To date, we've paid more than 50% of the TCP and we're thinking of applying a loan thru Pag-Ibig to pay for the rest of the balance and, if possible, for house construction (on the same lot) na rin. Was wondering though if I'll get approved since I had a cancelled card way back 2017. If it's my husband naman to apply, he doesn't have the necessary docs specifically mga proof of income (both of us are self-employed but our bank accounts and business is registered under my name). Hi, you’ll need to resolve the issue with your card first. If there's anything you need to settle, settle it first as the banks will be able to see your credit score. Then you can try reaching out to your preferred bank and applying for a loan. They'll check your documents and assess then if you're eligible.
Hi Paolo, it depends on your strategy. Example for one of our property we decided to get a 1 year fixed term because we have the intention of selling it but if you want to live in it a longer fixed rate is much better to protect you from interest rate fluctuation.

Hi! For home construction loan -- would you know if Maybank offers an initial check at 0% for construction loans, similar to BDO? Other banks kase require you to shell out cash, construct a house with at least 30% completion first before providing the initial check.
Pag-ibig is always the best choice.. pag nag loan ka sa banko at hindi ka naka bayad on time mababatak agad property mo.. si pag-ibig nmn once nadelayed ka pwede mo syang isettle later on. Yung banko walang ganon babatakin agad yan😅

Hi Omar. As far as I know, Pag-ibig doesn't do refinancing. But the ir policy may have changed already. You may check directly with Pag-ibig. Some banks do offer refinancing so you may also consider this option.

Hi Carmel. You can’t get a loan for a property thats still mortgage. The seller will need to fully pay the balance, pull out title and then buyer can have it financed

Hi Reziel. You can increase your loanable amount if you increase your income. But its also subject to the appraised value of the property. Pagibig will let you loan 80% sa appraised value. You may request pagibig to have loanable amt increase to beyond 80% but this is subject to approval.

Hi Drew. As far as I know, Pag-ibig doesn’t do loan buy outs. So if you’re going to go for bank financing, you’ll need to continue with the bank. But you can double check this at pag-ibig to be sure.

Banks/pagibig have database they can access to check your credit rating. They’ll be able to check it even if you don’t disclose
Also if you’re paying the minimum then i think theres no problem. It will only be a problem if you have past due payments on your credit card

Has the loan been released or not yet? It will depend on what stage you're at. If not yet released, perhaps you can still cancel it.

Hi Jaxie. The property is a factor in home loan approval as it will be used for collateral.
They also provide home loans for acquisition of privately owned residential property such as condo, house or lot.

Both are ok. Pagibig just has more requirements. Personally i prefer bank financing since i already have a relationship with my preferred bank so approval is faster.
