I think developers are acknowledging the fact that there are ppl who are frequent users of e-hailing hence they built the chill zone right beside the drop off main lobby area which is a good place to sit and wait for your grab driver to arrive. A plus point if you are trying to rent out your property to ppl that are not from KL and they don’t own their own vehicles.
If IJM & group can provide easy connectivity to KL metropolitan side, it will surely elevate the connectivity of the said property more. A walkway to the KTM commuter station is the the pipeline for all the phase 1, phase 2 & subsequently phase 3 of the Riana development there & this will be good for the said development.
Visited my relative unit here at 1.2k sqft, very spacious..feels like a different world from the surrounding lol. I was impressed by the landscape, your negative point on the motorcycle parking location is valid..as i thought it was weird too as the lobby itself is very nice. I dont mind staying here at all but i will use my bike to the office which will take less then 10mins vs maybe 45 mins by car haha
Interestingly according to the layout plan @ 5:38 the fridge was supposed to be next to the kitchen sink resting against the entrance wall not where the makeover guys team put it 😄But that would also mean the kitchen cabinet and top will be very very short 😅
It really depend if IJM want to build a ped bridge across the river and railway, they could have change their frontage drastically and boast directly connectivity to big landmark like KL Metropolis and its MRT station...but it is for the future higher class projects though, the developer didn't foresee a big project is just a river away.
Well definitely easier said than done. Why would the other side allow you to connect?? Who would bear the cost of construction and land acquisition? Then if really there's a bridge next to the project, it will definitely be jam packed since it's a shortcut over to dutamas area. Anyway, it would be exciting definitely. Thanks for watching 😁
Nice lobby and letter box area! Quite like the landscape treatments and the tile selection of the facility deck, it looks modern. The selling price is reasonable, but the immediate factory surrounding is a major draw back. The unit layout is not effective, and the window size is too small. Two rooms for 900sqft, how much you can ask for the rental, that is questionable.
2 sizable bedrooms better than 3 small bedrooms. But I agree, the windows are too small. Full width and height would change the whole outlook. Same with the living room, if the windows are full height it's as good as having a balcony. 3 lift + 1 service lift is it sufficient?

Many areas in CBD KL is super jam during the peak hours! The good news is that the said property is very nearby to connecting hi-way like jalan kuching & Duke, NKVE, so its bearable. As for food court, hopefully phase 3 next door will be the answer to that!

always looking at how developer build houses now, they put in so many fancy stuff, which you may not really need it. The high rise price of property are not justifiable really...., why not any developer build houses that gives only the basic needs for people. Example, swimming pool and gym, if utilization is low, then there is no reason to buy a house that have such facilities. Unfortunately, most developer will only build such houses with small sizes for government projects.
It's a requirement set by the government. Spaces such as playground, multi purpose room, kindergarten, surau and etc are imposed to developers. After building easily thousands of buildings they would know no one use, but it's a requirement so too bad. If they don't decorate, the narrative will then be "cheap" developer. If decorate too much, then become "waste money".

For basic amenities , like playground are fine, but too much fancy facilities aren't leaving us, the normal citizen much choices. Have been looking for dozens of projects, still trying my ass to decide which should be my first house.
