Its genuinely not that nice, cheap enough for what it is but view is definitely a massive draw back - I didn’t buy what the agent said at the end,,, because there are properties on the market with a view that a new project would not be able to obstruct either due to pre existing low rise or beach side

The reason that multi-millionaires want to live in Monaco is no income tax, and if one earns millions per annum that makes a big saving.

Though the whole tax system in Monico seems to revolve around property prices going up with its 33% tax on that. So more one for which TAX savings outway the property costs and that in itself, drives up property prices and demand. Just only so much land and eventually, those TAX laws could change and bite.
Without a view you can have that for literally half the price at somewhere else. So you just paying for the rocks.

Nice but in my area 23 million would get you more. If I spent that much on a home it better have ever thing I want and not be too big to clean and have a proper pool a woods, rock garden,vegetable garden, orchard, water of some type, off grid home. And just be wow with out being obnoxious or crazy.
