This is the knowledge I gained from this video, When buying an investment property ( commercial / residential ) buy on a long term fixed rate mortgage so if any inflation or recession wont affect your cashflow, buy with 10 years LTV 65% and the cash flow will be small but once paid after 10 years and rents increased it will even double because that loan will be paid and after that have 30 year fixed rate mortgage for higher cashflow ( correct if im wrong on this please) buy older buildings fix them up and make them rentable to goes for commercial and residentials, dont try timing the market, if you feel like you wouldn't pay this much for your portfolio rent / to buy don't expect someone else to pay as well

You've mentioned the higher replacement costs make investors buy an existing asset rather than build new one. Yet, in the later of this video, the example you suggested says the 2022 building would be more attractive than the older one if both have the similar rents. You also said that in these days with higher construction costs, the developer would charge higher rent for the new building and the example doesn't seem to match with the former content :) Could you elaborate a little more about the example?
