It seems like the natural ventilation for the refuse room actually faces inwards to the big internal void area... So seems like odour could be an issue as residents walk along the corridor towards/from the lift lobby if anyone disposes off anything with a strong stench that sits in/around the bin there through the night...
Yes, area in front of the main door for the particular layout that I reviewed, is part of the unit built-up. Not all layouts are like that ya. Only some of it. Pros and cons la to he honest. Pros is that you can put stuff that you don't really want outside of your indoor space and yet, keep it secured. Example, bicycle or even having an outdoor mini garden with potted plants. Cons is, it goes to your built-up area of course. Yay or nay?
My comment: 1. Selling price like you mentioned, too pricey, and the building specs are not matching accordingly. Leasehold? Then it is unable to justify with the selling price. Aurum residence is a freehold property and selling it lower than this. 3. Too close to highway and very noisy. 3. Serviced apartment and next to office suite. For own stay, i would prefer Aurum. 4. Layout totally losing out to Aurum.
Hearsay, they are in the midst of converting it to freehold. Not sure how true. Aurum has affordable housing component though, so that will impact it a little too. It is close to the highway indeed, but same goes to Aurum, no? Anyway, I always believe unless the windows is open, the noise will be negligible, especially units at the mid floor onwards.

All under same group but the material quality and unit finishing doesn’t match with the pricing.. door..lockset etc..paint job also lousy…unit layout also not practical.. for me i will never consider to purchase from this developer

Yeah, that Aster Residence is a good one. Truly enjoyed the property as a whole. Looking forward to Aurum residence myself too!

That air well is really huge though...like, giga size. My take is, due to the size, any bad odour (if any), will not make it's way to the walkway.
