The house in the SE was a nice surprise. You definitely don’t think “ not in a flood zone” in this area of CC.
The second house did such a beautiful job with the kitchen remodel…wow!
I love the third home…it’s beautiful and $800K is a great value for a newer gulf access home. The low home insurance is impressive as well! For me, I need a newer home with an unobstructed water. Between the boat lift and pie shape property, this one isn’t the one for me due to the lack of water view. Some boater will be very lucky to scoop up this gorgeous home though!
I’m not sure I’ll be able to find my dream home with a beautiful view AND not in a flood zone, but perhaps I can find one that will at least have a lower home insurance😂 A metal roof isn’t a must have for me, but I will definitely be paying more attention to homes that have one👍🏻

Great! Definitely some great options in that price range. I was just out a couple days ago showing Gulf-access homes in the $500s. There’s even one or two out there that are brand new construction pool homes in the high $500s, but they’re farther away from open water so it takes longer to get out by boat. North port FL has a few homes not in a flood zone with gulf.access..

There's a total of 11 homes in my neighborhood without the need for flood insurance.
One just sold for 250,000.00 that's 2 doors down from me.
Its a smaller older home community and being off the river its brackish water. So dolphins, manatees, sharks, tarpon, snook, blue crabs, along with the normal mix of fresh water fish.are always in my baxkyard.
