stones here in the house, and it's pretty big. 1,2,3,4,5,6 and a little bit. So with that 49, 50 inches beneath.
[00:07:50] We believe these floors to be chesnut and we've exposed all the stone here. This is just the bathroom and here we'll go in there later. But look at this. This work. Just beautiful. My wife and I hadn't built our house with our hands and we are so entrenched where we are with that and that whole story, we would be here. We absolutely love this property. These are about 6 by 10 oak beams full length here in the house. And all this stone is now exposed. What we did was they had had this sheet rock in an old style wallpaper up in and firing strips.
[00:11:50] And then this is not a usable fireplace behind here, oh, this is very usable. Keep the chill off. These buildings built in closets are pretty neat. So this is a lot of possibilities. We had we opened this up 16 panels up to take a look upstairs. And you can see it's you know, it's just roof rafters. The insulation is on top of these dreadful ceiling tiles. But you could open this up, insulate on the inside, put new paneling up or whatever new oak boards you could open.
[00:12:30] You could open this wall up. You could open that up, whatever. But this is all hardwood under here and you can see that from underneath. I'll show you later. There's a bourbon room or Kabbany room, whatever you prefer, right under here. And you can see that this is the original summer kitchen. So this was the original summer kitchen.

Righ now I am working in Germany...and I can tell you that such a property-such a stone built house in this fine condition with 18 acres, stream etc. would AT LEAST cost you between 685.000$ to 765.000 $ ......and in some areas of Germany this building with its property easily scratches the million $ mark.....this kind of house is a rare find. Great video.

Fell in love with this one. I grew up on a dairy farm and lived in a home built in 1743. N.Y.S. timber in the basement were split logs. It's where I found the date of the house carved into one of the logs.

+Lisa Hinkemeyer - that is VERY cool!!! Well, I have loved real estate since I was as young as you - and I still do. Always fascinated with houses and land. Real estate will always be important in your life and your financial status - don't rent, always buy and you'll gain wealth, have pride of ownership and no landlord can ever kick you out of your house. Thank you for the note my friend --- and keep watching - the people who appreciate my channel - like you, are the reason I keep making videos. Wish we were younger!! Now in mid 60's , and husband will be 70 .. on Social Security, so now we could enjoy the days, and yet do something everyday to enjoy our life around our home, yet, not rich enough and not going to be physically fit forever.. I could have done ''so much with a home like this'''. We live in NYS and do own a home and love home owning really and being outside in nice weather.. and must really downsize at this time though in life, but this is really* right up our alley if younger.* Oh Lord help us!! My husband was able to do such carpentry and I love planting herbs and could see flowers in the bathtub outside! ( cute) HERBS ARE A MUST AND i

After ll yrs, this beautiful place has sold, I'm sure. And I know only 18.6 acres, but maybe a neighbor would sell 81.6 acres to me?....let me tell you, The Thompson family was kin to a lady I took care of, in St Louis, Missouri, in 1990's. Her immediate family owned a plantation at Shawnee Springs, near Harrodsburg, before Civil War. She told me stories. she was 106 yrs . Her family sent their daughters to Daughters College, in Harrodsburg, now called Belmont B&B. Her family published a book in 1899. This Thompson was an aide de camp to George Washington and The Marquis de Lafayette, during The American Revolution.

Oh, I would love this place and it's glorious history. The plantation house at Shawnee Springs, burned in 1980's. But there is a cemetery on the place. I never saw it, but heard plenty of stories. This lady's uncle was Joseph Hamilton Daviess , Kentucky's first Attorney General. He married Mildred Marshall, daughter of America's First Supreme Court Justice, John Marshall. I have all this wonderful history embedded in my brain. Daviess was killed at Tippicanoe, in Indiana, fighting in the indian wars. This lady was cousin to Dorothy Pittman Walker mother ofd George H. Walker Bush, President of USA. Interesting history. I got more to tell ....thanks for showing this. I love history.

I must say, the properties you specialize in are sensational. How do you not fall in love with them all? We live in an 1874 sandstone farmhouse on 47 acres in Kingston, Ontario, but the prices in Canada are so much higher than in the southern US (double - and then some). Really great marketing you do, too - your clients must be very appreciative. We'd definitely use you to sell our place if you were in Canada; great attention to detail.

I finally had the nerve to finish watching. Your sincerity comes through loud and clear.
I think they call that passionate honesty. Im a retired art dealer and I'm keenly aware of the unconscious power of speaking about the appeal towards individuals with discretionary income. Quite simply..they know the difference of shicannery versus truth. You get five minutes to convince these people with unlimited funds that you mean busisness. Obviously everyone wants their time and money so they are indeed busy..but will stop listening to drivel in their tracks to eyeball you and get in on the action . you're good, real good mister.
If i had discretionary income I'd be happy to be at your doorstep tomorrow.
Love your accent too. Don't ever get rid of it. When i moved to manhattan in '76 right of college they made fun of me until i lost it. I want it back!
Can't stop thinking about stone houses now.
    All the best,

Stellar house bud. Once you got halfway through the basement i had to stop. You were breakin my heart because of 2 things. Im a retired navy veteran here in nyc looking to escape from manhattan...but i dont know anyone down there. Secondly, I'm afraid to ask a price even though stone homes are indeed my favorite. I grew up in a small town in md. that because of its proximity to wash.dc is way overpriced so I'm not going back there.
You guys have some of THE hands down most beautiful homes ever and great terrain. I love the woods and remoteness of this setting.

OMG! Love this house and property, could never afford it though. And yes it is like the stone houses in SE PA region. The attic is classic SE PA style with those little windows. Did the original owners come from maybe the Philly area? Or York even?

This house is truly amazing!!! Thanks for the video! I grew up in a 200 year old log cabin in Kentucky and just love old houses. I found a stone house in the Midwest where I live now for sale that’s very similar to this one. I don’t have a lot of knowledge of historic stone houses and was just curious if you suggest this style as a good home? You sound incredibly knowledgeable and really appreciate the detail and thought put into your videos!! Even tho I’m not in the market for a home in Kentucky I feel like I learned a lot from your channel... keep up the good work!!

Too much work to be done. However, a handy man could fix it up if he were the one to buy this property. To hire some one would be expensive.
