If they are not required to be aware and they are only concerned with registered documents, how then can individuals be protected from crooked Attorney’s?
How about posting list of precautions for sellers. I have had the misfortune of encountering buyers who are all out to swindle Sellers...it is because I spoke to a whole lot of advocate friends who gave me different scenarios how to Safeguard myself from land sharks

it's true iam a goan born and brought up in goa, left goa after studies came back for my sons college got to know that r property and land was handled by some crooks, all those involved were the lawyers panchayats and the buyer's trying to sell it off without r knowledge so these people can get buyer's in trouble then it's running from pillar to post and court case for the owners and the buyer it's not safe at all, the 1 and form 14 is changed on some third party's name who doesn't own the property that's how they r making people mad
How do we protect ourselves from land grabbing by govt depts claiming they need to acquire land and then they sit on it , for later sale , esp if it’s in a crz zone with settlement conversion.

Town and Country planning departments has come up with this portal to provide Technical clearance and completion order digitally. Also, municipal and panchayat system who provides construction and occupancy certificate are also integrated with the single window platform. The single window platform is named as Building Plan Approval Management System (BPAMS). You can visit bpams.goa.gov.in for more details.

The destruction of Goa is the huge developments of Multi storey apartment complexes with 1000 s of apartments. If you drive through Assagao you’ll see that it’s the Delhi wallah who has bought and restored the old homes and preserved our architectural heritage. If not for them it would be littered with some hideous apartment complexes like Mapusa and Duler and Panjim. Zoritor aamkam Goi vachong zai, tor amkaam borem bashin chinthun zai. Soglean bhailem log vait nu. Thodem borem hai. Aanink hean borem munis poi Goi yethan and ghor ghetean thean garbage segregation korta, zadha ghaltean, burgeank shikoitha, ramponkarak help korta annink khoob zaanak Kaam dithean.
After hearing all this I don't need any property in Goa I will stay in hotel during my visit and save my hard-earned money 😂😂😂😂
