      House hacking can mean a bunch of stuff, but if you're thinking about buying a place and renting it out, then yeah, let's talk - rents are seriously nuts in this area.

    I appreciate this video. However you pointed out a lot of the pros being in Sacramento. I grew up in West Sacramento. I go back to visit family. It feels like the City has put a lot of paint on the barn yet not fixed the issues. The schools have low ratings so if people are looking for a good education for their children this would not be a good school district for them. Many industrial businesses moved out not because of West Sacramento, they move out because of California's taxes on corporations. They end up relocating to states where they get a better tax break. We used to have Del Monte and Tony's pizza.
    The City needs to fix up West Capitol Avenue. No one feels welcomed or wants to live in a city where the main street is a strip of cheap motels where prostitutes and drug dealers hang out.
    There are the convenience of Target, Nugget, Raley's, Walmart for grocery shopping. Also all of the plenty of restaurants for going out to eat. There is also cultural experience like the Van Gogh experience right now. There is the Barn. The River Cat Games. Also checking with the City for events. Yearly they have the Christmas Tree lighting. There are sports for kids to be involved with. There is the Recreation center next to the high school. The River Walk. Of course there are plenty of sidewalks to take a walk around neighborhoods. Sam Combs Park has a dog park. They have Community College Campus right by the Library.
    Centrally located by every freeway so no matter where you are heading you can access that highway more easily.

      Hello, @princessKrssiQT! I share the sentiment that West Sacramento has seen changes in its traditional neighborhoods, yet there's an exciting influx of development in new areas. While it's notable that many residents opt for charter schools, which affects funding for the public school system, I continue to appreciate the community spirit, convenient downtown access, and the overall affordability of the area

    One of the cons from my own experience is the gangs that are there and the gang violence that comes with it. I guess it just depends on which part you move to.

      Mello-Roos is a California special tax to fund new or additional community facilities like new schools, parks, fire services and more. Typically these tax’s last 20-30 years. Hope that helps
