Isn't ITH charging $2000+ for a Minisplit? Mr. Cool is a DIY type you can get for around $800. And the landlord should put in shelves in the kitchen and bathroom, a curtain over the water heater, also include a ladder to get in the loft for the rental price.
The view is the only good thing. its poorly designed and missing basic things like kitchen cabinets, bathroom sink, sliding door for bathroom, ladder so the loft area could be utilized for sleeping. For the price it should have those basic things imo

That space above the kitchen ( the loft) . Could you put a mattress/ futon mat up there? What's the weight limit? That would give you space for a living room . But storage for clothing looks like an issue. Even if you used the loft for clothing. Itd be a bitch getting your clothes daily.

$625 .per mo. sounds like a dream to me, I have a studio that's maybe 1.5 times that space and my rent is going up over $1500. month. Everything's going up except my salary. I'm going to have to move south away from family just to afford to get by. This is why I have been thinking of going tiny. No more landlords jacking up the rent whenever they like.
If you rent land you'll have to deal with the pricing going up for that. And even if you purchase land to set this on eventually you'll have to deal with property taxes going up. Unfortunately we'll never win when it comes to that. But at least with a tiny home all your utilities stay relatively small, and you can control the efficiency of the appliances that you bring into your home.

In our part of Texas, people are paying up to $850.00 just for a bedroom in someone's home. Coming from DFW area, that's a reasonable price. It really is our own perspectives. Yes fecal plume micro-spray travels at least 5 feet in every direction and some escapes even around a closed lid, which is why you should never keep your toothbrushes near the commode. No air exchanger present which can cause black mold to grow on ceilings, walls..toxic to breathe. Awkward layout plan since you would need a smaller than 32 inch tv placed basically in the corner on the wall behind the shower stall. Maybe okay for emergency shelter or someone who doesn’t mind living extremely tiny and never has guests. I would not want guests sitting on my bed in outdoor clothes if that makes sense.
For someone single who is on a very tight budget & needs a roof over their head. I would buy a spring rod and buy a curtain or fabric, hand sew a hem & slide through the rod, then put up in doorway to bathroom, for privacy. I would buy some plastic bins with lids to hold my folded clothing. In the summer I'd put the bin with winter clothes away in the loft area above. I would have Randy build her a ladder for her loft, then I would sleep up there. He would charge her but it wouldn't cost too much. You could put up another little spring rod with fabric across the spot where the water tank is. It would be fun to decorate & most men wouldn't even worry about it. That's living real cheap out in the country.❤

That's a great monthly rental price. Would be perfect for people waiting for the completion of Buffalo Creek, or waiting for their own tiny to be built. I'd move the closet next to the fridge and use the larger corner for a comfy chair with a small side table.

You could technically sleep up there I guess. But it’s not meant to be a sleeping loft because there is no window.
The cabinet that's going to be added looks lime good storage. Bins under the bed are good for folded clothes, too.
