OUCCHH!!!! It was that bad?!?! Damn, didn't know that. But am pretty sure it's a LED and hence, the brightness can be tuned down by adjusting the transformer's power output. Should be pretty straightforward.
Defects will be always there, for any projects. I think we all need to be realistic on this. How bad are the defects and more importantly, the time frame that the developer will take to fix the defects, that is the more important question, in my opinion. I now had a handful of properties, from various developers. All off it have defects.
Personally do not like the fact that the internal A/C ledge is so accessible via the corridor, usually will install a grill but if that's the only way to access it a grill might not be possible. Do agree that the wall in the living room is awkwardly placed. What MS lacks in their units they compensate well for facilities and common areas (maybe to appeal more to potential prospects since that's what usually catches the eye in a new development since units are almost homogenous, marketing strategy perhaps?) Really do like the games room and KTV, the ID did a very good job. I would say their common areas and facilities are on par with the likes of Exsim. About the Techno Gym, yes they are top-notch but still susceptible to wear and tear. Not sure if they do come with lifetime warranty, if not, are the buyers willing to fork up higher maintenance fees for better gym equipment? Give and take I suppose
The wall in the living room to be is the biggest mistake. Cuts of so much natural lighting into the unit. As for the internal AC ledge accessible via the corridor, actually, this is a big security threat. This is especially common among lower end flats and apartments, where break-in happens via the yard. These thieves and robbers are crazy enough to endanger their lives and climb take the risk climbing via the air well even though it's risky (not directly accessible, unlike the one shown in the unit I reviewed here). Yes, MS certainly compensating for it via the facilities. I guess it boils down to the personal lifestyle. My take is, youths and millennials are more attracted towards such facilities. Older generation or family with teen children, not so much. They would probably spend more time in the unit and utilize less of the facilities. As for the TechnoGym, warranty is only 2 years... >
@@JackChang27 Actually many ppl who attracted towards such facilities, end up they would use it for few times after they moved in, they prefer to stay in the unit all the time after the freshness is gone
@@jm0402 it's a generation thing, I believe. And also phase of life. Young couple, or if not married, probably will use the facilities. But once with kids or get older, then likely not. Just my 2 cents.
It's great that you don't have to deals with privacy invasive guards. Malaysia got insane amounts of "security" guards. Should replace all of them with CCTV systems and only max couple of guards to monitor and act only if someone roaming around sus.
Mainly only at the guard house, I would say. Those that are roaming around/scattered around the development is minimal. One at the facilities floor perhaps and one at the lobby for each of the respective blocks, that's all.
Well, as far as deliverables in concerned, they are OK. Nevertheless, I think I've gotten myself into their bad books as I was one of the owners that initiated legal action for LAD against them for one of the projects that I bought (non M-Vertica). Went all the way to Federal Court, but we won. :-)
Nice, nice. Did you get any yourself? Would be a good time to buy with the various incentives in place back then. Yeah, Kuchai Sentral is in my list, just waiting for time.
Well, to be fair, a lot of other new developments (+- a couple of years) within the same price range in this area, does not have sky facilities too. If it did have rooftop facilities, would have been a clear winner liao this project.
Yeah, The Legacy is on a different league. One of the best that I've reviewed so far in 2024. For this M Oscar, the stand out to me is the grand front facade and the open concept (being able to drop off without having to go through the guard house), the games room and also the karaoke room. The island and streams are also quite unique I feel.
This project piping system is laughable. Some got aircond piping, some don't. Kitchen piping even have outlets higher then inlets, so all owners need to spend few hundreds to reshuffle piping position. Think their engineers never study physics properly.😅 BTW, compare to other MS property, this consider more quality.
Kitchen piping, the outlets are high up due to the PVC pipe itself. That can easily be sawn to reduce the height, no? Ultimately, the outlet is on the floor, so it's perfectly fine. If the outlet is on the wall, then it will be a certain height. That is troublesome.
@JackChang27 Both on the wall. So far I didn't know of any owners not done the reshuffle of these pipes in order to get the sink water functioning as it should be. What type of design that allow water flow from down to up without mechanical help? Direct buyer from this developer be prepared to fork out money for these kind of stuffs.

Do you only review completed projects? Please make a video on The Vesta Setiawangsa.
Yes, so far, only completed projects. Or almost completed, but the actual site, pending VP.
Have you watched my video on The Valley @ Setiawangsa?
Very nice facilities nice and simple keep it up
TQ TQ! Appreciate your words of encouragement, as usual.
1:36 Le Yuan's residents actually filed formal complaints that the facade lights too bright caused those facing M Oscar cannot sleep

love the bathroom tiles colour combination
Classis, simple and clean.
Facilities - wow
inside unit - hmmm
Yeap, all in on the facilities but unit is rather disappointing, especially the small sliding door at the living room..
Bro after this review please mention what the brand lift using…☺️
Noted and will mention this in my Oct '24 videos onwards. Sometimes, if lift is too busy, and with other people inside, then won't mention.
Facilities nice design but hearsay the unit inside many defects.. some complaints at social media platforms

Build quality also, especially piping material. Lot of leakages issue after few years.

Hi Jack, any chance to review the newly VP Mira @ Shorea Park?
Project looks decent. Will look for a suitable contractor/real estate agent to collaborate to review the property.
