I hate it when the term "rent to own" is being used loosely by agents.It's very misleading .Another misleading tactic is to post out a low monthly payment as a come on which apparently turns out to be part of the downpayment payable in a few months, The balance payable in a few years will turn out to be much higher than the posted amount by the agent.Thanks for the video!

As a former bpo agent in a bank, I know how important it is to every US citizen paying their credits on time since it will affect to their future housing application. Sana maraming Pinoy pa ang ma-encourage natin magbayad ng utang on time especially sa banko thru your blogs. We should remember that even 1 day late is a factor to every scoring and might be reported to credit bureau as late.

I would have to agree, rent to own is not the right term. Very informative. Just like when buying a brand new car and opts out to pay it for 5 years, no car sales agent calling it as rent to own vehicle.

Yes you have good point but the thing is if you dont have savings for buying property rent to own is better than renting. Malaki man ang interest its fine kayo naman ang tumira kaya sulit parin. Masmahal pa minsan ang mag rent lang.
Right, although my point is, be discerning which rent-to-own is legit and the right one for them. There are still developers who use this term loosely just to attract buyers.

Some developer take 40percent of your monthly payment and 60percent is the only amount that is going to your dp!!

Sie baka po pwedeng ma discuss din yung sa mga DEVELOPERS fault. Madaming may problem na client sa ganyan (including me) false promises, like makakalipat after the downpayment, then hindi pala. Wala pang LTS durring the reservation what should the client do, in absence of HLURB assistance

I hope agents will stop using “rent to own” just to entice potential clients. How can they stoop so low for money? One time, I got curious on this so-called rent to own. I got pissed off after knowing that what they say isn’t true. I wasn’t scammed of my money but they wasted my time. Honesty for me is still the best policy.

All roads lead to terrible investments in the philippines. For some reason all foreigners will not experience good business in the philippines. These same tactics should be used against them when trying to gain citizenship in the states. Treat others the way you want to be treated.
Paano po sir yung mga taong never nagkaron ng credit cards. Malamang bad credit sila even though hindi naman sila nagkaron ng cc. I noticed that sa mga puti, na nag papa manual credit not sure kung same thing dito sa pinas.

Ang gusto kasi ng agent dyan yung makuha yung comision. Ang sasabihin lang nila yung murang downpayment o yung reservation… sakaling ok man, pagkatapos ng downpayment parang hindi rin sigurado na makapagapply ng bank financing. (Nareject kasi kami sa unang bangko na napili namin)

@@UA-camcreatures_Juliannafull payment na sir yung downpayment namin. Bale yung balance sa bank financing sana. Siguro may problema yung credentials namin nung mga panahon na yun. Kasi nasa overseas kami.

Yup problema kasi wla most people choice kasi yun lng ma afford na cash out at least wla ka na landlord na siraulo. Ok din kng 2k - 5k per month kng dalawa kayo magbabayad if you like to stay there just make a baloon payment after a couple of years when you can. Im in my 2nd “rent to own” sa 7 yrs to pay mga 20% ang interest ok na yun either benta ko nlg kng may pang cash ako na malaki sa detached na subdv para konti nlg momthly at mas malaki ang space or pa rental property ko nlg at least may other source of income ako sa huli

i think it's still fair if 1.6M yung house and yung overall na babayaran mo is around 4.2M in 25 years...kasi sa 4.2M na yan kasama na yung lupa, yung labor, yung water and electricity installment, yung solar panels (if meron), security, some papers, etc...tama ba understanding ko?
Hindi po. 14k a month po sya for 25years = 4.2million bukod pa po yung electricity and water.
Mali po. 4.2 Million excluded pa po other chargers.

Dapat napunuod kita sir dati. Namislead ako sa rent to own. Mag4 years na akong tapos sa equity,but up to date hindi pa rin tapos ang construction. Hindi pa tuloy maprocess kay pagibig. For this case, wala po bang magagawa si client kundi ewait na lang matapos ni developer?
