Was looking at this project about 2~ years ago before I ended up with another unit. Honestly, if it was in any other location and the density was a bit lower, I'd be pretty keen. Did a dry run of the traffic around 8-9am and 5-6pm when construction was in progress and it was... hmm.
I hope you have a good health can takes us so grand condo & very2 thanks your video & you are doing a marvellous job & great thanks to you. Take care..
Nice landscape, facilities, night decoration and also convenience of supermarket & some shops at downstair. Like Shawn said, this would enable the not established developer (JKG) to build its reputation
Grear review! Been there about two months ago thinking to buy block D. However the piling for phase 3 still not done yet which is my biggest dealbreaker. Just worried 2-3yrs later all tiles start to crack from the adtermath of the piling just one street away.
Thank you for the great review, Sean. Would you consider making a review for Dwitara Residences @ Surya PJ South? I will highly appreciate your insight on that project. :D
See, you visited when the weather was wet, if it was sunny and dry, you might see/feel the amount of dust from the continous construction prior to the whole project completion. What do you think?
Well it's a fact that there are several phases left for construction, so it's important for buyers to take note. Not only dust, noise and congestion take place too. Thanks for sharing!!
Was told by the salesperson back then in Phase 1 that Tan Chong industrial will be change to something else, but seems like not the case. 5-8 years down the road, hopefully they can cope with the maintenance fees and maintaining the landscaping.
Great review! As to my understanding, there seems to be new facilities with each phase. So what we've seen so far, isn't all there is, there will be much more facilities and stuff based on the plan.
For highrise it doesn't matter as much because they will be using piling to set on bedrocks most likely. It would be a bigger concern for landed houses.
Hi Sean. Thanks for sharing this review. Not sure if I missed it from the video, could you share more about your review on the workmanship? That’s the part I enjoy the most in all your videos. Thanks!
Sad to say, yes😢 Lower density projects' GDV not attractive to developers. But I think the era has a slightly larger landsize and less unit than M vertica. But still, pretty high dense
@@jamietan4754 i think developers just seeing how greedy they can be. if these super high density projects are rejected by msians, they’ll stop making them. the high interest environment gonna be a rude awakening for many ppl who think buy whatever property sure make money…
@@Tiffany-dw1yp its actually depends on how you define High Density, 450 units per block with 5 lifts supported each floor. For me, its much less dense than other high dense properties
@@shaun5587 RC residence is having 5000 units divided into 12 blocks, so it's approx. 400 to 500 units per block. Will you still feel that it is less dense too? 🙂
I was recently promoted with this project for phase 2. Got to say, i'm really impressed with the facility and treatment. However, it's still too early for me to purchase house and the project actually is quite far from my work place (using public transport) Still, would consider the phase 3
I live near ERA and have been a regular customer in their Supermarket below. Sadly, at the slow rate of business they get everyday...I wont be surprised if they close down in 2024 or 2025. Something drastic need to be done to revive the slow supermarket business. A Supermarket is the pillar in most Malls and Commercial buildings so it is essential that this supermarket is successful. If not....sigh...
I'm an owner here. It's been a year since this video and I see the grocery is kinda thriving. The retail also is getting more traction, with all the eateries and bank. We also have Aeon Wellness now. I say things are going great.
Gonna monitor the reviews about issues on the high density, upstair neighbour noise pollution & door slamming 🥴 Not to mention how the management will take care of the facility decks and overall maintenance. We’ve seen this happened to the beloved Cloudtree Residence in Cheras, wonder how this one is gonna fare
Sad to those who bought this for investment....there's just a lelong unit released for 503k recently. Current rental market i checked also macam x cover much for rm630psf installment...not to mention the maintenance fees
@@iherng yup. MRT3 will be in the underground while the KTM station on the surface. From the MRT website I noticed a transit station for Jln Kuching MRT. Once siap sure the property value naik kaw-kaw. Hehe

nice garden, nice pool, nice facilities, overall nice, relaxing. hopefully no snakes 🤭 (looks like they have lifts issue)

Yea. Those are the things beyond the jurisdiction of the developer but thanks for watching!!
from the outside the condo looks just like any other condo but didn't expect the inside to be quite nice with garden concept.
Right?? Exactly my experience when I went there.
When review Arunya KL North ?
Can make the review for pantai sentral park? feel interested in that township.
Could you do the review for Miranda hill north Kiara?
Saw in the google review that there’s resident stuck in the lift at least 4 times within 1.5 months?
Is it during the earlier period right after hand over? I'm not too sure too. Only residents would know.
The review was 2 months back, hopefully they resolved the issue

Yea if you include rooftop as well as some one the facilities deck. But the main ones are generally all there. Thanks for sharing Gabriel:)
upcoming MRT near here ? i thought it was close united point there . 🤣
Love this project, Era or solasta? facilities wise top notched....Is it walkable to MItec? seems need to cross the road which is dangerous..
of all the features, the one that sold me most was the lady playing the ukelele heh
Hahahaha!!
Are there perks to getting the second phase instead of the last phase? Is it somewhat cheaper?
Being right next to the river, any way to determine the structural integrity of the project?
For highrise it doesn't matter as much because they will be using piling to set on bedrocks most likely. It would be a bigger concern for landed houses.
Any issues with electricity, water, lift, or cleanliness?
would love to see hows the parking is like with such a high density. If they are using half ramp, people living in the lower units kesian
whats their maintenance fees + sinking fund ya ? did i miss out anything ?
Hi Rm0.35 +Rm0.035 yo
Thanks for sharing Ivan!!
How much maintenance fee plus sinking fund?
Only 2 block are done then must very noisy when building the other 2 block lo?
Yea, that’s something buyers must know before buying.

Because the facilities took very long.
