Nice living room staging! Nobody ever does "color" let alone eclectic (the black framed art wall? genius!) This is really pretty. When can I have it? LOL

You designed this? WOW! Everything about this house is so perfectly thought out. The foyer, the deep tubs, bookshelf, closets, laundryroom, cabinets, storage. So thoughtfully designed. You've read my mind. This is the perfect granny cottage. LOVE IT! Saving this to my favorites.

I absolutely love the book shelves as I am an avid reader and collector of books. I'd probably add more shelves in the hallway...Beautiful house and well designed!!!
Same here! Can't live without my books! Unbelievably Fantastic Designer he is🥰👏👏👏👏👏👏👏 Really Great idea with adding bookcases along hall! That would be awesome! I've seen bookcases in stairways as well as in the stairs themselves which was a little off the wall, but the wall of the staircase would also make an awesome bookcase!⚘

This is one of my favorites---I love this house!
The floor plan is well done. But the colors used within the house make it feel serene.
Very cute. Will use warmer colors, cozier decorating, take out the hideous, 60s looking fireplace wall, and put in a mantel. Right now, that staging has all the warmth of an insurance office's waiting room.

What a lovely home! Only 2 small changes to make it that much nicer. In the kitchen, centre the sink under the window. The second would lower the cost of the build. You only need one way into the bedroom wing, so I would close up the one from the living room. The extra wall space would be nice. The entrance hall begins with the entry to the bedroom wing, and that is really all that is needed.

Authentic and has lovely intricate design. It says : family lives here. Wonderful floor to ceiling storage cabinets too. A place out of site where one can know what is where. Exterior & lawn completes the beautiful fairy tale house.

Jasper how beautiful all your work bus wonderful not one of your houses have I found any Berrios they are just perfect. Elementos as for bricks, walls, divisions, textures colors , spaces EVERYTHING is perfect I’m frustrated decorated wanted to study and get on to my goal but no way marriage kids etc and now a women of 74 of age not much I can do. I see this work of yours and it’s all I would of chosen to do and tears come to my eyes for not perceiving my goals. But God has blessed me in many ways and I am greatful for that. Love ALL your work inside- out and love u❤ May God continue HIS work in you.

Great design ❤ thank you! So glad to see a back door for yard access. Plus that laundry room is great for the litter robot as cats have been a part of my life for over 30 years.. it’s a challenge finding space in smaller homes for this necessity.

A wall of bookcases. I am in love❣️ no dishwasher? I don’t think a breakfast bar is really needed in such a small house. I really like this floor plan in general. The living room is large enough to add a home office in 1 corner, too!
This is the nicest tiny house I have ever seen. The only thing missing is a large walk-in shower in the master but that's only because I'm old.

love the foyer/coat/mud room area so important to us outdoor types, lots of places for my books.
Overall I like this home. I would make a few changes such as the refrigerator wouldn’t be right near the back door. I would have a double basin sink in the kitchen. The bathrooms have a strong hospital vibe so I would cozy them up. The rest would be primarily cosmetic changes. I would choose colors, furniture styles, artwork and accessories to better suit my tastes.

I like that you made essentially a walk in closet .
Nice feng shui feel to the front and the circular path to the bedroom hall. Need more storage in baths for supplies and linens. Lots of kitchen storage. Need more counter top in kitchen for food prep, but you can use other surfaces too. Nice feel!

I love it ♥️, field stone on that certain part, the living room with that fireplace, more field stone for backsplash, and the kitchen with that bow window, the design with color Coronation, the bathroom and the bedrooms with the designs for the wall, it brings the room out and it makes the room look bigger.

I love this design. My only small criticism is with the roof pitch direction. In the front of the house the valley created by the change in pitch direction means that snow load is coming down right in front of access to the porch and front door. I live in snow country where even a small snow fall means that the snow coming from both pitches to that valley results in a snow mound that is over 10 feet tall. I have one on my front porch right now and it cannot be plowed off as it is very compacted when the snow comes down in a swoosh from the roof. It has to be shoveled and that isn't fun when it happens all winter long!! Otherwise, I love everything about this plan. Great design.

JASPER!!! WOW WOW WOW!!! I love this house!! So far, it's my favorite that I've seen of your designs. I adore the floor plan, dang near perfect. I'd make a couple tweaks in the bathrooms regarding storage in them. I love and up the side to connect everywhere else. That kitchen isn't huge, but has great storage and I do appreciate the layout. I enjoy cooking, so I'd require a bit larger range and venthood. Oh my, that wall of cabinetry is just amazing! I could probably fit all of my kitchen appliances, gadgets, dinnerware, serveware, and linens in there. The entry is so nice with that drop zone. The living room is an absolutely gorgeous design. Love the built-in bookcases/entertainment center. I know this is a rendering, but I love all the furniture and artwork throughout the entire home. I will say that I don't love the matchy-matchy tables in the living room. I do prefer a more eclectic look. I'd use one of the end tables in the living room but find places for the other two. The only things lacking outside are a 2 car garage with storage space and a bigger porch out front and a patio out back and up the side where dining area is. A covered and enclosed breezeway from the patio to an imagined French door in the dining area, that would also connect to the imagined 2 car garage. Now that would make it grand!

I agree with the other commentators double sink underneath the window would be perfect. The storage for the bedrooms are good. The bathrooms are good to. A little too much book storage maybe half of it would be good for closed cabinet so you can put your extra China dishes, etc. Maybe a little bit of outdoor seating would’ve been great.

Perhaps if you switched the closet where the bathroom is you wouldn't be looking at a toilet from the bed position. Actually it would make the plumbing more efficient because you would have quite a bit of the plumbing on that wall. Very nice design. I've been looking for floor plans that aren't a center front door. Thank you
I have rarely seen a house plan that I do t want to tweak in some small (or sometimes not so small) way, but you, Sir, have designed a unicorn right here! This is utter PERFECTION as far as the layout goes! I too would centre the sink under the window, but I honestly would change nothing else - I even like your decor! Hubby and I could really enjoy our retirement here, with space in the public areas big enough for friends and family, and a guest room for any visitors. I absolutely love this one❣️❣️❣️

This is the perfect cottage. It would be absolutely the correct design for my husband and I , as we are in our 70's, ready to downsize, and would love to consider something like this for maybe our sons land he has next to the land where his home is already, and he is into construction himself. But the layout is really nice for us. Just the two of us. It really gives it all a little step up by having the layout as it is plus the fireplace and wall look of stone, and the book shelves was just right, as I am known to have too many books and love reading and so would be able to reach for any book needed without any problems at all!

This so charming and well designed. I would only make the kitchen sink a double sink and centred under the window, and I would add window seats under the bay window in the kitchen which would provide extra storage and a cozy nook vibe…as there are six chairs the dimensions look big enough that it would add charm and utility without making it feel cramped.

I really like this house, but...
The bathrooms need 5 ft Roman showers not tubs. A hot tub could be placed outside. Tubs are rarely used.
The kitchen counter needs a cabinet underneath with roll out shelves. There should also be a walk-in pantry.
The bedrooms all need to be a little larger. The reason is that when you walk into a room where bedside tables are too close to the doorway, you WILL often stub your toes or knock into them.
In the Master bedroom, make it large enough to have a sitting area...say a chair and ottoman, a table, a lamp, a bookcase for books and room to read.
