    Regarding content, I think the balance between publishing adventurous videos and something educational like this video is definitely a worth of experimenting. Personally, I'm thinking about living in Greenland, so I'll definitely support such content.

    Great Video Alex. I just returned from visiting Nuuk and I am now back in the USA. I had a great experience. I loved being in the City which had a small town feel. The museums, public art and food made the trip worthwhile. For anyone anticipating a trip to Greenland, I would definitely start with Nuuk. It is so easy to use the public bus system to get to town. I remember seeing a video tour of your home--can you give a general idea as to where it is located? I would love to own real estate there!

    I think that your decision in this historical moment could be right as the cost of of money has increased a lot and mortages are really getting higher and higher, so that banks put us in a position to sell the house, because renting a house becomes almost cheaper than buying it with a mortgage. Terrible! However, perhaps you have made the right decision. Thanks for the nice video

    Hi Alex! As Air Greenland only hire people based in Greenland, I am considering applying to The University in Nuuk once I finish School here in the UK. Maybe a video about University education in Greenland could be a good video for your channel!

      They are hiring 1. Officers for the dash 8 at the moment but it is a condition that you speak a Scandinavian language

    Good luck Alex!
    I do not know the exact situation in Nuuk but in Spain, in Greece and Italy (markets that I have knowledge of), the prices have already topped and by September you could see small discounts in price, while the rental prices are rising.
    What are the demographics of Nuuk? Do you have a steady stream of immigration, do the residents have more than 2,1 kids per woman? If you plan long term (since you're only 30), you have to get this factor into account. Remember the property prices and rental prices oscilate to 1 /25, meaning the price of a house is the amount of 25 years of rent, so if one of the two factors do not correlate then something is about to rise or fall. For example if in a depression house prices fall, rents follow in a lagging manner of 3 to 5 years and vice versa.
    What are the residencial policies in Greenland? Could they nationalize your investment as a company? Could they cap the rents you charge? Could they add an extra tax or obligation to your business? In Spain they have been talking of putting a limit to the rent price (paralyzing 2billion worth of rental projects) while local communities have put restrictions with what you can do with your rental property.

      Nuuk has a steady net positive migration (2021 to 2022 we had a net migration of around 400), statistics shows a fertility of about 2,1 per woman so smack on your number, but as other countries it could be falling.
      Policies are pretty favorable and government havent capped rents (Denmark did this recently, only allowing for a maximum of 4% rent increase yearly). So at the moment its all good, which it should be as you are taking on huge risks being a landlord and signing all those obligations and loans.😅
      You have any properties for sale in Italy? I could be interested in one as a vacation property (which also would serve as a rental during times im not there), its not a huge priority right now, but I have thought the thought a few times too many.😅

      @@AlexAmasaOlsen I am glad things are so good, and you have thought of those factors! If things stay as they are, you're going to have a steady supply of clients for the next 3 decades, even if the birthrate falls next year.
      I took advantage of the post pandemic spike in prices and I am happily detangled of the real estate market since the specifics of the S. European market are becoming too complicated.
      I would advise you to hire an Italian lawyer even before looking at real estate in Italy. He'll help you smooth out the beaurocratic demands and help you avoid very nasty surprises. From your decision to buy, to actually owning the deeds, it will take you 6 to 24 months and if you play it safe your costs will be 20-25% of the price of whatever you bought. Think very well why you want what you want, and make sure you have spare cash for emergencies.

    Excellent video. Any thoughts on tapping into growing tourism sector in Nuuk with better accessibility to Greenland from North America. Looks like there will be direct flights from US to Nuuk. Have you thought about investing into a hotel/hostel project?

      I really hope for direct flights to USA from Nuuk.. Already a few new hotels has been built. But for me, im focusing more on long term rentals and hopefully cabins in the fjord.
      I just need to sell my current house to free up some capital😄

      @@AlexAmasaOlsen just curious who owns the land in Greenland? - i.e. remote land on a fjord like where your cabin is located. Can you buy land or is it family land passed down or do you lease it from the government?

    Good luck, but make sure you don't end up paying rent in your pension years. I have and regret not keeping up a home with a mortgage that would have been paid off years ago

      I think in my country the housing market has became an even more frenetic version of musical chairs and its getting worse and worse. Its almost to the point few people can buy anymore and millions more rent month to month at prices far higher than a comparable mortgage payment, which seems to be by design by the rental moguls.

    Watching the increasing temperatures and volumes of the outburst waters coming out from your fiords, and the SO2 emitters, crustal spreading in the North.....
    I think you might be VERY well advised to limit your exposure, as it were, in Greenland my friend.
    We are both engineers. Consider the heat of formation of water from OH-and H at Orange hot temperatures.
    57 Mega Joules per KG.
    And the drop of several thousand PSI of Aquifer pressure, from a ruptured pressure Dome, going on above one of the largest Magma superplumes on our planet.
    This is why it's been so steamy and warm in your area over Winter.

      Salud means "health" or "Your health".Saludos is greetings.
      "Saludos desde Grenlandia" might be what you meant.

    If you purchased your house for USD 350K, why do you want to sell it for less? Have the prices dropped? I remembered you saying it's worth 400k

      Prices havent dropped, but as im converting DKK to USD, the exchange rate does change the USD prices dramatically.. Especially at this moment when USD is getting more and more expensive for other currencies😄

    Wherever one is on Earth the best deal on a home is the one you've already got. It seems you are trying to burn the candle at both ends but with housing. You sold to rent again hoping to buy to rent back out to rent somewhere else so you can rent the new homes and flats you buy. If there really was a surefire way to sit back and make money while not working year in year out without fail civilization would grind to a halt as working wouldn't be worth the bother for anyone as why would anyone when they could do what you are trying to do here?

      @@AlexAmasaOlsen that's just about my point. In most nations you'd be chasing tenants around to make sure they kept current on the rent and repairing all the stuff they broke inside the rentals to the point you'd break even financially rather than profit

      @@AlexAmasaOlsen I know its a different experience but I spent 2 years looking at over 15 homes before I could buy this one I live in now. The other homes were bought up by some other party sight unseen for all cash with a higher amount than the asking price. Having scored a home (this one) I'd not want to go through that whole ordeal again. I'd imagine its a rough deal wherever in the world one buys a home, I'd hate to go through it all again. The thing to remember is you have to buy a home today with the totals from a house you bought several years ago.
