  • There are a lot of changes happening in the Tennessee Real Estate Market. Inventory appears to be rising, home values have stopped increasing at record levels, and buyers have decided to stay home and wait it out. As many of you know there was a lawsuit that happened and because of that local Multiple Listing Services (MLS) are having to make some big changes. Here in Tennessee those changes are starting to take place.
    In today's video I am going to go over the first change that I have seen take place. It's important that you are aware of this so you know what questions to ask your agent when you get ready to buy a home in Tennessee. I belive that we are going to end up in the exact same place but will have to take a different route to get there. It's a little more complicated for home buyers and their agents but in the end I think it will be pretty much the same outcome.

      We will still be compensated but apparently they do now want there to be any advertisement of that on the MLS.

    The real estate game just got flipped on its head. Now, instead of listing the buyer agent's commission upfront, they've introduced this new "seller concessions" field. It's like a sneaky way for sellers to lure in buyers by offering to cover closing costs, repairs, and even the buyer's agent fees upfront! Crazy, right? Apparently, there was some legal beef about advertising commissions, so they had to switch it up. But hey, at least it keeps things interesting! Sellers can now get creative with their concession offers, making their listings more enticing. It's gonna be a whole new ballgame out there, and you gotta stay on your toes to navigate it all. But hey, that's just how the cookie crumbles in this wild world of real estate, am I right?

      I think change is good and everyone will learn to adapt. Hoping that in the end more people can buy homes and live happy lives.
