- Simple, practical and functional. That's how I would sum up this lovely property. It's not a high-end condo, yet, is able to provide features such as a big, airy, air well with lots of natural lighting, at all levels including the lower floors. Inside the unit, you have 2' x 2' tiles, with dining and living side by side, enjoying a scenic view of the KL Sentral CBD. What I also really like, is the fact that certain facilities are built correctly from the get go. Case in point, the nursery and kindergarten is built on point, with sufficient rooms, a kitchen area and even toilets. Most developers that have a 'kindergarten' facility, usually end up as space that is left empty or converted to other uses.
You have a large multi-purpose hall which is inviting too, and that doubles up as the badminton court. And look at the futsal court, it's one that will surely be well utilized every evening by the residents.
Walking distance to a LRT station too, in under 5 minutes.
That's what I meant by simple, practical and functional.

The addition of upper and below panels for all windows opens up the room even more. Kitchen is a good size, nice canvas to build your dream kitchen.
Always a good thing to have more natural lighting into a room. Yes, very healthy size for the kitchen.

World class apartment
It's a very value for money purchase indeed. For this price, given the location and also the facilities, this is a steal.
I am very happy to live here because of its excellent location. Besides the conveniences mentioned in their video, I would like to highlight some nearby recreational spots:
1. Perdana Botanical Gardens (Lake Garden): It is within walking distance from Residensi Brickfields. My wife and I often walk there for exercise on Saturdays and Sundays, and then we head back to KL Sentral for breakfast. The entrance is located beside Muzium Negara.
2. Mid Valley Shopping Mall: We can also walk to the North Entrance of Mid Valley Shopping Mall from Residensi Brickfields. After dinner, my wife and I frequently stroll there to browse around. The path along the River of Life is well-lit, with two security personnel stationed there 24/7, making it very safe.
Thanks for sharing! Is it truly walking distance though? While MidValley sounds doable for the average person, Perdana Botanical Gardens is quite a stretch though and certainly not something the average person would do. Not to mention, there's no proper walkway for this.

It's a very good buy, super value for money. While facilities isn't outstanding, it is sufficient for a decent and pleasant lifestyle. Nothing fancy, but that's also good, so the maintenance fees is low. Location is the main highlight for this PR1MA development.

Yes, precisely! Location, price (per square feet) and layout (bright, airy...etc). Others are a bonus.
Good value for money project
Totally agreed. There are much more older projects, apartments/flat basically, which have no facilities at all, more than 20 years old and are about 15% cheaper.

It clearly reflects the effort and preparation you’ve put in before visiting any residential property. Hopefully, in the future, you could visit units in Block B and C and review any of the Type A, B, or C units. Keep up the excellent work! 😄😄😄

The amount of defects (as observed by number of stickers) seems scary, but this is is quite normal for any units. As long the developer fixes the issue in the required time, then thats fine
Yeap, agreed. As long as not major (which mostly are just minor and aesthetics) and if fixed within the time frame, perfectly acceptable indeed.
However, not many people understand this, unfortunately. Got defects, straight away make noise. 🫠
Thanks for review! Have a different opinion regarding such large air well layout for a high rise property - personally I would prefer to avoid such layout as it somehow easier to attract ppl to jump down from the high floor instead
Oh, that's an interesting view. I've heard of such cases but haven't read about any detailed statistics linking suicide in high rise to either the building type, height, social economic factor (of the area or tenants), air well...etc
Nevertheless, interesting take.
There's a flat in my hometown, Malacca that is well known for suicide cases. Throw that commit suicide aren't even staying there but go there to commit suicide simply because it's the highest public high rise building which has no 'security access controls' to the building. It is known as "9-storey at Jalan Bendahara" 😞
@@JackChang27seems that the 9 storey building is is quite well known for that reason😅. My hometown in Seremban has "14 floor". The town folks will know where that is..

Pros and cons, but in my opinion, the pros outweighs the cons. Much better heat exchange for sure. Hot air can easily go up when it's scorching hot and cold air can easily goes down when it rains. On that same note, better air ventilation so that it isn't stale the air. The cons will be, if it rains, walkway may get wet.
So, open certainly better than closed.
Do they have a balcony?
No balcony. Instead, they have big windows, as per my review.

Really depends on individual. For me, I'm familiar with the KL Sentral area and also Brickfields as I used to visit my client in this area many years back. I also stayed in PJ during my uni (UM) days and thereafter, in Old Klang Road area. Hence, would definitely go for Residensi Brickfields. The walking distance to the LRT Bangsar station is a huge plus point.

sinkhole happened at masjid india recently and it risen up concern about kl geological issue. can this effect on property market around kl, especially highrises?
Good question. Not at all, won't be impacted. This is because for high rise, there is deep pilling that is done that goes deep into the soil. Thereafter, you have layers of concrete that is poured in by layers to connect the pilling, so that the any force on top can be equally distributed. These deep pilling will make it close to impossible for the movement of soil beneath the ground, including those streams.
Hence, sinkholes really posed zero risk to high rise buildings. Biggest risk to high rise buildings will still be landslides, and earthquake.

Ample space...see if possible to pressure and tekan the government (developer) to add on or not. LOL
If can't (which is likely the result), then just need to rally all the owners to carry out their duties (pay maintenance fees) and along time, beautify the place and add on facilities. After all, space is there.
How much the rental for type A, B , C and D
Tough question as it varies, as with most properties. You'll probably be able to get a rough idea by searching online (for Residensi Brickfields). What I can share is that if you're an owner and you want a higher rate, you'll just need to make your unit unique. All my properties are rented out above market rate, it really isn't too hard.

Furnishing is one of it, but that being said, it means the furnishing itself is unique (rare). Example, Smart TV with Netflix subscription ready or Fibre Internet with mesh for whole home WiFi coverage? Many other things that can also be unique.

If follow the law, all PR1MA homes can't be rented out. It must be owner occupied.
Hence, regardless of race, Malay, Chinese, Indian or any other races, are NOT ALLOWED TO RENT. Only Residensi Wilayah project (previously known as RumaWIP) can be rented out.
Block A is the only block possibily deserve the qlassic score of 82. Block B and C doesn't . Bad workmanship, subpar fittings and lots of hazard points. 😑
Ouch, sad to hear that. Hope the developer can rectify the defects. There are always proper avenues to address this and if all else fails, there is always the Tribunal and worse case, ownself to fix followed by claim back from the retention sum.

Yeah, crazily big. There is really so much space. My advice is for the homeowners to carry out their duties, pay the maintenance fee as mandated, and over time, when there is sufficient funds, they can further enhance these spaces, either by doing landscaping or doing simple facilities (outdoor exercise equipment, reflexology path).

Given the price and project type (PR1MA, RumaWIP...etc), this is the norm. A lot other projects in this price range would give similar window panels also.
@@JackChang27in the early days PR1MA was good and rumawip was the opposite. However as time goes by, i find that the situation turned around. I visited a lot of rumawip project units, i'd say its much better quality than the pr1ma ones nowadays.
RumaWIP are all different private developers but with government incentive. Hence, the outcome varies quite significantly. From my observation, SkyAwani seems to be solid, and that's because the developer, SkyWorld themselves are a pretty good developer. Even for the private, free range condo, it's good stuff. That's what I observed la.
