    My husband and I bought a lot (in installment) via a developer last Oct 2021. To date, we've paid more than 50% of the TCP and we're thinking of applying a loan thru Pag-Ibig to pay for the rest of the balance and, if possible, for house construction (on the same lot) na rin.
    Was wondering though if I'll get approved since I had a cancelled card way back 2017. If it's my husband naman to apply, he doesn't have the necessary docs specifically mga proof of income (both of us are self-employed but our bank accounts and business is registered under my name). What are our chances of getting approved and what would you recommend? Thanks in advance! ❤

      Hi, you’ll need to resolve the issue with your card first. If there's anything you need to settle, settle it first as the banks will be able to see your credit score. Then you can try reaching out to your preferred bank and applying for a loan. They'll check your documents and assess then if you're eligible.

      Hi Paolo, it depends on your strategy. Example for one of our property we decided to get a 1 year fixed term because we have the intention of selling it but if you want to live in it a longer fixed rate is much better to protect you from interest rate fluctuation.

    Very informative video. I have a question - me and my husband are planning to loan for house construction and you mentioned that the loanable amount depends on the appraisal value of the property. So if the lot has an appraisal value of 300k then we need 2M for the house construction, isn't possible to loan at least 1.5M? So we just need 500k cashout na lang? Tia 😊

      Hi Gladz. Loanable amount will be based on appraised value of lot plus 80% of the bill of materials.

    Hi! For home construction loan -- would you know if Maybank offers an initial check at 0% for construction loans, similar to BDO? Other banks kase require you to shell out cash, construct a house with at least 30% completion first before providing the initial check.

    Pag-ibig is always the best choice.. pag nag loan ka sa banko at hindi ka naka bayad on time mababatak agad property mo.. si pag-ibig nmn once nadelayed ka pwede mo syang isettle later on. Yung banko walang ganon babatakin agad yan😅

      As long as your income can comfortably cover the monthly payments, lenders are generally open to approving multiple loans. Just be mindful of your debt-to-income ratio and ensure you’re not overextending yourself financially. Responsible borrowing is key :)

    Do we really have to disclose kay PAG-IBIG if we have a credit card?
    I have cc but currently I am not in good standing I am only paying the minimum payment each month.😢

      Banks/pagibig have database they can access to check your credit rating. They’ll be able to check it even if you don’t disclose

      Also if you’re paying the minimum then i think theres no problem. It will only be a problem if you have past due payments on your credit card

      Hi Katherine. As far as i know, pagibig doesn’t do loan take outs. Some banks do that but not pagibig. You may double check again with pagibig

    Is it possible to refinance my housing loan by transferring my existing bank housing loan to pag-ibig? Does it assure lower monthly amortization at pag-ibig than my existing loan amortization at the bank?

      Hi Omar. As far as I know, Pag-ibig doesn't do refinancing. But the ir policy may have changed already. You may check directly with Pag-ibig. Some banks do offer refinancing so you may also consider this option.

      Hi Carmel. You can’t get a loan for a property thats still mortgage. The seller will need to fully pay the balance, pull out title and then buyer can have it financed

    Thanks for the video. My wife and I have applied for a Pag Ibig Housing Loan; our desired loan amount is 3.8M. The Pag Ibig staff returned my wife's documents since she mentioned it does not need a co-borrower since my salary will suffice. Can we reapply my wife as co-borrower just in case the approved loan is lower than expected?

      Oo, maaaring makaapekto ang mababang credit score sa pag-apruba ng iyong Pag-IBIG housing loan, pero hindi ito awtomatikong dahilan ng denial. Narito ang mga bagay na dapat mong malaman:
      1. Pag-IBIG's Evaluation Process
      Tinitingnan ng Pag-IBIG ang iyong capacity to pay bilang pangunahing batayan para maaprubahan ang loan. Kasama rito ang iyong monthly income, employment stability, at debt-to-income ratio.
      Maaaring suriin din ang iyong credit history, pero hindi ito kasing bigat ng mga bangko.
      2. Delayed Credit Card Payments
      Kung ang iyong credit card ay may delayed payments o overdue balance, maaari itong maging red flag sa Pag-IBIG. Gayunpaman, kung maliit lang ang atraso at mayroon kang steady na income, may posibilidad pa rin na maaprubahan ang loan.

      Has the loan been released or not yet? It will depend on what stage you're at. If not yet released, perhaps you can still cancel it.

      Depends on your preference. Check also the interest rate which is lower. Personally I prefer bank financing since i have a relationship already with my preferred bank so approval is much faster.

    Question po: You mentioned pwede pa din tumaas ang loanable amount kung mag a add ng co borrower. For example, sa Pag ibig, so it means pwedeng mas mataas pa sa 80 percent ng appraised value ipa loan nila if mag add ng co maker? Because we're hoping mapaliit lang yung downpayment namim sa house & lot na kukunin nmin worth 5M.       Hi Reziel. You can increase your loanable amount if you increase your income. But its also subject to the appraised value of the property. Pagibig will let you loan 80% sa appraised value. You may request pagibig to have loanable amt increase to beyond 80% but this is subject to approval.

      Hello. You can get multiple loans as long as it can be supported by your income. Usually home loans are for building houses. You’ll have to check at the bank what kind of loan you’ll need to get for an apartment.

      Hi, you can get a construction loan. If legally married, you will need your spouse to sign all loan documents.

    I hope you can answer my question po. Is it true po ba na 90% ang approval rate ni bank and 60% lang sa Pag-ibig? Meaning if 10% lang equity mo sa developer, ma dissapproved ka sa Pag-ibig loan kasi up to 60% lang ang approval rate ni Pag-ibig, unlike sa bank na 90%.

      Hi Drew. As far as I know, Pag-ibig doesn’t do loan buy outs. So if you’re going to go for bank financing, you’ll need to continue with the bank. But you can double check this at pag-ibig to be sure.

      @@drew4871 Hi. Both are ok. Just check which has the lower interest rate. Their main difference is the term. BAnk -20years, pagibig maximum term is 30 years. So if you don't need a long term for your home loan since you're planning to pay it within 5 years, then go for whichever has the lower rate now.

    Pwede po ba kami mag apply ng house construction loan sa pag ibig o bank pag po un name ng title ng lot namin is kami po ng common law ko may anak po kmi at nagsasama ng 18 years. So sa title ng lot po sa name namin dalawa pero di po kmi kasam

      @@brokerabigailPH Oh that's good. Last I asked, Pag-ibig said they don't do loan take outs. But this was years ago. Perhaps they updated their policy. Best to check with Pag-ibig directly.

      Hi. No one is required to get a home loan at pagibig. However, there’s a maximum age of maturity for borrowers who wish to get a loan. Its 75 y/o for pagibig.

      Both are ok. Pagibig just has more requirements. Personally i prefer bank financing since i already have a relationship with my preferred bank so approval is faster.
