Hey Justin. I’ve been finding your UA-cam videos and Udemy classes super helpful as I’m starting out in CRE. Great content! I wanted to provide one suggestion that I think would be of interest to your viewers. A lot of your content is focused on education and teaching theory, which is obviously very helpful. But I think it would be awesome to watch you actually analyze specific properties, close a deal, develop it, etc, and basically narrate what factors you are thinking about, what concerns you have, your investment thesis, your model, etc. Obviously this would require quite a bit of money, time and effort, but if you personally buy properties on the side anyway, it would be cool for us to be taken along for the ride. Thanks!
2:15 The most frustrating thing has been the rise in "UA-cam experts" who are pitching financial freedom through real estate when you couldn't lose in the last few years. They would have made millions just holding a property for 3 years. Your videos are been fantastic. Realistic and about true education of the subject matter. You aren't selling a pipe dream you are giving us reality. I live in the PNW and it is scary up here. I want to invest personally because I know this market better than other markets but with Cap Rates lower than Interest rates it is just too much risk. Cashflow is nearly impossible to find. Like you said. I'm seeing
I LOVE your videos and they’ve been Incredibly helpful. You just need to turn your volume up a bit. We have to turn our speakers up too much and then it smashes our ears when someone else’s video comes up. Keep up the great work.
